Whether you invest in " pakistanbanao" or any other profit schemes. This all is "INTEREST" SOOD and that is Haram. Better to do and promote business or invest in property. Every year around 8 to 9 billion USD invetsed in property that is HALAL whereas profit / SOOD of all kinds is prohibited in Islam.

Hoarding something so a shortage is created and
prices increase is also Haram, so buying a plot on which you dont intend to build a house, then you are creating a shortage for a genuine buyer and increasing the price for him. I think that is Haram too.

@Ahmed , brother, there is no second opinion in Islam on Sood/Profit. !!! Clearly prohibited , all scholars are agreed on it.
Whereas ID and passport pic are today's requirement because of dishonesty of people and different School of thoughts available, some says Yes to pic and other says No !!!
@ Thinker, brother, it all depends on NIYYAT regarding hoarding, buying plots, increasing price deliberately, all our actions are related with NIYAT.I read and listed to many liberal and strict scholars everyone says that profit/SOOD is strictly forbidden in Islam, no second opinion.

What ever you say. Our nation is unique. Till the real estate investment was fruitful, interest is haram etc. When property is doomed and there is option for high profit they will turn towards dollar certificates. No halal haram fatwa will work. All want profit. Where is it maximum. Period.

@ Hasan , you are right , but Allah does not give Fatwa , He orders to keep yourself away from SOOD and so called profit.
In the presence of Quran and Sunnah, we don't need any kind of FATWA.

There is a difference between "Sood/Interest/Riba" and "Profit" so I would suggest that profit is very much halal so lets not mix up the two.

For example:
You build a house yourself and puts up the asking price of Rs. 100 no matter what might be the cost of building the house yet you have every right to ask Rs.100 or Rs.1000 or Rs.10000000 with a profit of 10% or 50% or 5000% because first of all you are not forcing anyone to buy your house therefore it is very much Halal, however if you have invented a life saving medicine and then put up a ridiculous amount of profit just to exploit the people as they cannot survive without having your medicine then its Haram.

So I believe it helps and secondly if someone can point out anything wrong in this would gladly love to know.

State ,Govts have different position thn indvidual.when state can give subsidies in hajj which jlis only applicable if people can afford thn how come state given policies can come under haram sood it should be call something else and its not like dealing with indviduals so national based scheme is not haram and people should help their beloved country under GOD.

If "SOOD" is haram, then why Government of Pakistan paying 3 or 3.1 % interest to Saudi Arabia and why Saudi Arabia is taking "SOOD" ? I am talking about dollars we borrow from Saudi Arabia and UAE?

Sood is haram and there is no argument over it. It is haram under the same circumstances as prevailed 1500 years ago. i:e certain amount from an individual paid to other individual who is in need for certain period for returning with a fixed overhead+actual amount.
Above conditions seem different from today when I buy these PBC or I keep money in fixed
deposit in bank basis I am not dealing with an individual in need.... yani.......

Instead I am dealing with institutions having all kind of bussiness experties.

However I stay in doubt on above.

YEHI to Rona hai society ka that we all need profit with money without work . Buy commodity physically and get either profit or loss that is only HALAL with good NIYYAT

Instead keeping the money in bank deposit , one buys a house and give to individual for returning the same after fixed period alongwith fixed additional money as rent There is no selling of house on profit or loss and money as rent is being earned without work similar to profit paid by bank..

If i buy 100 houses and give on rent then its pure islamic? why? because there is a physical entity (house) involved. I purchased a tangible asset and rented it out.

in this PBC certificate, I am handing over money to other party with no knowledge of how they are going to utilize it or how they will earn profit? we are not purchasing a physical/tangible asset.

its a money deposit scheme with promiss of more money returned in future. Purely unislamic

FBR has increased valuation of plots by 25 to 110% in large cities of Pakistan. They plan to further increase these rates in the next budget. This means two things will happen. A buyer and seller will have to pay more taxes and duties, and secondly the buyer will have to explain a much larger amount to the FBR as to how he got that. Both bad news

After balloting by DHA bahawalpur, my 1 kanal allocation file is assigned a plot number in sector J. But All I know about DHA bwp is that it is sectors A, B, C. So, I am curious what is this sector J? Seems to me a fictitious sector which will appear on ground in the years to come. So, we need to wait 2-3 more years despite the fact that we have waited for a couple of years already.

What I feel is mostly Army officers and Installment
files have got plots in Blocks A B C. I am not surprised as it's routine practice of DHA to deal with civilians. Now, we need to wait for next 3-4 years at least.

My two cents on future of
dha multan after seeing dha Bahawalpur :
Dha multan ballot will take place when People will have paid their instalments so wait for another 1.5 years
Both dha multan n bhp will be under severe selling pressure because of i): development charges of approx 20 lac ii) : Huge supply of plots
iii) lack of this huge number of genuine end users who really want to build house in there
iv) availablity of other better options e.g., one can buy an average prism plot in 90-100lac with all dues cleared , why will he choose to buy a dha multan kanal in 50 cost of land +20dc+ 10 expected gain because of ballot = 80 lac , it means expected gain of 10 lac on ballot of dha multan is unrealistic !

i myself got 2 corner+facing park plots in the ballot by the grace of Almighty ALLAH , will there be any additional charges for it now?

With no world-class living standard housing society in lahore , i expect these (asap A & B Block) plots to be touching 80+ by next year end when posession will be given

Good to see some discussion going on, this forum had become a "rate-list" for quite a while.
Yes DHA BWP will reach 80+ when fully developed but the real question is how fast the pace of development in future will be. So from now with an investment of 50 lac (including the development charges), the increase will be according to the percentage of work done on it. IF IN THE NEXT 3 YEARS, IF THEY MANAGE TO REACH 50-60% DEVELOPMENT LEVEL, then
prices will also touch half way from 50 to 65, i.e., a profit of 15 lac after 3 years for an above average location plot!!!
The way DHA BWP will rise will determine the future course of action for other DHA initiatives like Multan and Gujranwala as well.

waqas222 , you are 100% right profit is directly related to development progress in future. but i do not agree with investment 50 ( including development charges ). because u r ignoring the investment of installment buyer which is 38+22=60 , so if they will sell in market with same 15 lakh profit after 3 years , price will touch to 75 lac , so with the price range cash buyer of 1 kanal file will definitely have a good profit which will be arrange 25 lac becz his investment is around 50 lac ( 28 +22 = 50 lac ).

do you agree with this , after development we should not ignore the installment buyer who will sell in market will definitely with some profit.

Does not feel good to hear that the people buying the
files two months getting plots in sector A. For a failed project like dha bwp, the plot allocation should have been based on first come first serve basis, i.e., when was the file actually bought. Sector J guys seem to be doomed. So it might be better to sell the file and buy a civic instead which will give better returns in 2-3 years than dha bwp. All I see from dha bwp is that only army personnel, big investors, dealers are in profit, everyone else is suffering.

@reyan: I don’t think the person who bought on instalment @38+ 20 dc = 60 will be able to reap any benefits in coming 2-3 years, it’s not his choice —it’s the market price at which he will have to sell his plot.
When an almost developed ready to construct plot in prism will be available at 1 crore, only a meagre number genuine local end users will think to buy in bwp at 60-70 where it may take bwp another 3-4 years to reach to prism-level development. Dha always says it will be “fast track” development buy ground realities are different and one will be more than happy if he gets a plot after even 7-8 years of ballotting 🤭In recent future , property as a whole will remain under pressure and it is no more a profit reaping option. The govt also wants this sector down and wants people to either keep their money in banks or do some business , they don’t want people to dump their money in Realestate so a there is real focus of govt to keep this sector down 😂

Its surprising to see that everyone is portraying a bleak picture of DHA BWP project by comparing it with other DHA projects etc but no one has compared the
prices of nearby societies of BWP with DHA BWP. Do you guys think that other societies can surpass or even can be compared once possession granted in DHA BWP. Now with development ongoing, even if the possession of few sectors is granted by the end of 2019 and construction of houses picks up pace by the end of 2020 (Can even add one more year to it, lets say significant no. of houses started constructing in 2021), how its price will not be at par with other reasonable societies of BWP where prices ranges from 60 to 70K in Kayaban e Ali Housing Society to 150 to 200K in Hashmi Gardens at present.

And now we have Rana Australia, no matter what project you discuss, he will jump in to sell
Dha Peshawar.. :-)

Keep it cool guys.. Don't feel so insecure about your investments in Prism or Peshawar. You don't need to undermine other projects to defend your investment

pakistan banao certificate

Please discuss the impact of Pakistan banao certificate on property market which is already in slump... Will it put property market under further pressure as Overseas pakistanis will find this way to park their money? Already a plot of worth 1 lac USD has lost its value by 30% in previous 1 year and is now available at 70k USD in many big schemes e..g, I could have sold my prism A block plot of in 1 lac USD in 2017 but i chose to chose to pay 20K USD on it further. But now its worth is not more than 90K USD.

I think that overseas Pakistani's wont invest in property till the uncertainty about the price of dollar is settled. Government is not announcing where they want to keep the Rupee (perhaps they dont have any idea). If overseas Pakistani know for sure that rupee will stay at 139 for the next 1 to 2 years they will invest, however with no guidance for the future they will prefer to keep their money in any international currency rather than convert to Rupee and take a hit.
Secondly I dont foresee any major investment in these bonds, as people are not sure if they ll get back their money in dollars 3 or 5 years from now, specially if Pakistan runs out of dollars. This will happen as we are still losing 1.4 billion dollars a month, so aid by Saudia and UAE can only avert the collapse for another 4 months but cannot fix the bleeding.
In short property will stay down in the 3 years, specially since FBR is hunting down every one who is investing in property. Investment in BT has become insecure and also in thousands of other societies.

I think overseas have option to invest in these certificates for three years , my calculations as follows:

Invest 1 crore pkr in certificate in dollars @139 that will buy 72k$ and it will become 80K$ after 3 years. At that time , usd will be at least @155-160 thereby net worth will become 1.3 crore ,,,,
Now coming to plots, a plot of worth 1crore is expected to either loose its value to 85-90 lac after next three years or it will remain stagnant to same 1 crore because of severe crisis of property market in Pakistan and the threat of FBR...
