I see lot of headlines in today news papers for upcoming budget. Inflation rate is increasing along with taxes as per state bank. Bank rates are decreasing along with foreign remittances. Future is unstable as per state bank report.

How do you think it will effect property market? positive or negative.

property prices are likely to decline if new taxes are applied. Investors will withdraw their investments since selling/buying will become more expensive which will generate surplus of available plots with lesser buyers.

Spreading rumors and panic people is much easier as compare to suggest an alternate proposal. Similar posts from the same guy showing the trend that after new budget property market will be totally crashed ...... better sale-out your property before budget. Coz after budget investors will take out their investment and start investing in offshore companies or either will keep that amount in the layers of blankets with Phenyl tablets inside trunks.

I see no significant affect. Investors earn in millions and taxes are in thousands. The implemented tax will be on DC value which is far below the actual price and hence the impact should be bearable.

I agree with Kureshi sb. In my opinion, it will not have a significant impact. However, I do expect that the current trend in prices will not continue for long. I guess that the prices will stabilize or will see some correction in the next few weeks or after summer. I do not see a major reversal in prices in the future. It is just guess work, only Allah knows about the future.

What will be the increase in taxes will it be more than gains in profit which is not possible. One thing is for sure property in Pakistan will always give you heafty returns specially in big cities like lahore Islamabad Karachi etc so relax and enjoy the investments

Good topic to debate. This is what is my two cents opinion. We need a price correction desperately. I am saying that even I have invested over 4 corors. The purpose of these societies and scheme is to provide affordable housing for a common man who is a professor in a university or a bank manager or any common man professional who wants to raise his family in respectful neighbor but unfortunately it has become impossible for a common man to even buy a 10 Marla plot and live in a decent societies. All the societies in Lahore especially are hijacked by foreign investors and few local investors. Yes they have the money and they don't want to build but yes they want to collect gains in 6 months or two years bec they can't find any better place where they can get this much return. It is government moral obligation and responsibilities to make sure that they get rid of these investors by imposing taxes and by putting restrictions for example if someone buy a plot they have to pay very heavy taxes if they sell it before 5 years or 10 years. This watta satta parallel stock market for file purchasing must end too where people are making money just buying and selling files. I call it deharies. All these things are making impossible for common man to even think about building a house for his family. It is so sad. Government can end this all in one month by imposing taxes and policies which will discourage investor but unfortunately they will not do it because most of these societies are either own by politicians or they have huge stake. I feel sorry for common man and I swear to god I won't mind of my 1 coror plot price will adjust it to 60 lacs only if that makes it better for common Pakistani.

You are inflating the prices making it impossible for a common respectful professional living in Pakistan to provide a residence to his family in a decent socities and here we are enjoying the gains and return on our investments? Bhai please think about it at what cost? Kisi ka Gahar chain kar kisi Kay liya opportunities Kay darwazay band kar Kay. It is a shame. Government must restrict foreign Pakistan not to buy more than one plot or file and many other policies could by impose to discourage investors

Mm you right .i myself invested 5 crores in property.this is not right way to earn money.govt should restrict to only one plot.they should impose atleast 50 % tax on buying and selling.they shoould destroy property mafia and restrict one kanal price to 40 lakh

Totally agree with Mm. I do a job and my salary is well over 2 lac per month. After paying heavy tax, I take 2 lac home.

According to stats, I should fall in upper-middle or high class, but believe me I have not been able to build a five marla house in a good society yet (even after years). I had purchased a 5 marla file in prism and now saving money to build a house on it after possession (expected in 4-5 years). In short, it takes at least ten years to build a five marla house in a good society like DHA or Bahria for a man who is earning a good money like me.

If you talk about middle or lower-middle class, they should not even think about good societies. I know a few middle-class families invested a few lacs in good societies in past and they have built their houses now, but if you check the current prices, they are too high for a common man to think about these societies.

I prey if our government changes (by hook or by crook) and someone good for the general public takes over. Common man will be able to think about roti, kapra and makan after that.

Bottom line in foreign investor or local investors should not be allowed to purchase more than one plot on there name and heavy penalties if someone want to sell the plot or file before 5 years of time. We criticize so much to our politicians but we are no less. We also have lots of Greed.

It is also gaining price as others but I tell You the experience of Phase 1 which is Next To Valencia, regarding water supply once they opened the pipes there was so much leakage that it was impossible to Fix and Many houses had to opt for Boring themselves.
Regarding Electric supply they did not have good lines and were feeing full society by one feeder with consequent drop of Voltage. This is story of 2007 and 2010 I am not sure is there any improvement as I see Many Houses there and Price is Good there.

It is a badly managed society and will not see big gains. I think that it will just follow the market trend slowly but no big jumps expected. You get what you pay for.

Kabooter, Yes you are absolutely right that "you get what you paid for", but my concern is return on investment, that is the profitability rate on investment.

Since the price is cheap, we can get better percentage of profit in year's time, given the fact that the new flyover has opened, and Lahore Ring Road will also be passing through Audit and Accounts, Phase 2.

Any thoughts on that?
