Bahria Orchards OLC Block B

Aoa, I have a confusion regarding my plot which is in bahria orchards olc block b. The plot due to unknown reasons is still not on ground and when I talked to there office they were just throwing it on other departments. So I dint get any satisfactory reply. Can you please help me that till when they will be on ground or what should be done. I was passing to buy a small house selling that but there is s huge difference of 2 million in on ground and off ground plots. Please help me what to do?

I am in the same boat like you. This phase was announced in 2010 and possession was expected in 2013 however parts of block a and b are off ground. Even if Bahria gives any dead line it cannot be trusted unless it buys land.

so what to do about this plot? I had even deposited the development charges in due time but still sompe plots are stuck. I want to change my investment. is it possible to buy some small home in lahore in budget of 3.5 million so that i could get some thing monthly or is there any other option in 3 to 3.5 million budget?

@Abdul basit sb. Its better to evaluate your plot through LRE. And Consult UPN for your query as UPN is a sister concern of LRE.

I am also interested in rental and growth scope of Bahria town proper commercial. Can some one kindly clarify regarding Bahria Town. In terms of rental retrun and growth potential over 3-5 yrs period.

In my opinion, Bahria commercial area is more than requirements. Rental income will not be as compared to other areas of Lahore. It's a huge commercial zone.

Is there a chance in coming time that commercial and facilities in Bahria may serve nearby societies on canal bank/multan road and upcoming ring road as the population around is not less and increasing quickly.

Dost Khan, Can you specify the purpose, If you are looking for doing some business or rent the Plaza/shop or Want to open your own Business.. There is over supply of Commercials in Bahria, as most of Commercials are used for property business which is bit slow on Main Bahria side have caused Pressure on Commercial price, For example Price in C Commercial in Bahria had reversed in last 3 years, where as elsewhere all properties have Doubled.
Commercials is very Specific business and I myself have limited Knowledge about it, if a residentials is underpriced and nicely developed i can say Pick it it will give definite gain But it is not case with Commercial where a word is used "Pit Gyaa" You pick underpriced but still it does not pick price.
Commercials are risky, Maket and Investor trend based, and Future trend based, On the other hand they also give you you maximum return when start picking up

Thank you for your feedback. It seems Bahria is facing oversupply in commercial. Do you foresee the scenario of neighboring societies when populated sharing commercial facilities with bahria ? or bahria is really in the middle of nowhere.Also how about long term holding like 3-5 yrs will it gain or difficult to specify in your opinion

Risk level is very high, even each bank open two branches, franchises (resturants or cofee shop) can't fill such a big commercial area. Mostly franchises will prefer outlets in malls. Currently Bahria commercial is being used by estate agents & building materials suppliers. They will leave space after area will be populated. Better invest somewhere or buy house for rental income in Bahria. Return will be better & more secure than Bahria commercial

Dear Dost khan, your name "Dost Khan" it self a brand name. You need to cash it intelligently. Commercial space is very expansive & you won't able to get in this price. I recomend you to setup a food truck, a resturant with minimum price and name it "Dost Khan". Another idea try to get 4 Kanal land on BADIAN Road side & start kids swimming pool with full day health activities for kids.

Ahmad hassan sb. i love your thinking process in terms of entrepreneurship. I have always liked a person with different business ideas and coming up with new things on daily basis.

But i don't know why you give business ideas to people who are looking for investment into property.

Running a business and investment in property are 2 different things.

Besides being able to come up with new business ideas you should know when to advice someone about business.

I am asking for food and you are giving me nuts and bolts.

You should always make a new POST regarding different business ideas. Someone like me who are interested in you amazing ideas will start discussing and maybe someone will be able to establish a business if he wants.

It is absolutely wrong of you to advice property investors to start a business. Business is not for everyone. 90% on this forum are overseas investors who are already earning and happy with their life outside Pakistan. They have no intention of coming to Pakistan to start a business.

I will love to hear different business ideas from you on and off but in new post specifically to start a new business.

90% DHA 7 is Open for Construction, New Cuttings Mostly Lower and some new acquired land is still under developed and Possession will be in soon, The development in these cuttings started only 4 years Back when Park view Files were adjusted in DHA phase 7. If You Get a Chance to see Old and New Map of DHa 7 yo will realize.
Before Purchase you can ask about possession letter from owner, or he should show you notification where his plots is shown in possession. Usually Plots with Possession are 10 Lac Cheaper than Plots on same Location with possession, where Possession is not availble se to some litgation issue rates are about 30 Lac less and these Plots are better than files as these are relocated faster.
Most of 90% P, 95% Q,almost all R, almost all S and 90% T and 90% U have possession 70% of X 60% of Y and Z have possession
