In case of phase 7, there are two more important point which are causing price differential:
1. possession and non possession plots; upper cutting has possession and lower cutting is still non possession.
2. General perception of phase 7, i think it is considered that is far becuase it doesn't have direct connection of ring road (phase 9 is connected directly to ring road).

In my humble opinion, price differential in upper and lower cutting of phase 7 is going to reduce in near future because:
1. possession of lower cutting
2. Currently one can make cheapest house in phase 7. u can built a complete double storey house with in 260-270 lacs in phase7. In lower cutting one kanal plot is around PKR 10 Million.
3. currently we only end user in market, who wants to built the house and live in it. there is no investor and for end user the cheapest choice is phase 7. phase 9 is at least 3 years away and IVY green around 1 year. hence no other choice except phase 7.

i think phase 7 is a good investment in the current environment. At the end of the day, you can in DHA by investment only 260 lacs, which is the plot price of phase 6.

I am planning to buy 10 Marla plot in low budget societies. My bidget is max. 4 millions. I have sorted out following three options:
1. Khayaban-e-Amin
2. Bankers Avenue Co-operative Housing Scheme (on Bedian Road adjacent to DHA-7)
3. IEP Engineers Town
I am confused which option to choose. Any one here who has current / previous experience of living there or buying plots in these housing societies please share their valuable experience and honest opinions about these societies.
Further, please give me a fair idea of 10 Marla possession plot prices in these societies?

You commented on one of my answer one week ago that u hate correcting people.

Kindly donot take it personal. Discussion forum means to share the experience. So I will once again like to inform that
prices in 2002 and 2013 were sky rocket although these were election years. And as far as time of pre and post election is concerned I do not remember a huge difference of prices.

However now I will like to share the experience of 2008 which was a dead year for property business and also was an election year

No gains could be seen before or after election because from 2006 to 2011 these 5 years were worst for property business.

So any one can also easily predict that in the presence of new law according to which non filer wouldn't be able to purchase property of worth more than 4 million property business will see another slump of 5 years.

With due respect, I dont mean the whole of the year. Just before elections, there is uncertainity (next government and how the economy will play, etc.) and real estate volumes are low and people only sell if they are forced sellers this means
prices dip. I cant really comment on your personal experience which may have been different to mine and a lot of my friends and other investors.

I do think prices wont go up for atleast 2-3 years at a minimum (Lahore,Islamabad, Gujranwala, Multan, Bahawalpur) owing to changes in taxation (prices will still increase in Karachi and Peshawar (just not dha Peshawar)) but the business will rebound in the long term. Investments should always be a long term strategy and quick gains in the last few years are unlikely to return soon as so many people are taking money out of Pakistan and investing abroad.

Globally credit market and money market has been squeezed as US raises interest rates, quantative easing is withdrawn and 10-year bond yields increases, I expect gold may return as an ideal investment but that is just a theory.

Thelma you seem to be a new to real estate and especially to dha they have been very unrealistic with the ballots let me give you a example i bought 2
files of dha 9 now named prism in 2004 at 43 lacs and the same went to almost 13 lacs in 2012 and most interating tjat it balloted in may 2015. So its upto dha and their intentions.... you never know how long dha takes to do ballot

Prism development will take from anywhere 5 to 8 years more.

Some blocks might be handed over after 3 years.

Average H block plot was for 68 lakh in July 2015. If average now is 105 lakh and if one subtracts paid installments and 18% rupee devaluation vs dollar, the price is still 68 lakh today.

Yes even i and habib also sais that dha always make a false promise. But there were people like surfer who have just like 3 to 4 years real estate or dha experience start bashing. I am looking for a comment by surfer back in 2016 where he said that by 2018 all priam top locations will be 200+ mark my words. Even today with 10 paid you can buy excellent location in top blocks in 135 to 140.You should be supportive to some phase but dont become so emotionally in loved with it k ap inflation property cycles and gov tax ko ignore kar do. This is what dha have been doing from past 12 to 15 years. Prism is a largest phase in dha. i visited prism in march through dha town i would say that A,P,C and D will be handed over after 2 years and the remaing after 4 years. So it almost makes that it was to handed over in 5 years combining dev started in feb 2016.

I will always that time of entry and leaving is the most important factor in dha.
Prism would never have been short time investment even now. If you want short term investment go for phase 7 or phase 8 but if you want to go for a long term than go for prism. But we have to see that what measure gov take on real estate as they are very prepared to impose taxes on property like they knew that whole money is in real estate market. If non filer is not going to buy more than 5 million property i would say that there might be more correction in market as few people wants to become filer as fbr sends you notice regarding the source of money and believe me it is the moat irritating things you will ever have to face. Secondly is the property cycle 2014 to 2016
prices increased alot and according to cycle it was to face some correction and was about to come out of it by end of 2018 or early 2019 but seems gov measures have prolonged it.

I would expect there to be a 15% to 20% chance of such a correction but only in Phase 9 and Phase 10
files. If the new government is not PML N or a coalition with PML N, expect the chance of such a correction to increase to 40% to 50% but again only in Phase 9/10 files.

Its all about investors taking money out and selling files in bulk which they can if outlook looks negative.

In my humble opinion investing in DHA was not a wise decision back in 2012 and 2013 as i did. People invested like my colleagues with the same amounts at that time in canal road and ferozpur socities like Izmir, Pakarab and Jubilee town etc. have earned a lot more profit and without any burden of so called Development charges. Also they have on-ground clear plots and we are still paying to DHA and throwing the money in the wells... with the hope of getting plot in near future which is not possible upto next 8 years for sure in Prism.
