Plot near grave yard

I wanted some opinions from friends about the disadvantages of having a plot near or alongside graveyard. What are the real negatives ? thanks.

Main factor of avoiding such
location is due to illegal activities. Unfortunately people use such places for some chilla, durgs and other non-acceptable activities.

Secondly, it will be hard to re-sale or you'll get heavy loss in future if case you want to re-sale it. Nothing wrong in living there.

In a budget of 40~41 lac it is better to purchase 10 marla plot in DHA Phase-5 K/L block instead of Suigas-1 near graveyard.

Rightly Mentioned by progress, Street Crime is more close to Graveyard due to hideouts. Another problem is that if this area is not populated already then rate of Construct of Houses is very slow. See still houses are empty in Phase 1 near Graveyard and village. Plots are developed for 30+ years.

As "Well Wisher" said i have low budget around 4.5 mil so in this budget a compromised
location i have to accept. Will try to avoid graveyard but for how long !!!!!!!! :)

Anyway, i already checked phase-5, 10 marla plots. In my budget good location not available, DHA have seperated the 10 marla wing and personally i do not like it. Not interested in Phase-6 being out of ring road and phase 7-8 due to Bhatta chowk.

To my understanding Suigas 1 has declared it a graveyard but is still not operative yet. A rumour saying that it may be a future way to Wateen Chowk through Ph 5; DHA has also reserved the adjoing area as well.

Pakistan’s housing shortage stands at 7.57m units: WB

WASHINGON: The housing shortage in Pakistan stands at 7.57 million units as housing finance-to-GDP ratio in the country is below one percent compared with seven percent in India and 50-70 percent in the developed world, a report launched by the World Bank revealed.
The report titled “Expanding Housing Finance to the Undeserved in South Asia” was launched in the presence of State Bank of Pakistan governor Shahid Hafeez Kardar.
The report said that the unwieldy land administration, unprecedented rises in land prices and inadequate mortgage lender experience with lower income housing prevented the market from advancing in the provision of housing and housing finance solutions.
“Pakistan is facing unprecedented challenges of acute housing shortages, unhealthy living conditions and a non-existent or dilapidated infrastructure across the country,” it said.
Housing shortage stood at 4.33 million units in 1998. Factors responsible for this massive increase are population growth, year-on-year short supply and depletion of existing stocks, said the report.
There is demand for 0.7 million housing units every year owing to population growth, but only 0.3 million are built, leaving a shortfall of 0.4 million units.
The WB report also stated that only five percent of the population was provided housing loans. Banks do not provide loans to middle income or low income groups. For middle income group there is House Building Finance Corporation (HBFC), but there is no institution for the lowest income group with earning below Rs 6,000. It faces housing shortage of 1.5 million units.
The WB report pointed out that there were regulatory weaknesses creating continued uncertainty on property and housing finance transactions. An inefficient legal framework, fragmented ownership and titling procedures, ineffective land information system, inaccessible government land, high stamp duties and registration fees, a weak tax framework and ineffective land dispute mechanism dampen the willingness of banks to increase their mortgage portfolio, said the report.
In Karachi, 17 different agencies are responsible for land titling and registration, stamp duty and registration fees can go up to nine percent in some provinces and land registration is manual, non-transparent and cumbersome.
High economic growth coupled with rapid urbanisation and a rising middle class have created considerable demand for housing and housing finance in South Asia, said the report.
Around 30 million middle- and lower-class households in South Asiaówhich
accounts for 11 percent of the region’s populationóare willing to pay, but unable to have access to mortgages. In India alone, estimates of the housing shortage range from 20 million to 70 million. As much as half of this demand can be profitably serviced by the housing and housing finance markets, said the report.
One in every four people on the planet live in South Asia, and more than
14 percent of South Asians have no home, not counting a further 45 percent living in overcrowded units. The region’s future economic growth, social development, and employment are tied to providing housing and funding for home-ownership, the report noted.

The conference will provide a platform where elementary, high school, vocational, college, and university level educationists will meet and discuss educational path in

The conference aims at organizing the education community in Pakistan at national level to have a greater voice in shaping national procedures and policies with ultimate goal of improving standard and quality of education in Pakistan, increasing participation rate, especially of students from economically disadvantaged backgrounds at all levels of education, reviewing issues of quality in higher education and bringing reforms in mainstream madrassah education.
Main theme of the conference is Education in Pakistan: issues, challenges and reforms and its sub-themes are curriculum and Instruction; effective pedagogical strategies; assessment and evaluation; access and equity in education; teacher development; leadership in education; ICT in education; reforms in school education; quality of higher education; reforms in higher education; education policies; public private partnership; quality assurance and accreditation; gender issues, financing of education; impact of globalisation; reforms in madrassah education.
So far the IER faculty has received about 130 abstracts from national and international resource persons. After the blind peer review, 80 abstracts were accepted for oral and poster presentation.

As salamualaikum

In order to stop water seepage from the roof there are very expensive solutions available in the market. But the most workable and cheapest solution is as follows :

1. Contents : Water = 1 Bucket, Calcium rock = 1 KG, Local Soap cake = 250 gms

2. Mix the soap cake in water and leave it for some time

3. Add Calcium rock in the water. You'll see the temperature to the water will rise with a noise.

4. Dissolve calcium, water and soap thoroghly

5. Spread it over the roof from top with brush as paint.

6. Increase the quantities of soap and calcium depending upon the quantity of seepage

Dear Faisal,

One kanal ranged from 1 - 1.5 caror a few months back. I believe the
prices have moved up slightly and I am not aware of the most current rates.

I live overseas however a friend of mine told me that a few days ago he witnessed hundreds of CDA/contractor workers completing the development work. There were also around ten homes being built before EID. You should see a few more now.

The D-12 area is going to comparable if not better than F11-F10. One kanal plot in those areas range from 2.5 - 2 caror. Do your math and you can imagine that you have an opportunity to almost double your money within 3-5 years.

Many other brothers on this site will tell you that you can buy seven plots in the same price in other Pindi/Islamabad schemes. However none of them can deliver a location like of D-12. In realestate any good investor will tell you that it is location, location and location. D-12 has that; no other scheme can no matter how they advertise.

I do want to disclose that I myself am an owner in this area. Therefore do your own analysis. This is my personal opinion for what it's worth

I agree with brother Nasir analysis of
location rankings though there are good and bad plots in any area. I myself own in D-12/2. Please look at the sector map and visit the location and decide for yourself.

Also I meant the prices of one kanal plots in F-10 & F-11 range from 2.5 to 3 caror today. I strongly believe that D-12 will be a much better location than those two sectors due to close proximity to Margala Hills, being a brand new sector and accessible to main Islamabad within a few minutes. It is also the ONLY CDA sector with it's own grid station. All utilities are installed underground, which is why some of the so called experts on this site, think nothing is installed yet :-) Based on my resource 95% or more work is completed already and the rest will be done by Dec. The only work that will be done in a couple of years will be is to recarpet the roads; which is typical of new areas and home constructions do ruin the roads and developers hold the final touch in a few years.

All, PLEASE DO NOT COMPARE THIS TO E-11 anymore. E-11 is also a good area, but D-12 is totally different being a proper CDA sector and being more structured with green areas, wider roads etc. Prices of E-12 have matured where as D-12 has more room to grow. Today one can buy same size plot in E-11 or D-12 for the same price. Tomorrow (near future), there will be no comparison

The bitter reality is that the state (CDA) itself has devalued the importance of D-12 sector. No doubt D-12 sector is a supreme
location, but developers/cda have taken a u-tern, taking land price surge to the level of normality, which is in fact not a bad idea either. Their intentions, if these are, not bad, but investors who have invested in this sector will pay the price and those who were expecting high profit will be disappointed, badly. Inefficient and poor CDA is not good for the health of Islamabad.

If you want to invest in Property then go for on ground things, Don't trust the promises that this will be developed soon, this way will open soon or Gas will come in few months. I have invested in about 5 properties in last 3.5 years and the price of Plot which was fully developed and was among houses almost doubled and all other "big names" are almost at the same price where they were. But Thx God I did not lose in any.
2nd advice is if you are buying for investment purpose, go for good locations, like wide roads Corner etc, These properties even if buy expensive pay back and are sold much earlier than average plots.

now is not the time to invest. there are no positive variables on the horizon that would drive up
prices, but there are many uncertainties. since you are an expat, you're biggest loss would be in rupee deval, which is expected to be high next year.

i was an expat for 10 years and know just how hard it is to save abroad. i am back in lahore for the last 2 years and know the market pretty well. there is much more downside than upside right now. my sincere advice is wait 6 months at least, let some certainty or confidence return. enter when things look a bit positive, not when prices are falling or static since long.

if you feel you must invest, then phase 6 dha is my suggestion. the price, location, infrastructure and name tag all allow for serious appreciation in the next 3-5 years.

I owned a plot in DHA-7, block Z facing golf course. With the recent changes in Z Block, these plot have been shifted above. How DHA will deal this. I bought this plot hoping to be on 150 feet wide road and facing Golf Course. Can anybody tell me what I should do and has DHA announced anything in this regards.

I don't understand why people r so crazy about DHA. All DHA is not attractive place, ofcourse, there are some areas in DHA very attractive but very expensive too. Anyway, so many societies are merging into DHA that should not mean that with just merging into DHA will make the place very attractive. There r so many other societies much more attractive.

Please look at the documents you signed when purchasing the plot. Is there any clause there that allows DHA to shift the
location of the plot in contract? If there is then you should accept it as policy as DHA reserved the right to shift the plot. If there isn'st such a clause in contract then in my opinion take legal action, write to CJ, DHA chief, etc.

I also own a plot in Z Block... 150 ft road , corner plot.. i was also pretty worried about how they will work out the new numberings, locations etc. I went to the DHA office several times and have been assured that a new number will be assigned , but the location will remain the same... so you dont have to worry.. your premium plot wont get shifted to some dead end place.
