Hello All.

I wonder what happened to all those advocating buying Prism back in 2015 on this forum, and claiming it would be developed in three years and the plot prices will triple ? :)

yes agreed with you and most of us were well aware that development could not happened in given time frame. But I still consider very lucky to invest in Prism 9 at least my investment is safe regardless a very slow gain.

One of my friend invested in Islamabad's top real estate group and nowadays he is only thinking if he could safely recover his investment.

Never mind if prism take more 2 or 3 years.

In Pakistan, when I hear the news from estate agents/developers that they will complete in X years.

I generally multiply that with 3, so X = 3X in reality. When people were saying 3 years, what they really meant was 9.

DHA Lahore has indeed failed to complete the Phase 9 prism project in due course of time despite of the fact they ve recieved the development charges in time . This way DHA is loosing trust of people.

Purchasing file of prism in 2014 was my big mistake , i,ve paid 72 lacs in total by now and plot is also nearly of same price (no return after 05 years , whereas you can gain alot through other means of investment)

Don't worry still here all friends. Specially pareshan bhai pareshan hona choor dein.
PRISM 9 is still the best but no body can predict future but knowingly current & previous economic & political circumstances everybody knows that PRISM 9 is still holding its position not even losses a single penny from its plot pricing. Gaining would definitely refers to above said factors. So hold your horses & be prepared for next comming flight. My priority is always that I always suggest what i always think best for my self.

Nothing wrong to this PRISM 9 as a project it's the best project ever introduced by in the history of DHA LAHORE.

Prism development will take from anywhere 5 to 8 years more.

Some blocks might be handed over after 3 years.

Average H block plot was for 68 lakh in July 2015. If average now is 105 lakh and if one subtracts paid installments and 18% rupee devaluation vs dollar, the price is still 68 lakh today.

Yes even i and habib also sais that dha always make a false promise. But there were people like surfer who have just like 3 to 4 years real estate or dha experience start bashing. I am looking for a comment by surfer back in 2016 where he said that by 2018 all priam top locations will be 200+ mark my words. Even today with 10 paid you can buy excellent location in top blocks in 135 to 140.You should be supportive to some phase but dont become so emotionally in loved with it k ap inflation property cycles and gov tax ko ignore kar do. This is what dha have been doing from past 12 to 15 years. Prism is a largest phase in dha. i visited prism in march through dha town i would say that A,P,C and D will be handed over after 2 years and the remaing after 4 years. So it almost makes that it was to handed over in 5 years combining dev started in feb 2016.

I will always that time of entry and leaving is the most important factor in dha.
Prism would never have been short time investment even now. If you want short term investment go for phase 7 or phase 8 but if you want to go for a long term than go for prism. But we have to see that what measure gov take on real estate as they are very prepared to impose taxes on property like they knew that whole money is in real estate market. If non filer is not going to buy more than 5 million property i would say that there might be more correction in market as few people wants to become filer as fbr sends you notice regarding the source of money and believe me it is the moat irritating things you will ever have to face. Secondly is the property cycle 2014 to 2016 prices increased alot and according to cycle it was to face some correction and was about to come out of it by end of 2018 or early 2019 but seems gov measures have prolonged it.

I would expect there to be a 15% to 20% chance of such a correction but only in Phase 9 and Phase 10 files. If the new government is not PML N or a coalition with PML N, expect the chance of such a correction to increase to 40% to 50% but again only in Phase 9/10 files.

Its all about investors taking money out and selling files in bulk which they can if outlook looks negative.

In my humble opinion investing in DHA was not a wise decision back in 2012 and 2013 as i did. People invested like my colleagues with the same amounts at that time in canal road and ferozpur socities like Izmir, Pakarab and Jubilee town etc. have earned a lot more profit and without any burden of so called Development charges. Also they have on-ground clear plots and we are still paying to DHA and throwing the money in the wells... with the hope of getting plot in near future which is not possible upto next 8 years for sure in Prism.

Dear LRE
I have a 125 yd file of BAhria town Karachi ...it was not include in the balloting because at the time of buying the file was blocked due to non payment of surcharges...I fully paid all the charges and got a clean statement before the balloting yet it was not included. The BT customer care said that this file was adjusted into Dha valley Islamabad and will be given a number later on ..I want to know if there r other such cases also and when will BT allot a number to my file.

Dear thelma dha valley is a flop project i purchased file in 2008 and still in 2018 many blocks are under ligitation and after 10 years of investment have got offers of like 50 thousand profit keeping that dollar was around 62 at that time and counting inflation factor . So a big big trap...

People unblocked there Bahria Karachi files by adjusting DHA valley Islamabad file merging and when final balloting on 10th may 2018 happened they adjust all those people in Bahria Karachi valley in ABCD blocks.

I am utterly confused ...I don't understand how a BAhria file has anything to do with a DHA file ...I put up this query so to know If it makes sense to anyone ...Mr Afzal u seem to know what it means ..I would be grateful if you could please explain ...
My agent also says things I can't understand and he cannot give me a satisfactory answer. will I get a number without going into any hassles ...??I'm just so frustrated ..when buying the file I was not told anything about this adjustment thing ..and I've heard horror stories about unethical practices of estate agents and BAhria officials ...
Hope I've not landed myself into a mess..

Consider your money gone down in the drain and move on with your life.

If you are lucky, DHA valley (which is actually a bahria project) might be completed in another 10 to 15 years.

They adjusted it in DHA Valley, because DHA Valley is a partnership between DHA AND Bahria.
