Bahria Sector C vs Bahria Orchard [Advice Needed]

I booked a 10 Marla plot in sector C [Lavendous Block, facing park] many years back.
I tried to know the status of my plot few days back and was told that it has been moved to Bahria Orchard as Lavendous block is not developed and will probably be never developed. I was surprised to hear that they moved my plot without notifying me, but I know anthing can happen there, so no complains whatsoever.

My questions are;

1)Was there any draw done to move sctor C plots to Bahria Orchard?

2) Last but not least, Can someone advise if I should keep what they are offering or try to force them to give me plot in sector C. Please note that they said its going to be Nargis block, if I cancel my Bahria Orchard one.

I'm a little confused about how to proceed and don't have any friend there who could advise me.
This forum seems to be full of knowledgeable people, I would appreciate your input to make up my mind.

New location in Bahria Orchard is a corner one with 100' and 50' wide roads on sides.

To ask for refund is perhaps the poorest of chices. Bahria has always delivered. Delay sure there is but I see no reason why you should not get your plot. Bahria Orchards is as good as Bahria "C". With the sounthern ring road going bthat way, it should be as livable as 'C'.If take the refund do you hve an alternative or better investment. r.Faisal Saeed should suggest where should he buy. Which society is better than Bahria. Personally I feel Bahria is as good as any other society. It is the only society which has it
prices more stable than any other society. If all are bad than it is far less bad than others.

Ask CMY to advise you and any tom dick and harry.

Faisal, I agree with Hussain Kaisrani that best option is to get the refund.

I recommend that you demand from Bahria that they give you 100% refund (without any deduction).
I had 2
files of C and both of my plots were moved to Raiwind road. I visited Pakistan in Dec 2008 and met with Bahria official and argued that why should I accept 20% deduction when plots are moved without my consent.

With that argument they agreed to refund 100%. I got my checks within 2 months. Again they tried to delay refund by saying it takes 6 to 8 months but my argument was same.... either give my plot as allotted in Sector C or give my money NOW. After that they agreed to refund within 6 weeks. Finally, I got my checks after 8 weeks or so.

CDA recently announced that Margalla Avenue will be extended so that Nicholsens Monument is joined with Eleventh Avenue. Does any one know if it will pass through the North of sector D-12 or South?. Also between D-12 and E-11 which do you think is better investment for a budget of under 90 lakhs? Best Regards.

margalla avenue would start from d-12/2 from right side. still developing main double road. it will cross through d-13 and so on. it will touch at G-T road near toll plaza and B-17. cda has announced 835000 rupee compansation for a kanal plot in d-13 sector. in 90 lac you cannot buy kanal plot in e-11 or d-12. maybe buy 40x80 in e-11, or two 30x60 plots or go for 5 to 6 kanal plots in b-17 and e-16 for two years and make it double. And also a very fine oppertunity is buy a farm house in shah Allah ditta area exempted from cda. nusrat javed of bolta pakistan on aaj new channel is also living there in his farm house. buy between khasra number 1 to 700. exempted from cda.

There are two types of plots. one is for residential purpose plots and others are for agriculture or farm houses. Property Dealers are doing 90% fraud with innocent investors by giving them plots which are already under cda boundary just like d-13 sector. moza shah Allah ditta is quite big, it starts from golra but there are few places which are exempted from cda and cda have no problem with those portions of moza shah allah ditta. people who are selling plot on main road are 18 to 25 lac per kanal and many houses are already under construction but mostly under cda boundry. places which are exempted from cda are between khasra number 1 to 700 only and cda have no objection on transfering(intiqaal) of such places.
prices are between location 8 to 20 lac depending on road location etc. there is a place very close to d-12 sector and land owned by khan's of golra almost 400 kanal. he is selling 20 to 25 lac per kanal and road going through inside sector d-12 double road. with the possession of d-12 sector and with development of new margalla avenue, this place will become like bani gala. A very beautiful place for farm houses. already people have captured good locations.

many people don't know that road has been constructed between e-11 and d-12. there is direct access from e-11 now. when you reach d-12. farm houses are hardly 5 min drive away or you can see those farm houses by standing inside sector d-12. there are two routes to reach those farm houses. one from d-12/2 where there is a bridge on main double road which is also called margalla avenue. but that road is suitable for jeeps or off road vahicles. second route is from main shah alla ditta road which comes from golra village. this road has been extended to haripur district and road is fully carpeted. view is much beautiful than daman-e-koh. you can check it out on google earth but pictures are old year 2005. but you can get better idea of
location and routes. from f-11 its hardly 10 min drive. or you can reach there in 30 to 45 min on foot.

I am living in E-11/3 since one year, the information given by Nabeel is correct. Mr. Ibrar khan and his partner Bhatti have a property office in F 10 Markaz. If any body is interested to buy land for residental purpose near the D 12/2 sector can approach to them. They are also busy in constructing commercial plazas in E 11/3 which are near to be completed and they have a plan to sell shops and flats.

Please go to F10 markaz and ask any property dealer about Ibrar Khan office. Before you buy confirm about the status of land from CDA revenue office in G 7/3. In this building CDA have a land record office from where you can get all the information.

Kindly read CDA notices about illegal construction and schemes near margalla hills. Zone-IV Bani Galla, Tarlai and Bara Kahu are legal options for forming.
Invest 90 lekh in Shah Allah Ditta if u have total 900 lekhs in hand.
If u are intersted in Kanal Plot my recommendations are E-11,E-12 (E-12 was alloted with D-12 Development work is not yet started due to issue of land acquisition)Private societies in Zone-II like G-15,F-15 E-16,E-17,D-17,B-17 are also good.

Nabeel Thanks for your input. It was interesting to know about the presence of farm houses in that area. However I tend to agree with Mian Nadeem. I would rather stay only with D-12 or E-11 since these sectors are closer to central Islamabad than Zone 2.

D-12/3 or D-12/4 seems particularly attractive to me since they are right next to the already developed E-11 (only 2 minutes drive). All the roads are wider in D-12 (minimum 50 feet) than E-11 and D-12 seems to be more organized and is closer to the hills. I can settle for a 40x80 plot, it does not have to be 1 Kanal. It is hard to find a plot in very good
location in D-12 /4 such as on 150 feet double road. When I do find one the price for 40x80 approaches 90 lakhs. I am just wondering if this price is justified. I am in no rush to double the money. I may end up building a house there in five years.

I am missing brother Atiq Raja in this discussion.

Not that anything is wrong with Shariah law. Taliban will misuse Shariah law to radicalize innocent children and create nothing but terrorist.

Is there any governing body to ensure this Shariah laws are not mis-used? People who are responsible for implementing this Shariah law are the same people that created Taliban and al-quieda, who has their own strict interpretation of Islam where going out and carrying out suicide bombing is considered Jihad, even killing their fellow Muslims. Barring women from going to school? Is this kind of Shariah we want? Lets stop blaming US, India, Israel for our own mistakes. We are where we are by our own actions.

Nations have moved forward over time, but we Muslims have not moved forward from 1400 years ago. We are still at the same place where we were 1400 years ago. There is common believe among Muslims that if some one read and understand Koran, he/she does not need any other education. Is this what Islam says?

I believe we have touched the lowest point in 62 years history of Pakistan.
I believe the only way forward for Pakistan is to declare itself a secular state where religion and state operate separately (lets put behind that Pakistan was created as part of two nations theory where Muslim that were in minority needed their own state so they can live their own way. We the Muslim are no longer minority and there is no threat to Islam other than the threat from our own so called owners of Islam, Mullah)

Dear Fellows

Environment effects human behavior, their thinking pattern, actions, expressions & so on. At this very forum, LRE, there are a number of matured writers whose, I must appreciate, contributions have made each one of us understand the dynamics of Pakistan’s real-estate property market in particular & other socio-politico-economic factors’ affects. Interestingly, I have also managed to understand how people think & thus react to the ever changing environment & its’ effects on one’s personal life by going through their posts. I presume it a blessing in disguise when:
• some of us pretend to be the most informed & cursing others negatively;
• some being impatient to blow-out others’ views by inflicting their personal thoughts as being the voice of the whole nation;
• some try to praise or criticize personalities – its useless;
• some attack other writers directly going beyond the limits of social manners;
at least, this tells how people are impacted due to the above factors. But these should be avoided (e.g., mixing up Sharia’ of our beloved Prophet Muhammad Sal-Allah-u-Alahe-Wassallam with that of Taliban & then uttering without altercation & base-less cursing will lead us to a zigzag path). Exceptions aside, what exactly is this? Why people become negative? It’s the thumb-rule:

“They raise their voice (means attack others) when their argument is weak”

Dear fellows, your thoughts substantiated by your arguments can be expressed without negative remarks. The best of all is that we are a nation whose thinking process is much better than many others & if, somehow, we manage to wipe-out the cursing sentiments from this forum our thoughts can be channelized into a more fruitful way; even if you disagree, ‘disagree agreeably’. CMY is humbly requested to promote positivism & discourage negativism.

Therefore, I respectfully request to contribute positively. If you have a genuine point to make, substantiate it with logical arguments related to the thread you are referring to. Topics like health, education, agriculture, infra-structure, technology, natural resources, energy, but not the least property should be discussed optimistically. People of different walks of life do log-on to this website, any good, practical idea can click.

What if, we filter & compile excellent ideas on the above topics? Its much better then mere criticism.

Dear Ashraf, No one is claming here that beard is necessary to be a good muslim. In fact beard is not mandatory in Islam. Having a beard is just a Sunnah.
There is only one caveat about beard that once you grow your beard it is better not to shave, but shaving beard still won't make you less of good Muslim either.
I don't believe there is any conflict of believe among Islamic scholars that beard is mandatory. I guess you are confused about what you want to say.

Now coming to point difference between mullah & sikh, as per appearance concern there is no difference, but A sikh can't lead your prayer a mullah (respectively mufti, since other mullah don't where pug like sikhs, only mufti who is learned is allowed) only get, sikh normally don't get sawab of all the people who are praying behind him, but Mullah does. A sikh don't know much about Islam, while a Mullah has spend "TIME" while studying Islam.

The correct understanding about growing a beard in Islam is what is apparent to any sound mind from the statements of the Prophet (peace and blessings of Allah be upon him):
Ibn 'Umar (may Allah be pleased with him) narrated that the Prophet (peace and blessings of Allah be upon him) said, "Trim the moustache and let the beard grow; be different from the mushrikeen." (agreed upon).
Ibn 'Umar (may Allah be pleased with him) reported that the Prophet (peace and blessings of Allah be upon him) said: "Cut the moustache and leave the beard alone; be different from the mushrikeen." Al-Bukhaari
Abu Hurayrah (may Allah be pleased with him) reported that the Prophet (peace and blessings of Allah be upon him) said: "Trim the moustache and let the beard grow; be different from the Magians (Zoroastrians)." Muslim
These ahaadeeth indicate that it is obligatory to leave the beard alone and let it grow, and that it is obligatory to trim the moustache. This is what is obligatory as taught and enjoined by the Prophet (peace and blessings of Allah be upon him).
And an obligation can not be dropped unless there is a necessity and the necessity is the risk of losing one's life or facing severe hardship.
And whoever refuses to fulfill an obligation, disobeys Allah and His Messenger. Allah says:
And whosoever obeys Allah and His Messenger (Muhammad peace and blessings of Allah be upon him) will be admitted to Gardens under which rivers flow (in Paradise), to abide therein, and that will be the great success... And whosoever disobeys Allah and His Messenger (Muhammad peace and blessings of Allah be upon him), and transgresses His limits, He will cast him into the Fire, to abide therein; and he shall have a disgraceful torment. .An-Nisaa 13-14
A Muslim is required to obey Allah and His Messenger to the best of his ability and Allah the Most Knowledgeable knows what is best and most correct.

Dear Mr. Waqar Latif, I really respect your opinion but here I would like to correct one fact and that is in Islam there is no concept of holy men like priests in other religions.
Mullah is an Indo-Pak culture and is one of many deviations of Islam which exists in India and Pakistan.
In Islam every Muslim can lead the prayer and Allah S.T. does not differentiate the prayers on the basis, if those were lead by a bearded Muslim or un-bearded Muslim. If you don't know how to lead prey as Imam than you can offer this opportunity to others but it is only because you are handicap, not because you don’t have beared.
We may have Islamic scholars with deep knowledge of Islam but they should be considered as consultants and of course we all should treat each other with respect, irrespective of beard.

Friends, please be clear that growing of beard in Islam is MANDATORY and it is unanimous opinion of Ulama of Islam including four Imams.Thus shaving of beard simply means
1. Disobedience to Allah (SWT)
2. Disobedience to Prophet (pbuh)
3. Deviation from the way of Believers
4. imitation of disbelievers.
5. Ridiculing the Din
A humble request to dear ones who can't keep beard, please don't curse those who keep it.As they are a step ahead of us in imitating Prophet(pbuh).Just ask someone who has kept it, that how big a shield it is and how it protects you against sins.May Allah SWT give me "taufeeq" to keep it soon.
KS - The one with beard has to be given preference in leading a prayer.
Ashraf - If a jew comes across you with a better conduct, would you rate him higher than a bearded muslim.Remember there is no reward for non believers near Allah SWT no matter how good they appear to you in conduct.

I request all of the Muslim brothers on here (Practicing or non-practicing), we have millions of topics to discuss but please don't make mockery of sunnah. If you can't practice it or are practicing, you will be rewarded for it. I don't understand why we commit a sin without any reason which is just ignorance.

Beard is a sunnah and it put on us the responsibility/burden of being a good muslim. If someone does anything wrong while bearing it he got more sins than a person who doesn't keep it. I am a clean shaved I intend to have a beard but I do not because I fear that the responsibilities which come with it are hard to bear by me or perhaps i am not qualified for having a beard.

Every Muslim kid knows that bearded is Sunnah but how it is classified as Sunnah and in which book it is defined as Sunnah, you 2 don't know.

Missing beard does not classify as disobedience to Islam or prophet nor does it classify as ridiculing din or imitating disbeliever.
We have various factions of Islam and all of us have different interpretations or references of sunnah.

Imposing individual beliefs on others means asking for big trouble!
There is a Hadith that those create mischief or instability in any Islamic regime will go to Hell.

Don’t forget that Pakistan is not made by Mullahs or bearded persons and it was made so that suppressed Muslims and other minorities of Hindustan can live with freedom of choice.

From day one Indians are working against interests of Pakistan, when they failed on one front now they have picked up on another front with the help of Afghan children they kept in gallows from the time of 2001 US invasion of Afghanistan.
Now after 9 years Indians have an army of young suicide bombers who have nothing to do with Pakistan’s history with Afghanistan or India.

Dear Pakistanis don’t fall prey to media and abstain from controversial issues, I call them non issues. Unfortunately, suddenly non issues have become popular in media while real issues have been put on back burner.

I invite all the participants to list the real issues!!!!
It will identify the problems of Pakistan and together we can monitor media and govt. if they are representing Pakistani interest or…else.

KS. You are right i have no reason to define what is Sunnah and I did not tried this. Please read my post and then comment.

I am not sure about the definition of Sunnah but only 1 thing I know that whatever Hazrat Mohammad SWS (PBUH) has done from his act is a sunnah. Since he kept beard for me it is a sunnah may be not for you.

So, ww should refrain to talk negative about something we are not sure or not aware about it? For me every muslim earn more respect in the eyes of believers if he is beard and if he commits something bad he is hated more than a non-bearded.

Sunnah is somthing that Hazrat Mohammad SWS (PBUH) had done in their daily life, as eh rightfully said so. Growing beard is also Sunnah but NOT mandatory. Following Sunnah is NOT mandatory, but if you do follow you get extra "SWAB".

If Sunnah were mandatory then we should NOT use car, motor cycle, bus etc for transportation, as Hazrat Mohammad SWS (PBUH) always used camel and horse for transportation. Should we all stop using all this? Of course no.

Brother Usman, I really disappointed to hear that a Muslim would believe that following Sunnah is not mandatory.

Some sunnahs yes if we do it, we will not be held responsible but if we do, we would get SWAB. But there are some Sunnahs, we cannot ignore.

I am also really disappointed to hear that you said if we only follow Sunnah, we would be riding camels, horses etc.

Tell me where in Sunnah it says only ride camels, horses etc.

These are means of transportation, and they provide basic rulings that we could use any mode of transportation.

These are ASBAB (means). We are never asked to not use means. Prophet Mohammad (Peace and Blessings of Allah) used ASBAB. When he went to war, he used TALWAR, HORSE, CAMEL, Even ARMOR to protect himself.

They don't contradict with modern ways of doing things like riding a car, flying on an plane using Guns to protect country etc.

Like I said little knowledge is very dangerous.

Remember, do not put your views as they are part of ISLAM, rather change your views based on Islamic teachings.


Remember, we are commanded to follow Allah and Prophet Mohammad in QURAN. So if we only read Quran simple translation, we would get to understand how important is Sunnah of Prophet.

With previous nations, like JEWS and CHRISTIANS, why they have gone astray and modified their religions and even books of Allah they have been bestowed upon.
Because Sunnah of Prophets in their era could not be preserved.

So this is beauty of Islam that not only Allah has protected QURAN but also Sunnah of Prophet.

If Sunnah is not mandatory to follow, tell me where would you find how to perform HAJJ, how to pay zakat on different things, how to sustain your family,
how to perform WUDU, how to marry islamically and so many things ...


Remember brothers, if we cannot follow something good, then we should not make mockery of good things that other people are trying to do.

Ofcouse Islam is not with BEARD rather BEARD is part of ISLAM.

On first communication email employer will never ask for you travel document copy, and a person get employment based on his qualification and experience not on the basis of his travel document therefore i will not go ahead with such company,secondly what will he do with your travel document copy??? you must have provided you nationality and DOB and PP number etc in your email...

I will advice you don't give him your passport copies, just make any excuse and see what will he reply...

It seems to be a fraud, first they will ask for your travel documents, than they will ask for some money in order to process your visa and than they will disappear...

so better be careful...

contact with this guy. I just want to know that can he harm me in any respect by having copy of my passport? I am scared as there are so many frauds these days people end up making virtual humans based on copied PP's etc. so I am really scared over this. Please help me. I made a blunder by not looking at the complete email. and later realized that its from gmail.

Passport copies which are not attested can't make any problem, but just for safety, keep record of communication that you had with this person, just in case if something gets wrong however chances are 1 in million.

Plus, inform gmail support
team about it too, plus also save this discussion that you had on this forum for safety purpose.

The bottom line is: They want to reach to your credit card account. If you are giving too much personal information, it would be easier for them to dig in into your credit card.
If you book online and pay online then travel documents are much worthy for them to do the fraud.

What if some one does not have passport or credit card?

Recently Lahore police said that Indian terrorists involved in shooting at Srilankan
team bought cars and booked hotel rooms on fake ID.

I have also read some where a month ago that all Pakistanis who register on Indian based marriage websites are at risk of stollen ID.

Be very very careful to give too much personal information on web.

Recently, army of terrorists have been imported into Pakistan and they will soon be buying houses and transport and obviously on fake documents.
