Market Direction ? An email answer about DHA 6 that may help
Dear CMY,
I am interested in buying a one kanal plot in DHA phase 6 for immediate house construction.
Can you answer my following queries please :
a) are the
prices going up in Phase 6 ? ...... ( keep in mind the latest flood/economic situation.) like any buyer, I want to buy when the price is at the lowest.
b) are sectors A or B good ? can you suggest better sectors. (my range is 55-60 lacs) and I would like to have one in secs A or B.
c) If I get a plot through you how much is the commission and how long would it take to complete the process ? plus what extra I have to pay for fee etc. to DHA.
An early response would be highly appreciated.

A) Yes prices are going up in DHA 6 7 slowly even after the floods. Only DHA 9 prices went down. Every buyer prefer to buy at lowest price but there in no way to make 100% correct judgement what is the lowest point. Buy when you have money in Pakistani bank ready for pay order. And sell when you need money within one month time. Trying to catch the perfect entry exit point is not possible with this very small property market. A buyer could drive the plot prices up two lacs in two days buy asking too many dealers he want to buy a plot or A seller could drive the price two lacs down if he tells more than two dealers he intend to sell a plot within a very short time. With very few buyers or sellers in current market makes it impossible to see the property market direction clearly.
B) B H J are the best blocks of DHA 6 but you will not be able to get a normal plot in these blocks under 69 lacs. You may fine a facing commercial or facing overhead tank plot at lower prices but I would not buy those bad
location for my valued clients until they are fully aware of these negatives.
C) I am sorry in your budget good livable location plots are available only in L C F E N D blocks of DHA 6 and I would prefer C or D and perhaps L too.
D) We charge you only 1% commission to provide you most choices best prices and for honest advice and deals. This commission rate is fixed and any one offering lower rate than this 1% is sure going to cheat you some where in the deal to make a lot more than 1% for him like margin in deal etc that we dont like to do that. Halal 1% commission is good enough for me and we work hard to earn this 1% to give you best deals and service.
Transfer fee is Rs 154000 for DHA 6 and if needed we can complete a deal in less than 24 hours from start of deal to transfer in DHA office.
