Commercial will yield more return in longer run. Prism also very good option but if commercial fits in your budget then must give it 1st priority for sure. DHA Rahber has potential to give you maximum return in next 3 years

DHA has added too many commercials in phase 6 and phase 7. There are as of now more than 2500 commercial plots in phase 6 and phase 7. Each commercial has minimum 6 floors. If there are 15000 houses eventually in DHA 6 and DHA 7, I find it very hard for these commercials getting proper business. Many of them will stay empty at the end.

On the top of that commercial plots are overvalued. There is not much room to grow. On the contrary residentials can grow by a higher percentage as compared to commercials. Only commercial files in proper DHA phases in range of 2-3 crore has room for growth.

@Shahid1: This is not just a DHA phase 6/7 issue. A lot of people are forgetting how commercial activity is completely going to disappear in the next 10-15 years. Retail (clothing/groceries) will be moving to online, banks are already starting to disappear due to online /mobile/fintech initiatives.Very few service based businesses will retain presence in physical markets. No matter what the culture in Pakistan is, the global trends will hit it sooner or later.

There is a lots of difference between army update & Civil update.
Army installment is 50,000 while Civil installments for development charges is 162500/=.
Perferably Civil installmemts paid plots has more value than because till now civil Intallments are paid development amount appox 10 lack while Army update has paid if 4 installmets than 2 lack. So a difference of 8 lack will be added in the price of Prism plot. Try to buy Civil installment paid plot which is very rare in the market & very very difficult to Comfirm specially in A,P,C,D,Q,F,G,&H blocks.

LDA announce 10 percent reduction in commercial fees
Lahore Developmental Authority (LDA) made amendments in Land Use Rules, 2014 and announced 10% decrease in commercial fees.

According to the new amendment schools and hospitals will pay 10% of commercial fee from now on rather than 20%.

Punjab govt urges FBR to roll back CGT, withholding tax
Lahore: The imposition of the Capital Gain Tax (CGT) on immovable property has become a serious concern for provinces, according to a news source. The provinces believe that a higher percentage of CGT is main cause behind a reduction in the provincial revenue collected in the form of stamp duty and Capital Value Tax (CVT).

According to details, the Punjab government penned a letter to the FBR, demanding that the authority roll back withholding tax collected under CGT, as it is against the law for the federation to collect this tax. The Punjab government has informed the FBR that the provincial revenue collected from the real estate sector has been affected because of the increased withholding tax and the new CGT collection regime. Reportedly, the new tax collection regime is the reason why the property transaction volume has dropped.

Through this letter, the FBR has also been informed that the revenue collected from the property market has been continuously declining for the last several years, which has in turn adversely impacted Punjab government’s financial resources.

The letter further reads that the Punjab chief minister has already requested the finance minister to reduce the CGT.
