Interesting story of investment in DHA 9 Prisim

Hi to all dear readers
Here is a interesting story of Investment in DHA 9 Prisim...
My father was allotted a plot in LDA Avenue-1, Lahore twelve years back and after many ups and down in property during this period finally this plot was valuing @ 5.5 million two months back.

We got 8 million rupees in April 2016 to further invest in real estate but I was fed up from LDA Avenue-1, as did not have significant gain during last 12 years.

I started looking different options and was attached with LRE website since last one year. In this forum investor's main focus is DHA, Bahria etc...

I was not interested in Bahria due to its previous history heard from different people as they vanished the whole schemes like Phase 9 Rawalpindi, Green Valey Lahore after booking and taking money from public, but my brother forced me to invest only one million in Bahria Karachi in September 2015 but I am also struck there.

My mind was insisting to invest remaining 5.5 million in LDA Avenue being developed and underprice but then I thought lets have a taste of DHA investment, so I caught the Prisim train and invested 5.5 million at a high price in Feb 2016.

My luck once again deceived and LDA gained almost 25% in Jan and Feb 2016. Now my family is blaming for missing the gain of LDA Avenure-1.
I think I am now got struck by investing here in DHA but as I purchased good location so hopefully in one or two years I would get some profit. But I can easily see hundreds of bad locations who would remain struck for many years in DHA like J and K bad locations and other situated in other blocks on village or drain. So I thanked GOD for not purchasing 5 Marla files of DHA Phase 9 Prisim @ 25 Lac in April 2015.

However, dealing with LRE and transfer procedure of DHA is very comfortable and hopefully in future I would enjoy trading here.

You did not tell what did you buy in DHA phase 9 ?
It all depends that you bought underpriced areas or inflated area, Prsim is big game all is not same, you can gain only investing in areas which are neglected by initial investors

Dear Tahir, you bought a property not the shares from stock market, so chill and wait for the right time. Moreover prior to investing in prism one should keep in his mind that its not a short term investment that you buy today and tomorrow when you wake up your property will be doubled. In long run i.e. 3-4 years for sure prism will give maximum return and definitely more than LDA Avenue or any other property out of DHA. If you you are a consistent buyer than don't panic on every day & down, just pay installments and look-forward optimistically..:)

Jameel bahi i have heard that there there is some land issue in suigas phase 2.As land is not cleared so it is advised to go for procession plots.

Yes You are right, In Sui gas 2 there are few pockets Not Clear Till now, But on Ground Plots are Good If You find Old Map of Suigas 2 somewhere in LRE site you will see Shaded parts, 90% of them have been Clear till Today. Good Thing is sui gas Society is clearly telling before Purchase and allowing at time only clear land and with Possession, One Of friend here in Forum Could Not Complete the Purchase Just because of 4 week Site plan / NOC issuance time By Sui gas, Site Plan issued means Land acquired and Possession is available Only go for Such Plots.
LDA venue 1 is Very good project now Most of the Problems Fixed Price also came abou 20% lower than last year, but I think It will not Grow in 3,4 ys time scale and there are few qabza issues. People make Juggi on your Land or start Nursery or Building Material Business and each time you come to them they will say we will go when You will Build, they watch the weakness of the party. Overseas gentleman is best for them, they exploit you. 2 examples of My close friends, Both in LDA area in one Plot Gujjar made Juggi, in other Building Material business set up, Both of My friends had very well connected Political Back ground, they could vacate them but had to make Houses on plots, Now they are thinking what to do with these houses. I never heard these things in regulated societies,

Housing development: Owners get letters for LDA housing scheme



Plot owners and allottees have been advised to verify their plot numbers from the website after receiving notices sent by the LDA.

Owners of more than 6,000 plots in Lahore Development Authority’s Avenue-I Housing Scheme have been issued letters of possession. The authority has announced that it is handing over possession of 7,000 plots. These plots are situated on 69 per cent of the housing scheme area that has been cleared so far.
The authority said that electrification; construction of roads; provision of water supply and sewerage systems’ and other services had been completed in this area.
A one-window cell was established at the LDA’s Johar Town office for this purpose. A site office was also established to figure out the demarcation of plots on the land.
The authority announced that it had retrieved more than 1,600 kanals land in the housing scheme from land grabbers and encroachers during the past few months. It said more than 1,300 new plots had been created on the land. Development work has begun on these plots.
Physical possession of the plots will be transferred block-wise. The LDA has uploaded lists of clear plots on its website www.lda.gop.pk.
Plot owners and allottees have been advised to verify their plot numbers from the website after receiving notices sent by the LDA. Owners have been asked to visit the one-window cell on the first floor of LDA’s office on 467-D-II, Main Boulevard, MA Johar Town. The procedural formalities for this purpose will be completed in one day.

Once I worked in GOVT office. I saw there one PA who used to copy any document which was passing near to him even he had no concern. Actually he was preparing file of current boss to present his future boss. This is style of working in PK and now you can analyze future of LDA avenue. It distort after Mushrif GOVT as Shabaz Shrif moved avenue budget somewhere else and now who knows when what happen and what will be effect of PA file to new boss

LDA AVENUE 1 POSSESSION OPEN FROM 31TH MARCH 2014

Lahore – The LDA (Lahore Development Authority) has announced that it will start handing over possession of plots to the LDA Avenue 1 allottees from 31st March, 2014. Possession of plots will be provided on 69% clear area of LDA Avenue 1.The body has also granted a building period of three years to the owners of plots. Applicants are required to deposit a processing fee of Rs. 10,000 per kanal for getting possession. LDA has advised the defaulters, who have not submitted their dues so far, to settle remaining charges by 30th June, 2014. Failing to do so will lead to the cancellation of their plots.
