Dubai property price declines 'to accelerate in coming months'

The fall in Dubai property values and rents is set to continue over the summer, despite some predictions that the market has bottomed out, a local expert has warned.

In its latest research note, Phidar Advisory said that since Dubai rents peaked in May 2014, the market had declined by an average of -0.3 percent.

However, in May, the monthly rent decline widened to -1.3 percent.

“In a down-cycle, the lowest advertised rent is particularly sensitive to market shifts and can be the harbinger of market trends,” the research said.

“By the beginning of June, the lower limits of asked rents decreased by 4.1 percent compared to the same week of the previous month.

“This is a significant monthly decrease, even for Dubai real estate, a market that regularly experiences annual volatility of 20-30 percent, both on the up- and down-cycles."

Phidar said that although less than 20,000 residential units had been completed over the past year, giving some stability to the market, anecdotal evidence pointing to a pattern of redundancies and slowed job growth – as a result of the impact of the oil price and tighter regional liquidity – might be beginning to take their toll.

“Rent declines usually turn into sale price declines, especially considering the prevalence of yield-sensitive investors,” the research added.

“So, the sale price decline will likely accelerate in the coming months.”

Phidar also said that the oversupply in Dubai’s residential market was expected to remain until 2019.

The firm said that apartment rents had dropped by 1.5 percent during the first half of the second quarter, while sales fell by 3 percent.

Villa rents declined by 3.2 percent, although prices remained stable. In March, real estate consultant ValuStrat said that Dubai property prices may have bottomed out, with values rising slightly in February.

In fact smart investors know very well that the worse oversupply will be beyond 2020 when all this hype of Expo 2020 will be over and temporary residents will leave all this huge supply behind. This is why this leg of decline in Dubai property started few months after announcement of Expo 2020, still continues, and will continue for many many years to come.

Slight ups and downs are everywhere. Dubai is a different story... Less or no capital appreciation but great rental income.

Khwaja Sb. the property you are talking about is The Square, Mamzar.

Buyers are not interested in the property as there are prohibitive terms by the developer for selling and rental.

You are missing the key element of Rental yield, which is the service charges per square foot.After deducting those, the rental yield doesn't look so nice. These are high in The Square.

7-8 percent rental yield is peanuts in my eyes(after deducting maintainance etc). I think Pak real estate has potential to return lot more then that in long term if invested intelligently. even some mutual funds in Pakistan offer much higher yield with option to cash out anytime yu like

Thank you for your replies! I also believe Pakistan real estate market has lot of potential, I am not interested in Dubai market! But those who decided to invest in Dubai should invest in projecs which would give them high yield and capital gain.
The benefit of Pakistani is a benefit of Pakistan! Please help listing top 10 properties to invest in Dubai so that our countrymen invest get 50-100% gain in 3-5 years and then reinvest in Pakistan later maybe!
Dubai is global market, people spend millions in shopping, the current

I recommend UBL islamic funds. please dont go for pure equity based funds as Stock Market can fall anytime. Instead opt for Islamic Asset Allocation fund which goes into different sectors of economy thus hedging from any loss from a particular sector. ABL also is good I have heard. yu can find recent performances of these funds on their websites. please forgive me for any wrong financial terminologies as I actually belong to Medical line and havent studied finance after matric :)

Dear LRE Team and other distinguished members,

I need some information regarding to construction of my house as follows :

1) I want to construct house on 1 Kanal in DHA 6.
2) The idea is to construct a basement, ground floor and upper floor. Both ground and upper floors to be independent portions with at least three bedrooms each. The upper portion to be rented out and the basement and ground floor for personal use.
3) What should be the expected cost per foot for a finished house of such dimensions.
4) Any other issues that need to be looked into.

I am Civil Engineer, planning for my One Kanal House in DHA 6. but not going for basement. If you would go for Good Construction it would be near abt Rs 2500/sft. If excellent construction it would be at Rs 3000/sft. Basement cost will be 1.5 times higher than GF & FF.

Simulation to estimate rational prices of Prism plots

Dear All
 
Like many of you (followers of this discussion forum), I am a real estate investor and prospective buyer waiting for prices to come down to rational levels before making my intended investment(s). As part of the preparatory work and capitalizing on my limited financial and investment analysis skills, I did a simple simulation to try to estimate “target return based” fair prices for canal plots in Prism today.
 
The methodology adopted for this simulation is that after a certain number of years (holding period), prism will develop into a mature phase (say like DHA Phase-5 today) and upon reaching such maturity, prices of plots in Prism will be comparable to current prices in Phase-5 adjusted for inflation during the holding period. By assuming certain average inflation rate per year and current estimated prices in Phase-5, we can project the potential prism prices at the end of the holding period. By discounting the value of the plot at the end of the holding period at the target rate of return per year, we can estimate what is maximum price we should pay for the plot today in order to achieve the target rate of return. The development charges yet to be paid are also taken into consideration as additional cost for buyer in this analysis along with transaction costs (agent fees, taxes etc.).
 
For the sake of this simulation, canal plots in prism are divided into five categories which are (i) best locations, (ii) great locations, (iii) good locations, (iv) average locations and (v) poor locations.
 
The analysis is done based on US dollar values as inflation rate is more predictable.
 
Following are the key assumptions for the analysis:
-          Current plot prices in Phase-5 for above categories are (i) Best at US$ 355 thousand, (ii) great at US$ 315 thousand, (iii) good at US$ 280 thousand, (iv) average at US$ 240 thousand and (v) poor at  US$ 200 thousand

-          Annual growth (inflation) of above mature prices is assumed at 2.5%

-          Target rate of return is assumed at 10% per year

-          Holding period is assumed at 15 years (estimated time for Prism to reach the maturity level in which Phase-5 is today)

Based on the above assumptions, the maximum prices (including transaction charges) which may be rational to pay today for the five categories of plots in Prism to achieve the target return are estimated as (i) best at US$ 110 thousand, (ii) great at US$ 95 thousand, (iii) good at US$ 85 thousand, (iv) average at US$ 70 thousand and (v) poor at US$ 56 thousand.
I thought of sharing the above analysis with other readers of this forum with the hope that it may help other potential buyers like me to make a bit more informed and rational decision based on some degree of analysis

Price wise it will mature earlier than 15 years may be within 5 to 7 years max as happened in the case of Phase 8 ... so as an investor it should be your holding period max. After that
prices will increase gradually and you will have better option to available in market.

@KSA Banker very rational analysis based on good assumptions; however Pakistan property market is weired, its not based on fundamentals and greatly manipulated by investors/insiders/dealers.
As an example On pure financial grounds commercial properties price does not make any sense when compared with rental yield.

Banker Sb, I think the assumption of rational buying does not come into play, otherwise people would not buy plots next to airport or where the whole area is surrounded by carpet factories, leather tanneries,animal research centre, Roohi Nala, that pollute the groundwater or right next to big highways etc :-)

As some of our respected gurus pointed out, DHA particularly does not follow rational trends as many well-to-do overseas friends (looking for hassle free investment ) and domestic black money gets parked in DHA.

Like one property dealer told me "DHA mein mitti sona hai". That is the reality and science fails here.

Low Budget Pomising areas

There are many good B and C Class areas which worth investment. As every one cant be accommodated in handful of A Class Societies in Lahore, But I tell you fact that A Class societies are leaders in price race. Gains in B and C Class are Demands just In Comparison, Like When Valencia was 40 IEP was 20 when Valencia was 60 IEP was 30 only in 2015 equation Changed. Type B and C Class Societies are not good to make home due to reason that construction cost is same in A or C Class hence after getting a cheaper plot you are confused many years should I spend Money in Making home. Same is true with bad Locations any where. B and C class Societies are very Tough to sell and there is Monopoly of few dealers.
However These Low Cost Societies are good for Those who have less budget in Hand and due to limited Budget they Make Home in Steps sometimes these steps are 5 to 10 years apart,
