According To Bu Laws FBR implemented 1 % For Advance Tax for Filer and 2 % for non Filer for the purchase of property having DC Value of 33 Lacs or More.Phase 9 DH Value is 2000000/- Not implemented.

According to By Laws,IF you sell your property within two years from the date of purchase. You have to pay 1 % of DC Value as Capital Gain Tax for execution of transfer.For Phase 9 Prism It will be 20000/- for Fiscal Year .

I believe ivy green will be best. It's a small gated community with development work already started. It has a lot of small plots, meaning there will be lot of families living in there with not many commercial plots. Commercial in ivy green has a lot of potential and I'd not be surprised if it touches or comes close to oval complex outer ring price range.

draft is better, u can pay cash at your own risk
1 month (1 day for transfer & one day to receive ownership certificate after 10 working days = 3 weeks)

normally the down payment is Bayana and the time taken for payment is max. 40 days. expectations might be there.
