Steel for RCC and Construction Material

Dear Fellows,

I have started construction of my house in DHA Phase-5, Lahore. I request LRE users to guide me on

1. Which steel is better Amerali, Afco, Mughal or any other.
2. Reliable suppliers of steel who give genuine steel and correct weight measurement.
3. Good suppliers of bricks, cement and crush.
4. Prevailing rates of A-class bricks, crush and cement.

1,2. Afco is good but you have to go their Badami bagh office to purchase, weigh & load in front of yourself. 2nd comes Model, Amreli, Mughal which are available in the market. When buy steel, make sure shop's scale is not tampered.

2. There are lot of suppliers in the market, hardly anyone perfect. I suggest whichever you try, just don't give any money in advance, never ever !! Pay only when materials arrive at your premises, check the quality & then pay after couple of days.
4. A class bricks starts at Rs. 8000/ 1000 pcs. Rate can go upto 8500/1000 pcs. Margallah crush rate is 75.sqf, Sargodha crush rate starts at Rs. 58 & can go upto 68/sqft. Cement rate varies time to time, currently Maple Leaf is Rs. 530/bag & Lucky cement is Rs. 510/bag including delivery at sight. I construct & sell houses so above is based on personal experience.

A class complete construction with finishing will cost around 2800 to 3500, actually there is no upper limit. It depends upon how much you want to spend on finishing.

Actually there were of phase 2 named as Phase 1 extension, mostly the
files of upcoming DHA phase comes in market initially as extension of its previous phase, later they named as a separate one, they still are in market but buying/selling is very low as it's a long term project.

Yes, it will hover around 45-50, near balloting it will be 55-60, and after balloting depend upon the
location of plot it will be 63,65-70 or more than that in best case scenario.

Trending towards Phase 9 town

Phase 9 town investment is one of the best opportunities you’ll find in today’s slow market. The market is trending towards Phase 9 town. There are multiple reasons for Phase 9 Town investment. These reasons will be underlined below and explained later. Investors, builders and one time buyers are also buying plots in Phase 9 town. Major reasons for investing in Phase 9 town are given below.

It is the cheapest 5, 8 or 10 marla option with possession in DHA at this time.
Builders are moving in because of the low overall cost of construction of a house compared to building in Phase 6.
With the induction of E block it means that a direct approach from the main Bedian Road.
It offers a complete community living given the number of parks, mosques, commercial plots given it’s a small size community.
There is an increase in the number of houses being built in Phase 9 town especially C block of 9 town.
The next step after completion of CCA 2 of Phase 6 is the underpass which will connect Phase 6 to 9 Town.
9 Town is the gateway to Phase 9 Prism.
With the cheapest plot prices in DHA Phase 9 town it is advisable to procure a position yourself. The difference between a 5 marla plot in Phase 6 and Phase 9 town is almost 3 million. The gap in the coming times will reduce. D block Phase 6 five marla options are towards the boundary whereas in Phase 9 town you can also get a premium plot within the community. The price gap will be reduced but can never be finished as Phase 6 will always offer more facilities such as a Golf Course, DHA club, bigger parks etc. to its inhabitants. The reason to buy in Phase 9 Town is primarily is the price plus it’s a growing community and as it saturates the rates will tend to go upwards.

With the direct approach from Bedian, upcoming underpass from Phase 6, current entrances from both Bedian Road and Askari XI it is quite accessible for anyone who wants to visit. This allows for ease of access for anyone coming to 9 town. E block commercials will also give a great infrastructure boost to the Phase 9 town. The reason is that the market starts from main Bedian road and is very suitable for brands for their exposure.

From a construction perspective you have an overall lower investment as the plot prices are very friendly compared to a 5 marla in Phase 6. The profit is almost similar to what you’d earn in Phase 6 therefore having a higher ROI (return on investment) compared to any other 5 marla house you build in DHA Lahore.

The infrastructure of 9 town has ample parks, mosques as well as commercials for a complete community living within DHA. It has all the necessary amenities for a comfortable living. Although developing it’ll eventually turn into a premium 5 marla community for residents who’ll be able to enjoy DHA living standards. Location of 5 marlas in developed Phases or Phases being developed is not that high end in terms of locations. In times to come almost 2-3 years once the possession of Phase 9 is handed over by DHA it’ll continue to grow significantly. The reason is that Phase 9 town is the gateway to Phase 9 Prism. Once the possession is handed over the DHA access to Phase 9 Prism will be from DHA 9 Town. This would prove to be a very lucrative opportunity. We have to understand the future as well as near future prospects of Phase 9 Town. Phase 9 town investment makes a lot of sense as of today with bright future prospects however you may look at it.

Yes that is true phase 9 town seems to be very fruitful investment at current scenario keeping phase 9 prism facing correction of about 10 to 12 percent. Till prism possession it will be having like good number of houses and it is the gateway to prism and is very near to phase 5 anf 6 etc. I along with habib have been saying it many times here that phase 9 town will now start gaining and will be good from investment point of view for coming 2 to 3 years.

But i will disagree with you on phase 9 town commercial. I think town E commercial is not that attractive for invedtment beacause it is facing phase 6 CCA 2 commercial combining both commercial plots exceeds from 600 plots that will be a huge competition with not much population around it. Phase 9 town CCA would be excellent as it is centrally located in town plus less competiition and will be leading to upper blocks of prism. You can see from availabilty as well town E commercial plots are heavily available in the market while very few options available in market for CCA especially 8 marla.
