Sukh chayn gardens status

Dear Brothers

Can any body let me know the current status of Sukhchayn gardens. I have a plot there but not aware of the current developments. I know infrastructure (Roads, Gas, Elect.) are already in place but need to know if a house can be constructed now to live?

khan replied on Friday, April 17, 2009 06:39 AM PST

Please see there web site and you get all the information. Lot of construction is going on.Some 20 families are already living there.Sector 'c' has about 15 houses under construction.4-5 have people moved or moving.Sector 'b' has the families who the first to move in.10-15 houses under construction.4-5 under occupation/families living. The mosque/commercial complex is under construction. The basement is 70% done .You can see the steel for columns coming out. Sector 'a' and 'd' are also actively being constructed. The security/trash collection and maintenance is very good.

You have made a good decision to buy a plot.It shall be a good place to live

prices of one and two kanal plots in sukh chayn garden

Dear Khan

Thanks for providing
update regarding Sukhchayn gardens. Good to know that it is being populated and people are shifting there.

Assalam-u-Alaikum wr wb:

Forgot to mention that cable is now available. Today they came to my house to connect cable.

Plot
prices if you buy from society you could get on installements and not many plots are left with them. Only boundary wall plots.

10 Marla plot with Society is between 23LAKH to 24 LAKH. But if you buy from outside, ( some people are selling ) then you may be able to find for 20LACK or little over.

20 Marla plot with Society is between 40 to 43 LAKHs and from outside maybe between 35-40 LAKH.

Society also have houses built which are up for sale. These are 10 Marla houses I have seen so far. Three bedrooms total , not finished but all the structure is done. So when a buyer buy they complete it for buyer.

House contruction by society much better than BAHRIA SAFARI VILLAS.
They have houses on installments as well. I think a house for 10 MARLA here runs between 55 to 60 LAKHS.

Thanks

Rana replied on Saturday, April 18, 2009 06:24 AM PST

I am novice in matters pertaining to property, and generally do not think plots are good investment unless you are going to build a house. But I must say I was impressed with Sukh Chyn development when I visited Lahore a few years back. I liked the following:
1. Gated entrance, 24 hour security and control over movement of personnel into and out of such chyn boundaries. In today’s security climate, I find this to be of immense value.
2. Two, legitimate alternate entrances. One on canal side and the other from Multan Road
3. Good land planning. Streets are not always straight edged lines, Parks are provided
4. Limited in size. It is not an endless sprawl. This I expect would foster a sense of community.
5. Burried utility lines, and general neatness and overall cleanliness
6. What appears to be to be reasonable management staff.
7. Architectural controls

What concerned me was:
1. Streets (other than main blvd) are somewhat narrow, 30 to 40 feet wide
2. While 2 kanal and 1 kanal houses are there, still too many 10 marla plots. Parking on street issues etc.
3. Wonder how crowded the neighborhood would feel after full build out
4. Much of the Mango groves will be chopped down as homes are built Wish there was a way to save more trees
5. Will the management be able to maintain what they have built. Ornate lights, fancy gates, painted walkways, imported flowers, fancy fountains, etc are good in first few years and become an eyesore if they are not repaired right away
6. Parks could have been bigger. Should have had a green belt etc

khan replied on Saturday, April 18, 2009 04:36 PM PST

Nice questions Mr. rana.
1. It is a puerepeat residential nighborhood.I see no problems of crowding. I dont share your view that streets are narrow. I am not sure what standards are you comparing it to?
2. 10 Marla costs 60 lacs. Which is lot of money in Pakistan. So it is not for raelly top of 0.5% of teh income group. For that you shouold be looking for any othet palce may country houses. Not Bahria/DHA/Sukh Chayn any way.
3. I dont know how crowded will it be.Every house is making provision for at least two car parking inside the the gate. If prosperity extends more than that, I sure will welcome over crowding.
4. No body knows. IF multinational in USA can fail.Any body can fail Only Allah is un fallable.
5. It is all cost benefit ratio. I mfeel with the pricing of the plots andthe total size of the neighborhood it is a fair balance. Questionable comment/view sure it is. Theris nothing impricalabout my view.
6. What is a good investment may we request to be enlightened, please!

FUTURE OF E-12 Islamabad

Hello all readers :- Mr.Raja Atiq and Nadeem Mian particullarly : I own a 35*70 plot in E-12/3 what is the future of this may i keep this plot or not.
What are the chances for start of development work??

atiq raja. replied on Thursday, April 16, 2009 11:51 PM PST

future is not good because there is no any development,if development will startes today than it will takes around 10 years ,it is around 15 year long project.

Amjad replied on Friday, April 17, 2009 04:00 AM PST

Illegal occupants are still constructing houses in this sector, near about sixty thousands people are living here and this is not a easy task for CDA to vacate land. I dont think allottees can get possession in 5 years time.

Mian Nadeem Islamabad replied on Friday, April 17, 2009 01:17 PM PST

If u are not in hurry to construct ur dream house & can wait about 5 years then keep the plot, land acquisition issue is critical but expected to be solved in near future, residents of E-12 has surrendered 2500 Kanal land to CDA. I have read the comments of respectable members in past on this forum few years back that D-12 would take 15 years in development. Now u can see despite the inordinate delay the development work in D-12 is near completion.
At present u can purchase a 25*40 plot in G-13 or D-12 in the price of 35*70 in E-12 ,in opinion it would is not wise decision. Inshallah one day Price of 35*70 E-12 will be more than 35*70 of E-11 and G-13 and equal to 35*70 D-12 and u will be able to purchase a 500 yards plot in DHA-II proper or Bahria I to VI after selling plot in E-12.
Remember me in ur prayers whenever u go to holy cities.

National Assembly passed a resolution for Shariah Law in Swat

You may call me an Indian agent, Ignorant, Kafir or what ever you like, but by approval of this peace deal in swat vally we have further gave-in to the terrorist. Not that anything is wrong with Shariah law. Taliban will misuse Shariah law to radicalize innocent children and create nothing but terrorist.

Is there any governing body to ensure this Shariah laws are not mis-used? People who are responsible for implementing this Shariah law are the same people that created Taliban and al-quieda, who has their own strict interpretation of Islam where going out and carrying out suicide bombing is considered Jihad, even killing their fellow Muslims. Barring women from going to school? Is this kind of Shariah we want? Lets stop blaming US, India, Israel for our own mistakes. We are where we are by our own actions.

Nations have moved forward over time, but we Muslims have not moved forward from 1400 years ago. We are still at the same place where we were 1400 years ago. There is common believe among Muslims that if some one read and understand Koran, he/she does not need any other education. Is this what Islam says?

I believe we have touched the lowest point in 62 years history of Pakistan.
I believe the only way forward for Pakistan is to declare itself a secular state where religion and state operate separately (lets put behind that Pakistan was created as part of two nations theory where Muslim that were in minority needed their own state so they can live their own way. We the Muslim are no longer minority and there is no threat to Islam other than the threat from our own so called owners of Islam, Mullah)

Allah save us from this so called owners of Islam. Amen

mehrtex replied on Thursday, April 16, 2009 01:55 AM PST

AA,
we don't need Indian agent,we have people like you in disguise.
Pakistan was created in the name of Islam ( OUR FOREFATHERS GIVEN THEIR LIVES FOR IT)and will remain until the day of judgement INSHALLAH.
LONG LIVE PAKISTAN AND ISLAM.

Ahmed replied on Thursday, April 16, 2009 03:12 AM PST

Dear Khan, PPP have the privelage to break Pakistan in 1971, later BB gave out list of Sikh leaders to india, killing Khalistan movement, now already the IB cheif suddle have uncovered the undercover agents during a case hearing.
Zardari regime has still 4 years more to go, keep watching.

Mehrtex: Where is it written that Pakistan was created in the name of Islam? Paklistan was declared Islamic republic by bigot Bhutto in 1973. Pakistan was created by a secular state where all religons should live together and yet respect each other's religon.
BTW, You seem to me more of indian agent.

Amjad replied on Thursday, April 16, 2009 04:22 AM PST

Mr. Ahmad, Be realistic and dont talk nonsense, these were your military dictators who broke Pakistan, who gave Siachin, sold out rivers, sold out own country men to USA and handed over Fata,Wazirastan and Swat to talibaan.

Azher Syed replied on Thursday, April 16, 2009 06:38 AM PST

Mr. Khan, What ever you proclaimed, I quote you said "You may call me an Indian agent, Ignorant, Kafir or what ever you like" unquote.
As per your statement you are what you said and I would not like to add anything to your being in that state, neither many of us would like you to change the way you are. Keep your brilliant ideas and thoughts with you, You are perhaps still living in the "Pre-Islamic era" the time when there were only kafirs more than 14 hundred years ago.

MKS replied on Thursday, April 16, 2009 04:03 PM PST

@Amjad, Yes dictator broke Pakistan and the name that dictator was civil martial law administrator Bhutto, who lost elections to Mujeeb.
Don't spread misinformation.
Are you comparing Siachin with east Pakistan? Do you have any idea of
location of Siachin glacier? Do you know its stretegic value?
Sold out country to US! it was 9/11 who brought US to Afghanistan and only one country emerged as biggest benificiary of 9/11 i.e. India.
It is army busy fighting with menace of those Indian Talibans.
When ever army is called back from any region it is by the written orders of none other than Zardari and musheer dakhila.
It was Cheif justice who freed captured terrorists in past, why is he not doing it now! because he is appointed by Zardari.
Now I ask you one question:
Who undermine Pakistan's diplomatic relations with friendly states like China?
Who steel money from Pakistan and fill his foreign accounts?
Who devalue Pakistan currency to facilitate terrorists?
Who take more loans from foreign banks????
Have you ever heard political govt. asking UN to solve water issues with india?

Salman Jamil replied on Thursday, April 16, 2009 09:42 PM PST

Dear MKS,

You are right in saying that politicians made several blunders, but by blaming the politicians, can you exonerate all the stupidity done by the Army Genrals with this country.

You must remember that "the worst democracy is better that the best dictatorship" because the representatives of the people are accountable to the people, and they care about the will of the people.

Democracy is at least a System, but people like you actually try to advocate "Law of the Jungle" where "might is right".

Mr. Khan,

Do you think that the members of Parliament are unaware of the pros and cons of taking this decision? Are they all ignorant people? It shows the shortsightedness of some of the so called liberals. I commend both the ANP and the PPP, despite being liberal parties, for taking this decision on Shariat Bill, in the long term interest of Pakistan. It actually means that we have now started to reap the benefits of Democracy where the public opinion do influence the decisions of our leaders.

God bless Pakistan

Just wanted to say/add my understanding on importance of beard in Islam. My thoughts may not be agreed by all as I am still in the learning process.
SUNNAH. Truth was the most recognized/profound quality of Hazarat Muhammad (PBUH) even before nazule Quran/coming of Wahi. He also had so many other tremendous human traits .Please brothers guide me which one should I follow most.
QURAN. As per my learning of Quran havnt come across any verse about keeping beard but so many verses about other essentials. What should I do first keep beard, or follow them.
Beard and Pakistan. Unfortunately in Pakistan beard (ritualism) has damaged Islam. People would kill each other in proving that their length of beard is the actual Islam (Nothing Else).
Growing your heart is more important, To be a better human should be the first sunnat to follow. Belief/respect to all the prophets of Allah is one the basic fundamental of Islam.
Breads are good if we have acquired other basic important essentials of Islam.
I totally disagree to Mr Progress i.e. physically taking beard to heavens such type of beliefs/quotations would compel you towards…. (You know what I mean please wake up).

limo replied on Thursday, April 16, 2009 02:37 AM PST

Usman bi please don't just start jumping issues and pick one thing at a time.Beard, as i said earlier is declared mandatory by all four Imams and they have unanimous opinion over it.Just verify what i have said and if you find it true then never ever defend those who don't keep it. Instead make "irada" that now or at some later stage in our life Allah SWT give both of us "toufiq" to follow this Sunnah of our beloved Prophet (pbuh).Ameen
I recall an incident that once two persons (who used to have beard before) came to Prophet(pbuh) with thick mostaches and beard shaved off. Prophet(pbuh) turned his face away and said with displeasure that who asked you to do so.Also it is not a coincidence that all the Prophets, Suhabas, Tabaeen and Taba Tabaeen had beard.
Molana Tariq Jameel is a great scholar of this time. He clearly says in his bayans that shaving beard is same as negating Prophet(pbuh) Sunnah.Had we been true lover of Prophet(pbuh), it would have been enough for us to keep it after simply knowing that Prophet (pbuh) used to have it and asked to grow it and shave off the moustaches. But unfortunately we know everything but since find it hard to do, so just to hide our inner guilt start defending our wrong act.And this is the point where we actually go wrong.

Pardesi, Jeddah replied on Thursday, April 16, 2009 02:49 AM PST

Usman

Hoping to explain my view simply:

Quran being a universal guideline state that the best example amongst you is the Prophet Muhammad Sal-Allah-u-Alahe-Wassalam. Moreover, the Prophet commands under the commandments of Allah & His obedience is binding on us. Beard is not the starting point rather it is the inner affection of an individual towards his beloved Prophet. Thus, if he also tries to have his appearance similar to his beloved Alhamdulillah it is the hight of expressing his love with his Prophet. Following the path of the Prophet is the best way but if someone is still undecided he should take his time, re-think, clarify his thoughts; may he decide to change his view & thus finding himself in hight of affection of his beloved Prophet. But please do not force any one to have a beard first & then learn how to pray & so on. Means do not begin from the end.

limo replied on Thursday, April 16, 2009 03:45 AM PST

Word MANDATORY means one has to, there remains no question of giving someone time to decide or re think. It is better if we avoid putting our own perspectives / interpetations specially when it comes to religion and go by something authentic.

Please do not infer from actions of other people. You are not resposible for what you have no control over.So if some people with beard have done wrong things and defamed Islam, rather not keeping the beard why not keep it and set a good example.YOU ARE RESPONSIBLE FOR YOUR ACTIONS NOT ANYBODY ELSE'S UPON WHOM YOU HAVE NO CONTROL.
Secondly! Of course some things are more important than the others. But one can not leave "smaller" things. One will never be able to reach perfection. So every little thing is of help.
May Allah open our hearts and minds and show us the way of prophet SAW and follow him the way SAHABA did.

Mr. Usman!
Let me say what ever you think about Islam, it does not give you the right for any deliberations on relegion. If you think you possess the qualifications and you are a "Mujadid saani" you have to prove your credentials before the authorities of Fiqah. What ever you said is NOTHING MORE THAN "A TALE TOLD BY AN IDIOT SIGNIFYING NOTHING".

Usman is talking in reference to Quran!
To ba a 100% Muslim; one need to believe in Quran, Unity of Allah, Muhammad (pbuh) as last prohet, Remaining 4 books and angels.
Any one who wish to become Muslim have to believe in above 5 pillars of Islam.
Beared is a non issue. It is not proven as mandatory any where in Quran and making things mandatory which are not mentioned as mandatory by Quran is bigotry in Islam.
One can have beared but not because it is mandatory, Sunnah is not mandatory.
There are numerous Sunnahs like small preys while stepping out of home, going to toilet, eating, sleeping...... what about those?

Its a very serious warning, that ones leaving behind what the messenger salalahu alleyhi wa salam has ordered u to do, is leaving behind the order of Allah ta ala who said

"But no, by thy Lord, they can have no real faith until they make thee judge in all disputes between them and find in their souls no resistance against thy decisions but accept them with the fullest conviction."[An-Nisa: 65]

"The answer of the believers, when summoned to Allah and His apostle, in order that He may judge between them, is no other than this: They say: we hear and we obey!" [An-Nur: 51]

A beard is fard for a man just as a womans hijab is fard for her.It is a grave sin to remove the beard and if one persists in doing that knowing that it is fard and when the evidence have been bought to them then Allahu alam.....
