Dear Sir,

Phase 7 410 Y is around 130 to 132 Lac.
Phase 9 Prism H 65 is around 135 Lac.

I 'll suggest you sell the phase 7 plot, and hold the prism plot. prism plot prices increases gradually but phase 7 prices remain same.

I am not much satisfied with Mr Shahid Riaz advice as I have observe phase 8 and also that phase 9 is very big a lot of supply and plus that it is yet be delivered where as phase 7 is the present but don't know why the prices are quite stagnant or rather it would be better to say not increasing with the good pace

If sole purpose is is holding and not making home then I will sell DHA 7 Plot In short term it may grow more than prism but long term prism will be better as H65 it is on prime location, For reinvesting 6 to 7 million I will advise AWT2 average location it will soon reach 100 Mark No risk no tension. If you you can take bit of hassle then LDA avenue 1 One Kanal plot in about 70 can be arranged bit below average location but can give you better return, However you will have to safeguard LDA plot as qabza is an issue.

Surfer bhai.....Prism is gaining good but will be slow and steady (i have investment in prism too) but I think ROI on cash files of multan would be much better now in next 3 years specially considering that hopefully Multan will deliver few sectors for posession in 3 to 4 years time while prism will not deliver any sector in this period.

@Shahzad Sir, with due respect do really you think that DHA Multan (it has no map, no plots numbering , plot # balloting will take place at least after 1-2 years and you are saying its few sectors will get possession in 3-4 years :)

I think that its unbelievable for any person who is looking at this project since last few years.

I never say a single word of Comparasion between Dha Multan & PRISM. Making Comparasion of two different projects with a great difference of opinion & difference of ground reaIities is not a fair deal although conclude my wording on both previousely.
Members of this learned Forum are already aware of facts & figures of both PRISM & MULTAN.
Adnan Ali bhai post is a reflection to my words. But again in long term Dha Multan is a good project with fruitfull gains. It will again rise after the absorbtion of Installments plot & near cash file ballotiing.
PRISM is balloted
PRISM got its map
PRISM is in center of Lahore
PRISMERS have plot nos.
PRISM IS On FAST TRACK OF DEVELOPMENT.
No Comparasion of PRISM Location.
You are lucky to have plot in PRISM don't consider it as ROI. Its my wish that my brother shahzad make dream house on this superb phase 9 PRISM one day "In shaa ALLAH".

Surfer bhai Prism is excellent its best it would be future dreamland of DHA lahore and inshaAllah my second home as well. But i was talking about investment...business....as far as maps and plot numbers etc are concerned I am not sure if you have idea of phase 8 story. It was almost a finalized project without map and plot numbers just 6 years back and file was around 38. DHA multan is almost in same situation. Its planning is done location is known. Releasing the map with plot numbers is not a big deal at all in case of DHA multan as development has already started somehow.

Total number of plots were 9800

5 marla plots were 4700
1 kanal plots were 500
2 kanal were 300
4 marla commercial 300
8 marla.commercial 150
8 marla residential 2050
10 marla residential 1800

The number of plots in each category are not huge and decent own is expected. Congrats to winners.

These numbers dont appear to be right. 500 only for 1kanal in balloting....big question mark. If its true people would have lost hell lot of money. Even 4m and 8m figures dont appear right considering total 6000 acre. Anyway let us see the numbers once appear at Dha site

Sorry to say, i had a conversation on live chat with one of bahria Lahore representative, as per him there is no such block announced by Bahria and the affctees will be adjusted somewhere around F sector,
Please confirm this from your sources in bahria.

As I see currently there are only 3 undervalued investment opportunities in DHA lahore if you are DHA investor & did not want to invest outside DHA

1.DHA PHASE 8 Z block IVY green (possession in less then 2 years as per DHA)
2.DHA phase 9 prism (Possession in 3 years as per DHA and looking at development pace)
3. DHA phase 7 possession area which is undervalued on ground plots but location is slightly weak


Your valuable comments and true nautral suggestions are required as what growth % per year expected in the above mentioned options...Growth should be more then 20% per year other wise one could have other investment opportunities then real Estate that can give 18 to 20% return/annum

You buy any of these places the value is likely to be doubled in 5 years Inshallah [not in 6 months]
If you are aiming on making home phase 7 is good, as you can construct any time there if only holding then prism.

Prism would be very good investment but if you are thinking it will be developed in three years that is almost impossible looking at dha record.i think it will take about more 5 years to be developed looking at its size and dha past record.please dont mind i am not prism hater as i am having 2 comm and 2 residential plots there

Why people are becoming very "SENSITIVE" when one say anything against PRISM. It is not an area in Paradise. I believe lots of investments by investors and dealers that why one -ve thing against PRISM :) all starting to fire at the poster :) LOL

i strongly believe that at certain point it will cross the threshhold of top location plot of phase 7 and will be at par with top location of phase 8.mainly due to its centralised location.location makes prism at the top of all phases.it is the best investment for short as well as long term,,,this is what i could make out after so much deliberations and running around.moreover,i m in constant watch of prices for last two months,it is on the increase.this is true analysis which i have presented to u all.based exclusively on my personal experiece.
