Tariq Gardens Lahore is a new development in the area and have all the facilities for living. Although it is a small society and residents can easily enjoy the facilities of the adjacent societies like Wapda Town and Valancia Town.

But I will recommend Valancia Town as compare to Wapda Town and Tariq Gardens. Valancia Town Main Access will be open soon, which was pending from last many years. Valancia Town did not has direct access from main road, the only direct access of Valancia Town was from Defence Road.

Residents of Valancia Town were using Wadpda Town access and other Societies like NFC Phase 1 access for Valancia Town. 150 wide road is now under development which will give direct access to Valancia Town and also Tariq Gardens. This will also give access to Wapda Town K3 and K2 Blocks. It will be the last road which not developed yet and was part of LDA Structure Plan of the area and was pending from many years.

Apparently the real estate is heading towards further depression. 25x50 (5 marla exact)

30x60

keep in mind that mostly 30x60 size houses (double story) are over 1 crore to 1.35 crore rupee

good location of g-11, 5 marla is g-11/1 near markaz and g-11/2.

5 marla is under 1 crore mostly 5 to 8 year old in g-11.

in i-10 mostly 5 marla 5 year old are under 75 lac. some locations are very bad due to price is low for a same size house.

As salam u alaikum
Our neighbours are making troubles for us for the last so many years. Their house is constructed on nearly 10 ft above our ground level and therefore their severage water continously comes in our home through the separation wall.

We have requested them so many times and they did some repair work in their home but nothing happened.

You can imagine how painful it is to have their water from the servage line in our home where our children play.

Should we contact any Lawyer, or should we file any case against them?

What are the chances of winning the case?

Any good Lawyer who is expert in dealing with such cases in the Rawalpindi?

I am not a layer and don’t have any idea about the case situation. In your request nowhere is written that they are not agree to do further maintenance from their end nor you mentioned that situation is reached to logged a case against your neighbor. Any how my advise is to gather some more reasonable and older persons from your neighbors and speak to them politely and softly to solve this problem just tell them to put them self in your position and decide, they might generate a soft corner in their heart and do some solid maintenance job to avoid any problem in future because once you knock the door of police or court then in future may be your living condition would more critical then now. Remember both of you have some rights toward each other.

I suggest sell your home and move to a society where building rules are strictly observed.
If you want to confront than check the by laws of your housing authority and check, if your own home comply to those laws, If yes than sue both your neighbor and the authority.

I got a same problem with my neighbour. I went to his house and became very friendly. He got a grandson during those days and I gave his grandson some money as Mubarak and without talking to the problem, came to my house. The other day I was surprised to see that they were working to stop that dirt water coming to our house. Problem has been solved and our relations became more solid and friendly.

LDA Avenue-1 is almost developed with in six months it wil be ready for starting construction.There is zero % chance of duplicate or bogus file because the system is same like DHA.It is not like "Joher Town."

Yes Friend is right it needs minimum 6 years to solve its litigation. And when these issues will be solved you will see a new Map like Johar Town, with lots of Encroachments and Private Lands in the Scheme and about 30% plots will be wiped off.
I had a plot in this scheme which I sold at loss as the area of Plot was not is possession of LDA. When I went to ask LDA office they Told as per their Record this Plot is Litigation free, when I went to friend who is working on site in FWO ,He told me that this plot is clear as per Computer of LDA which was updated 4 years ago, They did not bother to update many litigation areas. When they will Update the record you will see whole lot more litigation plots.
Best thing is Goto The Block where your plot is located usually FWO surveyor are very helpful they will show you site. If You find the road is made then you assume your Plot is Clear. Then don't sell it and keep it it will give you good return, otherwise useless to hold it.

I agree with Mr. Butt as, no doubt it is delayed, but, a lot of development work has been done in the scheme. I hope within one year one can construct house there.

Hold till ballotting (31 Aug 2009). Hope prices and demand will increase a bit and open your file after having client (You can contact with DHA Property Exchange Islamabad, )
