AOA,
Please to guide me for following proposal.
I have 10 MARLA Plot near L-1227-Prism with 6 paid and 10 Marla Plot near R-2763-Prism with 5 paid.
I want to sell both plots and to buy one 10 Marla Plot in T Block Phase 7 and to construct double STOREY House on it.
Please to furnish the sale cost of both plots, purchase cost of the new plot and construction cost.
Is it possible to complete this within the above proposal.

Dear Alvi, the construction cost of average home is around 2000 Rupees per square foot, covered area in 10 marla two storeys should at least be 3300 sq. feet, so construction cost should be around 6 million if you are careful. Good 10 marla plot in T block ready for construction should cost around 8 million, so total budget should be around 14 million, you could probably make a few compromises on construction quality and plot
location and save may be 1 million, still minimum 13 million. So yes if you can sell your plots for that kind of money, it is doable. Problem might be finding buyers that are virtually non existent at the moment. Good luck.

I want to sell both plots with suitable price at the same time because I have to purchase the plot and start the construction work together.

DHA Phase 7 Construction Boom

I recently visited Phase 7 , Contrary to Belief of some Commentators there is Full swing Construction Boom in DHA Phase 7 Especially Upper Cutting, There is Hundreds Of Houses Under construction, Block R is difficult to Discriminate from Phase 6 and Alone have 100+ Homes price is also reaching Phase 6 Price, we can imagine that in 2 years Phase 7 will have same level of Construction as Phase 6 is Now. As Phase 6,7 Infrastructure access Roads are same. Current Minimum Average Location plot will reach from Current level of 130 to About 170 in 2 yeas with Approximate gain of 2 Lac per Month .

Construction activity is picking up. Only thing which is a little hurdle to phase 7 is chak Dhera. Chak Dhera is blocking the straight approach road to phase 7.

Once DHA clears part of village to have a straight road to S, T block. There is no stopping of phase 7.

Barki road is the only road in new DHA that has 200 feet right of way and funds of Bedian widening have been diverted to orange train with the result that connectivity of phase 7 through Barki road presents the best approach to new DHA phase 6, 7 and 8

I agree with habib, shahid and fact comments. i think, phase 7 is under priced. Especially phase 7 blocks W, R,S & T are just within 3-5 minutes drive from phase 6 and once people start living, in 2 years, it will just be a part of phase 6. So it is an ideal time for buying in phase 7 plots.

Pakistan kidney and liver centre and widening of barki road will add more value to phase 7 and surroundings as well.
