Commerical plaza at DHAI Phase 2 Rawalpindi

Dear brothers,
AOA

You are requested to kindly advise me if it is a good idea to build a commercial plaza on 4 marla at DHAI Phase 2 main boluevard for rental/sale.If this location has no good potential, kindly recomend another one with cost of plot. How is E 11?

I am told that 4 marla plot plaza including cost of land would cost around 1.5 Crore and its sale can give a profit of 4 to 5 milion?

The experts views will be very much appreciated and shall be of great value for me as well so many other silent readers.

Construction services in Bahria Town Lahore

We provide quality construction services at Bahria Town Lahore on turn key basis which starts at 1,000 per sft for a ground level plot.Already have three projects in sector B underway. Detail specification of construction is given below.
Foundations:
Excavation 2’ deep from natural ground level
Antitermite spray in excavated trenches
Brick ballast 6” thick in footings
Using (1: 6) cement mortar in brickwork with first class bricks in foundations
Using (1:2:4) cement sand crush (Margalla) ratio in DPC 1.5” thick 5’ above road level
Earth filling with kasoo
First class bricks will be used in foundation.

Super Structure:
Using (1:6) mortar in brickwork of 9” thick walls, and (1:4) in 4.5” thick walls
Ceiling height 10’ from floor level
Using (1:2:4) cement sand crush ratio in lintels and beams
Door frames of steel 16 SWG
RB slab 6” thick with (1:2:4) cement sand and crush ratio on first floor and second floor
PVC conduits of “Popular” brand
First class bricks will be used in super structure.

Plaster:
Wall plaster using (1:4) cement sand ratio inside the premises
Ceiling plaster using (1:3) cement sand

Windows:
Windows of aluminum section 1.2 mm with safety grill
Light green glass (Indonesia) of 5mm will be used in windows
Sizes of windows will be as per drawing ( Annex.C)

Floors:
Marble (China Varoona) 12”X12” with chemical polish in entrance lobby & TV lounge. 12”X12” mat tiles in kitchen. Marble sunny grey 12”X12” with chemical polish in bed rooms.
Thickness of both marbles will be ½”

Stairs:
Steel spiral stair or concrete stairs with Silky Black marble and wooden safety railing on it.

Bath Rooms:
Plain glazed tiles of Master upto 6’ height plus border tile on all four sides.
Western WC in one bath room and Eastern in other bath room up to Rs .
Wash basin in each bath room up to Rs .
Bath set of Prima up to Rs
Bath accessory set of 6 pieces in each bath room up to Rs .
Looking mirror glass in both bath rooms.

Roof Treatment:
Two coats of bitumen emulsion, layers of polethene sheet, 4” thick soil filling and 1.5” thick grouted brick tiles on top roof with (1:3) cement sand ratio.

Parapet Wall :
Parapet Wall of 4.5”duly plasted from outside of 3’ height.
Steel grill on the front parapet wall.

Doors:
All doors of malysian designed ply up to Rs 120 per sft except main door.
Main door up to Rs 500 per sft will be of wood (deodar)
Door lock up to Rs 500.00
Main door lock upto Rs 1500.00
Sizes of all doors will be as per drawing ( Annex.C)

Kitchen:
Marble (China Varoona) on kitchen counter
Steel sink single bowl upto Rs 2,200 and water mixture upto Rs 1,500.

Ward Robe And Kitchen Cabinets:
Win board ward robe uptill 7’ height with lamination sheet cover in each bed room
Complete kitchen cabinets “base unit and wall unit” with win board and lamination sheet
Wooden hood over the gas oven.

Front Elevation:
“Mud Based” Graphiato on front

Electrification:
Cable “GM” brand
Switch sockets & switch board sheet etc. “PPI / Shavel”
Conduits “ Popular” brand
Earth system with 3 phase wiring
Speical AC power plugs in bed rooms, drawing & TV longe.
Glass distribution board with circuit breakers of terasaki

Sanitary and Plumbing:
Using GI pipe of IIL-M
Specials of China
Using PVC pipe up to 4” dia for internal sewerage
Rain water pipe of PVC
Using 6”dia RCC pipe for main sewer.

Paint and Polish:
All steel work painted with enamel paint in colour of clients choice
All woodwork spirit polish
Commercial distemper after applying sand paper inside house only
Simple tube light and bulbs

Payment plan

For foundations 15%
For brick work uptill roof height 18%
For slab pouring 12%
For grey structure completion 20%
For flooring,bath tiles,kitchen,stairs etc 20%
For wood work,doors,windows,paint & final handing over 15%

We will also provide full support in map finalization, approval from Bahria,TMA & obtaining utility connections from Bahria if client desires so.

Yes Rs 1000 per sft 100% as per above specifications for a ground level plot.Saeed Sb this is quite possible and we already have three projects in Bahria town under way on this rate & one is very near to completion.

Instead of having huge profit margins we are happy with reasonable one with emphasis on building goodwill for long term footings.

Boundry wall and main gate are not covered in this rate they are charged saperately as these are not part of covered area. We usually agree lumpsum amount of these before srart of contract for example one of my client is paying me Rs 95,000 for this additional services on 05 marla plot.

Shades over windows are complimentary and donot counted towards covered areas normally.

another money changer with the name of ZARCOO shut down in pakistan............

i hope so that this time,this shut down will not be politicial or commission based shut down as was in the case of kanane and kalia...which gave us a lot of loss becuase K and K were having very wide net work and they were having branches every where along with very swift and balanced net work..their exchange rates were alos fair ....

but

any ways we all know that how much is corruption level in pakistan ...so just to capture some one by saying that he was corrupt with out seeing in ourself DOES MATTER a lot ..

CMY one request is pls make new and old maps alphabetic. Old maps are also very helpful as their sizes were small and easyly dowloadable, New maps have good resolution but take too much time. 2nd thing is when we go for maps there is no need of Thumb nails and this make s Page content very big and difficult to download. Only links for names with size in Kb are enough.
Pls also supplement if Possible maps these old societies

What is the difference between "DHA Phase 7 Allocation File" and "DHA Phase 7 Plot".

Where these files shall be located??

I want to buy a DHA Phase 7 Plot to build my house in 2 years. What do you recommend for me.

Dear friend Umar sahib where word DHA file is used It means plot location is not know yet and development charges are not included in price. Where word plot is used it means plot location is know and development charges are included in file.

They could be located in any block but if you ask me for my feeling "I THINK" new DHA phase 7 files are most likely to be located in the under development area under T U and X blocks. This new under development area will have about 3000 new plots added in DHA Lahore to make it about 17000 plots in DHA Lahore phase 7.
I think you should aviod DHA 7 allocation file and buy an on ground developed area plot in DHA 7 for about 28 to 30 lacs. Please not plots are now available in DHA 7 W block as low as 31.50 lacs.
