Both Bahawalpur & Multan flights are signalling for crash landing. Multan file is being traded from 38 to 40. Bahawalpur at 31. Lahore flight is going on smoothly but descending  due to less fuel. Passengers are requested to fasten their seat belts.

Now the real question is what is the bottom point for the settlement of
prices. Will they reverse to the level where they were in Sep-2015?
As per my view, the prices will correct the half way down.

For example, if DHA Multan file was being sold at 28 in Sep-2015 and is at 40 now, it will eventually settle somewhere at (28+40)/2=34 lac.
Similar trend will be seen for DHA Bahawalpur and Gujranwala. The prices will remain stable at these points for quite a long time as people will have another 'option' in the form of DHA 10 in near future at a price of 45-50 per kanal!!!!

James bhai. Neither I am upset nor worried. I cannot predict future but for now Alhumdulillah I can hold my investment for long term. In fact that was my intention. We (a group of expats) can hold it. But please don't mind me, you were never positive about
DHA Multan. I have been reading your posts about it when it was at 43.

- Kuwait also did their part of lay-offs
- Now UAE heading for big lay-off.

Sad part is that these guys will not get anything back in country - no social security, no pension, no employment. Sad.

Not companies are only laying off employees but to those who they want to retain, the companies are either increasing their on duty days by deducting off duty days or they are exploiting the employees to work with 20%-40% less salary. One the other hand if we analyze, this is the golden period for the main operator companies to get their wells drilled in less cost and may make the reserved well operative once the oil crisis is over so they can earn handsome profit.

oil will not bounce back. it will hover around 50 dollars. the two biggest consumers of oil China and US have become exporters. plus Iranian oil coming into market with Opec not reducing output to mainatin market share will now keep oil at this level Insha Allah which is good for pakistan as we are consumers

The reasons that cause oil
prices down still there e.g. regional turmoil & oil export from Iraq on black market rates, Iran vs KSA tension etc. Last but not the least world is moving towards renewable energy. Investors started to invest in that sector. One of example is Rockefeller family who pulled all shares out from oil companies and invested in that sector. Pakistan's property is strongly linked with ME countries. Majority of Pakistanies work there. ADNOC generate 70% wealth of UAE. 99% companies in Abu Dhabi are doing business with ADNOC. Same case with ARAMCO that is country within country. Remittance will fall further this year. Conditions are tough, I strongly advise hold your cash & wait further before buying property. Prices will fall.

There are four international companies. All four have deducted employees salaries from 5% to 25%.
And employees termination is also still under consideration, If PDO will not release the projects.

The current oil scenario will become a permanent reality and a new paradigm shift, until and unless new demand is created somehow or all producers agree to cut production. Saudi attempts to take out US production have not had the success that they planned.

I am foreseeing q continuing very bloody next 12 to 18 months at the very least.

i wonder why ppl believe on Bahria Town inspite of their over booking

AOA dear all

I have been working as investor since last 15 years and was quite satisfied as i was playing safely. I was avoiding Bahria Town for its reputation of over booking. i wonder why ppl believe on Bahria Town inspite of their over booking and i have seen number of ppl who poured their whole life saving in Bahria Town files and then all were wasted in Phase-9, Rawalpindi, Green Valley Lahore etc etc.

Now we have to invest some of our combine family income and my brother insisted me to invest in Bahria Town Karachi 05 Marla file and i had no choice but to obey as a brother.


Now i feel i would not get any plot in Bahria Town Karachi because of their over booking in thousands and i still wonder why ppl believe on Bahria Town inspite of their over booking and bad reputation.

A very important information required please.

What is the approximate rate of 5 qilla 125 kanal approximately near Kamoke. It is agricultural land.

It is very important for me as I cant even find any dealers or rates on zameen website either. Any expert in this regard kindly comment.

Maybe Ahmad Hassan sahab especially, I think he is an expert in such matters. Anyone else also comment.

Why 2005-6 Crash happened

CMY was very active in the market and was dealer at that Time I will Like if request him to declassify inf and share with us why 2005 and 2006 Blood shed Happened, At that Time Govt was strong there no economic instability, There were no Tax of FBR issue, I understand that prices Tripled in 2000 to 2004 But that also happened in past Though Not that acute.
Today we see the Holders even investors are holding. But why in 2006 People sold their investments at less than 1/2 price.
The Only thing which comes to my mind is that there were big investors or political corruption which led to crash, which hopefully should not happen now.

Habib bhai due to health issues dont have time for long discussions so leaving a short note.

Our website was online from 2004 but we were not dealers in 2005 till end of 2005.
Lahore Real Estate opened doors in Dec 2005 in very weak property market.

Main reason of rise was very low interest rates. People were not putting money in banks and industrialists were taking huge loans on factories at very low rates to buy 30 50 or 100 plots at time.

Every one including rahri ban was buying property without looking at past record of developers. Paper projects were gaining 1 lac each day. 100s of fake projects were booked in days in Gwadar not one plot delivered .



On paper every one was making big money eacg day. Hands kept changing. Only Lahrerealestate.com and couple sites were available. We tried our best to calm or stop people but when some one was gaining one lac on file each day there was no stopping. We were considered idiots for stopping people from making money just like today :)


When reverse gear started in May 2005 no buyers were available because properties that were gaining one lac eac day started to lose


Peak of market was April 2005. Massive rise in days time and equally massive steep fall in days time too. By time Lahore Real Estate opened doors market had very big correction.

Crash Means significant discount on peak level
In
Prices Crashed near 1999 when Musharraf started recovering of money form Corrupt Politicians, At that time prices fell to almost 50% of peak level, at the same time Pak Rupee was lowest 17/Dhs NSS rates were highest and soon Musharraf realized that Money cant be recovered and will create more panic than help to economy then onwards things stabilized. Rupee also remained stable 15 to 16/Dhs for next 9 years.

2005 to 2007 Crash was Multifactorial, The most important factors were Previous Hype, and "with in DHA Factors" I will not go in details, But influential people got Plots just on development charges rates. High levels were involved. When these Grabbers Thought that Govt is falling and accountability could be done they offloaded at throw away prices, which drowned all the market to almost 40% of Peak level in some inflated sectors. Then DHA Silently did Clean up and top Notch was Changed.

2016 we may see only 15 to 20% Correction and few years Stagnation, situation like 2005 to 7 is not expected

There are many differences between Lahore Property Market of 2006 and that of today. At that time the market was way over-heated than today, all assets types (Stocks, property) globally were in bull run and reckless bank financing was available to fund speculation. The 2016 is very different. Bull run is on perhaps only in Pakistan and with a good reason - a better government in place after relatively poor governance - so investment catching up perhaps. The run seen in past one year or so perhaps got triggered after Pak China Corridor was seen taking shape. The current situation may just be a temporary breather or a correction.
