Not too much. Over all property trend in
prices is downwards. In IEP 10 Marla can be like 5 to 8 lakhs, when you try to sell. When want to buy dealers give other price.

DHA Lahore prices are undermined by File Prices whch are weak than 2,3 weeks Back, Plots in DHA like 5,6,7 are firm but on good search and bargain one can find good location plots on low prices but mostly Plots are unchanged or a bit increased than 1 week back.

I could'nt get which hike in interest rate you are talking about -The main cause behind recent global recession was subprime mortgage. Seeing the boom, banks followed the notion "if some is good more is better". They became greedy and started taking high risks.Issuing of loans at very high interest rates brought the debtor to a point of collapse eventually. What will happen in coming days I don’t know.
Currently however I believe US dollar is over-valued, and euro near value. On pound sterling I don’t understand it enough to opine.

I don’t understand dynamics of gold business (and I doubt gold traders understand either).

On oil
prices, again its difficult to predict because of several factors,,,

- energy production in different forms, especially coal, hydrocarbons, hydropower and nuclear power
- energy consumption in different forms, especially heat, mobile mechanical power and electric power
- energy inter-convertibility of different forms at production points
- energy inter-convertibility of different forms at consumption points
- energy transportability of different forms, from production points to consumption points
- energy storability of different forms
- technology innovation/efficiency in all above
- trade confidence
- investment confidence
- dynamics of reference currency

All these factors may be somewhat predictable for 2-3 years, but I won’t count on ‘price’ after that, except as a calculated uncertainty.

(Price uncertainty set aside, on the conducted business side I feel reasonably certain that in coming 10-20 years some new energy technologies like solar power, fuel cells, advanced batteries and electric/hybrid vehicles will be in quite wide use.)

I feel prevalent property prices in Pakistan are not over-valued. Although I think there are better investment alternatives than property, still if I would have to invest in property I would buy where,,,
- it has smaller units
- and/or it's landscape is changing (i.e. development and/or construction going on or very certain)
- and it is not over-valued, preferably below my assessed value (where my value assessment won't be by horizontal comparisons but by verticals in inherent business)

,,,and I would exit when,,,
- it gets over-valued in market, say 10% more than my assessed inherent value
- or landscape changing pace has slowed down
- or better opportunity arrives.

On holding currency, I believe currencies loss value at around 4%-10% per year, depending upon currency type. I often think holding value in currency is like holding petrol in uncovered container! It keeps evaporating value every minute and second.

On speculating in currency (or speculating in anything), I believe it is better to gamble on cards.

In today’s environment central banks are gradually becoming less dominant player in investment market, especially so for smaller central banks like Pakistan integrated with international economy.

So a hike in interest rate alone by SBP is a very small factor in forex value determination compared to other dominating factors. The major forex rate determinants in Pakistan are security, political stability, business facilitation (or barriers reduction) and money printing. I am optimistic about betterment in these factors.

Although in last 25 years Pakistani rupee has perhaps lost value at around 8% per year compared to average basket of consumer valuables. Unless there is a very drastic change in leadership and policies, I do not expect this trend to change much. But if you are holding value in hard assets or instruments of hard assets (like business or share of business), then the price of your assets would automatically keep shifting (generally) thus protecting value evaporation by monetary inflation.

Note: Everyone has unique way of thinking about things. In my own financial decisions I do not weigh future much. Rather I consider relative weights like following,,,,

- like 70% weight to current inherent value discrepancies
- like 25% weight to past performance with near past higher weight
- like 5% weight to future expectations with near future higher weight
- negative weight to suggestions/claims/ads/buzz of future being too different than present

Here is answer to your Questions
Euro and Pound may go further down in few weeks, but Dollar will slide again in 2,3 Months when Obama will not be able to do any thing fruitful
Pound can be good Buy if 1.35 Rate is acheived
Euro can be good buy if 1.1 is acheived
Oil is underpriced at the moment it will bounce back, But "OPEC wise" people may let it stay where it is not let it go beyond 70 to 80 Level reason is they want Bio Fuel may not be cost effective, Till this time Bio fuel is only cost effective bayond 100$ oil Price If your Holding In property is less than 40% or you need home to live it is best time to buy in Lahore. One should have minimum 33 to 50% Holdings in Property because you never know when time takes turn.
Regarding Rupee devaluation, In short term it will not happen but in long term it will be there, but it is much less than Govt of Pak is Giving You Like 16% Interest in NSS Behbood Fund.
Pak Rupree was 27 per Dollar in 1990, 35 in 1996, 79 In 2008, It is about 8% devaluation in longterm. but Dont fix more tha 25% of Your Capital in that.
Always Diverify.

this plot has no rate because this land is occupied with land mafia. only 40 lac is in g-14/4.
in g-14/1 some people demand 20 lac some 30 but no one is sure of actual demand due to dispute in land.

asim bhai, don't mix G-14/3 plot with G-14/1 plot. It's far better the in terms of
location, 1st see the map and then give remarks. In your view:
G-14/3 40x80 : 40 Lacs, 356 S.YRD. (Near Severage Nala)
G-14/1 30x60 : 20 Lacs, 200 S.YRD. (Near Markaz and Corner)
In what sense a plot of better location and more then half of size have price half compare with other one. Its not personal but I just wanna know from where you get knowledge about real estate business.

Investment Advice While Travelling to Pakistan

I need advice from CMY/learned friends as I have two options below & I am travelling to Pakistan today, Insha-Allah.

Predesi bhai I am searchings for info about buildings a house. A one kanal house with basement cost 75 lacs just for building ( No furniture or other stuff inside yet). Without basement 1 kanal basic house building now cost about 60 lacs.

I am making my one Kanal house, with basement, in DHA-2:
I am Paying my Architect Rs. 20,000 per month for the whole supervision and came to know after getting his services that it is probably one of my best decisions, I ever made in my life.
It is costing me more, in steel, water proofing and in other construction material but these Rs (2.5 to 3.0 Lacs going to architect) are doing so much that there are no regrets at all.

I have so far consumed 44 Lacs of rupees, with 02 roofs done, with the following overhangs as well:

Additional digging with machine for leveling: 30,000
I started during rainy season and took "Tarpaal" to work on basement which cost me Rs. 33,000

I think I will be able to do the 3rd roof along with boundary wall, main gates and all tanks built with a total cost of Rs. 55 to 60 lacs for JUST structure, no plaster and no other thing EXCEPT structure.
It should be kept in mind that when I started, 6 months before, material was sky high, steel alone was costing me 68,000 (best quality) and bricks at 4700 per thousand. Now things are very cheap.
I advise all to take your Architect supervision at least for the structure. This is a great thing you will in making of your house!
He will tell your contractor to demolish something built wrong AND at the same time will tell him a perfect solution of the problem, while same thing would look perfectly alright to you.

To be practical following r the construction costs, with normal material (not cheap and not luxuary):

Rs.1000/- per sq.ft. if u go for labour contarct and supervise ur-self.

Rs.1200/- to 1500/- per sq.ft. if u handover for turn-key basis.

Cost chart is attached to give u idea what percentage of money will be spent on each area. (approximately)

bricks/rait/bajri 16%
steel bars 11%
grills/chokhats/gate 9%
sanitary 6%
electric 5%

If You are living there and you are on rent.
If Your savings are in US Dollar or Dirhams/Riyals
If you have not to pay tax on tranfer of Money o UK.
This situation id Good only for the people who are immirating recently to UK for Have UK Passport and Living abaroad/
If you dnt have UK passport then it is not good option
But
prices of Houses are only 20% less than peak but UK Pound is 25% lower than 6 Moths back So cumulative saving is about 40%. My friend is rather transferring money to offshore Bank as he did not pay tax during his period in working in UAE. IN UK he willl consult some Tax layer before he will bring Money to UK.

The economist and financial instituions are expecting to get rid of the current situation in 18 to 24 months but there is a threat of deflation whose effects are more worse than recession and inflation. The next 6 months are good to buy property in UK, the bank are normally considering application for those who have 25 to 30 percent deposit and are lending up to 3 or 4 times of annual income.

There is no stamp duty till next year up to the value of 175,000 pounds worth of property. Buyers do not pay any agent's fee but there is some solictors fee which includes some local searches ect up to 1500 to 2000 pounds. Cash buyers can get benefit to find good property at good rate.

Also if one regional market sagged, another flourished. But today's property market misery is universal and many of the world's biggest investors are standing on the sidelines.UK pre budget report is telling that in 2009 they expect house
prices to fall by another 10% or more.In today's debt starved market property is not a safe heaven it once was, hence not the right time to enter in a tunnel whose other end is not visible to you.
