Lay out Plan

Dear Friends, AA,
I am using small blue printer to make the first draft of my home of 50 * 90 in Defence Islamabad, good tool to be used before you can go to your architect.

http://www.smallblueprinter.com/floorplan/floorplan.html

Please suggest any good suggestion. This is the ground floor. Same will be in basement except the Srv quarter and an additional bed room. 5 in total.
Rgds,

isloo replied on Wednesday, July 7, 2010 07:53 AM PST

Dear MK, Following are my suggestions..

Adjacent walls for Kitchen and Dining, with a serving window inbetween...
Its good to design a room as they do in hotels,,,On entry, washroom on side,,its easier for cleaning, maintenance and looks nice,,Then comes the room bed and then the window, One corner can have chair/table...,

Drawing and Dining are over dimensioned, a circular table takes lot lesser space so that space can be saved..
A curved wall for drawing dining between store and kitchen will give effect of spaciousness....

abubaba replied on Wednesday, July 7, 2010 10:21 AM PST

1. layout: i would have taken the lounge to the rear being a very private place.
2. drawing is sparingly used for formal guests, may like to reduce the size.
3. Combine dressing with bath. Increase wardrobe space. it is hard to accomodate clothes of two persons in one ward robe. walking clossettes may be considered for the Master bed.you have given too much space for the common /living areas. And when you came to bath+dressing you were left with no options.

Abdul Salam replied on Wednesday, July 7, 2010 11:59 AM PST

A good plan waisting no space. Following may be considered:-
Drawing can be shortened.
More wardrobe in Beds.
You can add another window in each bed to have good circulation.
May leave some mre space on entrance to avoid guest getting into
lounge directly.

shahid replied on Wednesday, July 7, 2010 01:33 PM PST

i love the lawn size. where arre stairs to go on first floor?

Pardesi, Jeddah replied on Wednesday, July 7, 2010 02:32 PM PST

Plan your layout as per your requirements & taste; also these days many new designs are available to incorporate privacy & convenience.

I am using MS Visio for the same purpose & found it more flexible to design layouts.

MK replied on Wednesday, July 7, 2010 03:20 PM PST

AA, Thanks for all for really good suggestions about dimensioning, just changed it minor and i am set to go.

Advisor replied on Wednesday, July 7, 2010 04:34 PM PST

A house map doesn't work unless you go into minute details. That is to say Plan Space for laundry, pantery with kitchen, placement of refrigator, electric points for better illumination, inbulit designed dressing table in changing room, curve for wall unit flat TV in lounge, place to install split unit AC in and outdoor. Water pipes should be kept out side the wall as much as possible. All wiring internet/cable telephone/intercom/UPS must be planned.
Missing all that leaves with modification latter on or placing appliances/furniture in odd positions. Also must see a furnished room of the size you have planned.
Remeber a small curve/cutting/desighning of walls not only makes a house funcional but also asthetically appealing.

ASK replied on Wednesday, July 7, 2010 07:42 PM PST

Dear Adviser and others,

These are all extremely valuable suggestions for someone who wants to make a house.

Can people please share some contacts of good Architects in Lahore, who can help you to include all these small details in the house plan.

Thanks

Mian Nadeem replied on Thursday, July 8, 2010 12:49 AM PST

Sir,
In addition to valued readers comments recent trend is seperate Drawing and Dinning.Lay out plan is good but stairs are not shown.
May have provision of laundry.

msalmany replied on Thursday, July 8, 2010 12:46 PM PST

just curious... where is the washroom for guests?

Salman replied on Thursday, July 8, 2010 02:53 PM PST

- Bedrooms are just too big. 12x14 is sizeable enough.

- With 9x6 or 8x6(instead of 9x5) washrooms you can have a tub inside. One side must be six foot.

- Rectangular rooms (living, drawing/dining) look bigger (26x14; 30x15)

- Use of glass walls between drawing/dining & Lounge increases visual space and hence makes the house look even bigger.

- In 50x90, i have seen designs where there is a separate dining room instead of a combined drawing/dining, 3 bedrooms on the ground floor, lawn almost as big as yours and a porch for 4 sedans and a swimming pool as well. How? every inch of space has to be well thought through :)

- But it is important to share your objectives with the architect.

fuad faheem replied on Saturday, July 10, 2010 10:45 PM PST

Fuad
there is some error in your measurement calculations.Decrease every measurement @ 09 inches per wall.

Dear all,

I was working abroad in 2008 and asked one of my friend where to invest Rs. 3 Million because I do not want interest. So he said that he already invested in PPFL mutual fund and getting good dividends every year, so suggested me also to invest there. I purchased 300,000 shares @ Rs.10.

On his advice I invested but could not get any dividend in , I asked my friend why not dividend to me while you are getting. He replied that this year due to weak economic position no dividend is given. Now he left to USA.
Can any one now tell me if they are giving any dividend this year or not and when they will make announcement and pay, if any. I could not find any detail from their website so will appreciate if reply is given by the concerned persons.
Thanks and regards

do not worry man, this is a safe investment with a strong group. u will get dividends.

Amjad replied on Thursday, July 8, 2010 02:29 AM PST

Thanks Mr. Hamza for your hope, but Mr. Malik said that they are 9% down which means they will not give dividends this year as well.
I know that it is strong group that is why I invested 3 Mio there instead to put money into Bank and get every month return. I still feel it better than banks provided some dividends even 7-8% is given each year. Anyway can you please find out if they will give anything dividend this year. In the website nothing is mentioned.
Thanks and regards

hamza replied on Thursday, July 8, 2010 07:37 PM PST

sa the stocks go up, u can sell your shares at a better price and is not at all haraam. once u sell your shares, u can buy other stocks with better yields. just wait for a better price of your shares that i think u will get in near future. good luck

TI asks DHA to be transparent

ISLAMABAD: The Transparency International (TI) has asked the Defence Housing Authority (DHA) to justify the delay in allotment of plots in DHA Islamabad Phase-II Extension, and also to implement the Public Procurement Rules, 2004, which the DHA is bound to implement.

Syed Adil Gilani, Transparency International Pakistan (TIP) chairman, has asked the DHA that there were complaints that allottees were not being allotted plots in the DHA Phase-II Extension in violation of the PPRA rules; therefore, the DHA must clarify its position as according to a recent Supreme Court judgment, implementation of PPRA rules was mandatory for every department.

A letter written by TIP to the DHA Islamabad says around five years back, in Feb/March 2005, files of DHAI Phase-2-Ext were sold to the general public through a marketing agency ‘JIN’ in the lump sum price range of Rs 3.600 million to Rs 4.100 million per 500 sq ft plot. This adopted strategy was first time ‘experienced’ by any DHA in the history of Pakistan, and a margin of around Rs 400,000-600,000 per plot was fetched. Very after this sale, an ‘Overseas Sector’ was advertised/sold at the foreign exchange price equivalent to Rs 4.200 million, even in instalments. After it, plots to servicemen were sold, and then Commoners Town was merged in DHA1. Now another process of awarding highly discounted plots to the favourites is underway. All this process has severely affected the market price of the general public plots/files, on top of the general real estate slump experienced in the country. It seems that the planners got involved in ‘inside-trading’ and minted money to the tune of crores in just one go.

The DHAI has even forced the allottees of Phase-2/Ext to start depositing the development charges without knowing the physical location of their plots. By this time, DHAI has collected three such instalments. The DHAI has further added the time dependent price escalation in the development charges without any fault of delay on part of allottees; besides the fact that DHAI has earned millions and billions in terms of interest/profit in last around five years on investing the land price fetched against files of DHA Ph-2/Ext.

It is highly regrettable that even now all announced developments in the Phase-2/Ext pertain to Overseas Sector or Servicemen phases or built houses, and nobody seems to bother about the general public’s already highly discounted investment. Not even ‘part-plan’ of the phase, which was scheduled in December ‘2005, has been announced on one pretext or the other despite repeated promises.

The DHAI has made 8th unfulfilled promise of releasing the location map so far. No satisfactory reasons for adopting this strategy and putting on the backburner the general public’s hope for plots has ever been cared to be forwarded to the poor civilians, which is highly discriminating. The only answer is, ‘This is DHAI’s policy’. Kindly examine the allegations, and if they are correct, address the issues raised therein so that public may get justice. Following PPRA Ordinance Articles are quoted again for the DHAI information as award of Contract of Marketing Agency to M/s JIN Associates should be under the PPRA Rules.

In view of the above quoted statuary requirements, all DHAs are authorities established under federal law by the federal government, and all board members of DHA Islamabad, Lahore and Karachi are holder of public office, and, accountable under laws of Pakistan, and PPRA Ordinance 2002 is applicable on all DHAs.

The TI Pakistan is striving to have Rule of Law in Pakistan, and expects DHA Islamabad, a statuary body under the Ministry of Defence, formed under DHA Islamabad Ordinance 2009, on which it has been made mandatory to follow government rules while awarding contracts.

Luckylaeeq replied on Monday, July 12, 2010 07:41 AM PST

Nice to see ... atleast there is someone who can take action of what DHA is doing ....

After 6 years they re-designed the whole map dhai phase 2 extension .. and for no reason increased development charges for Sectore below tha P ....

Faisal replied on Thursday, September 2, 2010 05:27 PM PST
