Property in comparison to dollar.

Dear Readers,

I would like to get your feedback regarding buying property in current scenario . Is it feasible option ?while all indicators are directing towards property crash.

Would appreciate if logical discussion based on ground reality is initiated.

files/plots where only investors are playing. Its very risky.

OR Buy property with handsome rental income (6%+) and some growth potential based on on ground realities. If a property increase 14% in its value and gives 6% rent. Overall it will be 20% per anum. I think its not bad.

In relation to dollars with property, we need to see history taking any property into account. Phase 9 property in 2005/06 was in range of 40-45 lacs while dollar was in range of 60-65.
Thus making file trading at around 67k $. These dollars as of today makes 94 lacs + 19.5 development charges make 1.24 crore.
The good
location plot in phase 9 comes in this range. So to make break even with dollar one must have a Good location plot.
Those were peak time of property and so is the case these days and we all know what happened afterwards.
So in my opinion buying property at right time and getting out of it is the crucial factor. I hope stucked people would have bought properties in 2011-12, else it would only be profitable for them in next boom, since property bubble may burst. When ? Only time can tell.

So is it a good time to sell? I have some commercial property in Islamabad, which is providing me good rent. It has appreciated considerably but I think the rent is low as per potential. But rather than keep it empty, I rented it out. I am currently making 6% per annum (calculating at the price I bought it for, not what it is worth right now) rent on it - and rent is increasing 10% every year. So I will hit close to 7% in the early half of next year.

Looking for advice on what else is there in the Islamabad market to invest in? I can only invest in Islamabad, because I do not have spare time to explore options in other cites.

So there are two ways of looking at it, first is whatever everyone is saying, dollar goes up, property value comes down unless the property market is booming. I bought properties that have more than doubled in the past few years, but in terms of dollar value, probably at the same value. Alternatively put the money in the bank and with current interest rates, you earn nothing. So if you are living outside of Pakistan and can buy property wherever you are, its a better bet than buying in Pakistan. The flip side of the coin is, your bank dollars are currently worth a lot of rupees and property is down, so for an investor, its a pretty good time to buy. Unless of course you don't want to live in Pakistan in the long term in which case, you don't want to buy property here and get stuck with it. In my opinion, the current property market challenges in Pakistan also present opportunities for the investor in the longer run. Dollar price is expected to go down in the coming few weeks, not up. The slide is the result of lack of confidence which should come back with the IMF and other programs plus foreign funding that are all being finalized currently. So upto the investor to take a risk and make some money or stay away. In my particular case, I am staying away for now and looking to buy some property where I live. However, I have investments in Pakistan and keep a close eye on their market vis-à-vis dollar value. Over the past 8 years, I have made more money than the bank would give me interest on, even with the declining rupee dollar parity. But its a game of long term investments. Anyone looking for short term gain will be disappointed.

Pakistan is going through monetary contraction (rising interest rates/inflation and devaluation of currency), this coupled with the fact that people, a considerable portion who have ill gotten gains do not want to be investigated by NAB and FBR and are unlikely to invest,circulate money in the economy,

You have to be very lucky to time the market, majority in the world fails at this.

On another note, much of previous unrealsied gains will be lost as ruppee devalue further meaning you barely made any money above the marginal interest rate increased. I say bring this on, we need this to happen for economy to become productive.

Revival of OGDC Town Chattar (Near Murree - Islamabad) ?

AGM 2018 of OGDC Town was scheduled to be held 01 December 2018 at OGDC Chattar site after a period of approx 4 years.

Quite a large no of participants came to attend the activity. However, Quorum was not complete because of less than 1/3 rd members’ availability as per Cooperative societies act rules. Therefore, AGM could not be convened officially.

However, the event provided an unofficial opportunity for participating members to show their anger and frustration on slow pace of development and possession. Amid Hard Talk scenes, it was clarified that 1700 Kanal Land is titled against OGDC Town, but the Qabza Mafia has not handed over entire land. Moreover, due to litigation and other unfortunate delays the society management was under a standstill. Major legal hitches are clear now and some obstacles are still to be removed. Revenue generation is a major roadblock which is primarily due to low confidence / trust of members.

The society management should consider ways to give a rebirth to this society and reduce sufferings of members by adjusting plot sizes and merging of files etc at nominal charges. The commercial areas may be partially developed first by society to generate funds through open auction for limited plots. The Qabza Mafia (likes of Mansha Bam) is on a run these days, so why Qabza Mafia of OGDC should relax - probably right time to take them to a hard hit through social media and recently awakened though half hearted Govt departments.

May be its appropriate for about 1700 or so OGDC Town members to take out some time and stay fully involved in the affairs of society for upcoming AGM which is scheduled on 26 December 2018 at Aabpara. The past was troublesome, but probably there is no point in sticking to it for a better future? Keep the spirits alive and hope for the best from Almighty Allah.

Govt may introduce another mini-budget to address economic woes

ISLAMABAD: As the incumbent government is facing severe economic issues, it is likely that another supplementary budget would be introduced soon through a financial bill, sources revealed on Saturday.


According to sources, Pakistan Tehreek-e-Insaf (PTI) government is making arrangements to introduce another mini-budget that would be aimed at meeting the conditions of International Monitory Fund (IMF), the constitution of Sarmaya-e-Pakistan and removal of the condition of filers for the purchase of properties.


Sources said another supplementary finance bill would be imperative to meet the revenue shortfall, adding that the government was working on the same lines. However, the bill would only be introduced in case the government failed to get major assistance from friendly countries.


In case the supplementary budget is introduced, this would be the second mini-budget that the incumbent government would present in the current financial year, as it had presented the first one in September 2018.


According to sources, in order to decide about subsidies, taxes, tariffs, and duties, as suggested by IMF, the government needs to amend the Finance Bill 2018. Apart from these measures, the constitution of Sarmaya-e-Pakistan Company was is also needed after approval from the parliament.


According to details, Sarmaya-e-Pakistan Board of Governors will be headed by the prime minister, while other members of the board will include three federal ministers, whereas seven members of the board would belong to the private sector.


Sarmaya-e-Pakistan would submit its recommendations to the federal cabinet. Following recommendations, the federal cabinet would hand over the government control of the state-owned enterprises to the company. This step, as claimed by the government, would minimise the government control of SOEs and help manage them professionally.


The model of Sarmaya-e-Pakistan was taken from Singapore and Malaysia. Prime Minister Imran Khan, during his visit to Malaysia, was briefed about the success of ‘Khazana model’.


Apart from the new company being constituted to manage the affairs of SOEs efficiently, the PTI government would also be taking another major ‘U-turn’ by removing the condition of filers on the purchase of properties in the country.


Prime Minister has recently been informed by the members of Pakistan Business Council that the removal of condition on the purchase of property, vehicles etc. could give a much-needed boost to investment and business activities. The premier was almost convinced by the idea and he may direct the finance ministry to remove the conditions through the supplementary budget,” said an insider.


In the previous supplementary budget, introduced in September, the incumbent government had decided to remove the restrictions on non-tax filers with regard to purchase of real estate and automobiles. However, after criticism from opposition parties, the decision was reversed, keeping the restrictions imposed.


In the last budget of the Pakistan Muslim League-Nawaz government, a ban had been imposed on non-filers of tax returns to purchase new cars and properties. The car manufacturers and real estate developers were up in arms against the decision that had plummeted car and property sales by up to 50pc.


According to sources in the automobile sector, the manufactures/assemblers were presently facing a cut in demand by 25 to 30pc due to the said restrictions on non-fliers.


The issue of filers was also taken up by the automobile sector’s representatives with the prime minister at the recently held Pakistan Economic Forum, organized by Pakistan Business Council. While deciding about the removal of the condition earlier, Finance Minister Asad Umar had claimed that the ban was interfering in the ability of overseas Pakistanis to do business and invest in Pakistan.


However, sources believe, the decision of removing the condition on non-filers will also give a negative signal to investors and the existing filers at a time when the government is forcing people to become filers.


A source at the finance ministry claimed that the government would delay the introduction of the mini-budget in case it receives assistance from China after the scheduled Joint Coordination Committee (JCC) of CPEC meeting on December 20. “If the balance of payment issue is addressed for next five months, the government can avoid introducing another supplementary budget and take the initiatives by May 2019 in the next budget of 2019-20,” he said. “The preparation of another supplementary budget will depend on the urgency of IMF’s next programme.”


Interestingly, the finance minister, while introducing the supplementary budget, had claimed that the mini-budget for the current year had become inevitable because of severe economic crisis and necessitated by the “unrealistic” budget announced by former finance minister Miftah Ismail.
