I mean if you compare with 4 & marla commercial market of dha. It's not a good option at all. You may purchase this but where ever you wana sale this sector shop it's always hard to find a buyer. I only see only one successful shop in dha phase 3 x Block which is named by Johnny & jhuggnu which is a local burger outlet. And if you see the price trend of 2 marla sector sector shop from phase 1 to 9. It's not more than 1 kanal residential plot. In my opinion either go for 4 marla commercial as it has a huge potential if you have a budget or 1 kanal residential if you want to earn handsome amount of gain. Point is aaj kal ki market main buyer bht muskil say milta hay. So you have invest Wisley

According to chairman FBR, the property prices will decrease (Source: express news dated: 18 June, 2019). What does this suggest? We should sell our properties now (as it is expensive at the moment) and then buy and hold US dollars? Property is already on slump. How much lower u want property to go? Don't expect people giving away plots for free. Keeping a plot does not cost extra or minimal fee. So unless someone is very much driven to get some money, I don't think people would start selling their plots taking in losses of 5 lakh or million PKR. Rest Allah knows best.

Property won’t remain investor friendly zone now even for overseas Pakistanis along with local investors. I know few of my friends overseas who bought 10-15 plots told me that they are loosing the value of their money where they live in terms of devaluation of Pakistan currency. They too wanted to sell few plots but no buyer at demanding price.

No one like to loose a penny even and that is the only reason properties got stuck. New entrants are afraid since prices are so high and property got left with no charms because of taxes and ROI seems delusional because of
Devaluation of currency and who knows how much devaluation is on the card because of free float exchange market. Govt has no call on dollars value.
It’s gonna be a hard ride for sure. Don’t want to scare people who have their vested interest in properties but Signs are ominous for those who can are foresighted

There is Property Tax is on Houses shops etc, This is Not to be Confused with Income tax, or Tax paid at the time of transfer of Property, There is no Tax on Files or Plots, However last Govt Announced a tax on Plots with Possession and No Home Construction started, It is similar to no Construction Penalty But I am not sure it is enforced or not, I have some Plots with possession but none of Housing Scheme Contacted me, However it is quite possible the this tax may be imposed once you start Construction, same is true with No Construction penalty by the Cooperative scheme

I have a question here pls increase my knowledge if a non filer bought a property in 5 million 3 years back now he wishes to sell it in 6 million. What will be tax implications? And also elaborate what are the tax imposed on non filer selling his property (I have seen everywhere info regarding nonfiler buying property).

Best of my Knowledge, [as there are many Laws but many are not imposed strictly by FBR]
As filer or Non-filer, selling the property you will have to pay a gain tax, that will be calculated on the difference of your buying and selling price, If you can prove the you Bought in 5 Million and Sold in 6 Million then Tax is on one Million may be 2.5 Lac.
Till June 30th Gain tax was only implemented on last one year[or 3 years I vaguely remember] But From July 1st 2019, Any Property Sold within in 10 years will be liable to get pay gain tax,
Gain tax is can correctly be calculated on documented economy but Property Purchases prices for last 10 years are quite difficult to track, It looks quite sure that an amendment in Gain tax Bill may come soon and retrospective gain tax will be calculated on basis of DC rates or FBR rates,
