Phase 9:
Phase 9 has superior location than Phase 7; when fully developed lets say Phase 9 is 1.5 times higher than Phase 7. Fully Developed is important thing to remember.Phase 9 is 7 years behind as compared to Phase 7. Lets say there will be same number of houses in Phase 9 as are in Phase 7 today after 7 years. Current value of Phase 7 plot is 120 so the value of Phase 9 plot will be 120*1.5 =180 lac in Oct-2022. You can buy a Phase 9 plot @ 90 lac now (after development charges) same category plot as of Phase 7 for fair comparison.
Phase 7
After 3 years: 1 Kanal of 120 in Ph-7 will be 160
After 7 years:1 kanal of 120 in Ph-7 will be 220
Conclusion:
120 lac will be 220 after 7 years in Phase 7
90 lac will be 180 after 7 years in Phase 9
120 lac will be 240 after 7 years in Phase 9 (20 lac more profit)

Qasim bhai where would you incorporate infltion factor for 7 years? After 7 years i believe phase 9 above average/good plot would be MINIMUM MINIMUM 220-225 lac not 180 lac.

For next 4 years your estimations are correct after 4 years it could be 170-180 depending on location

Phase 9 is better in location then phase 7. A ground reality which is known fact.
Only plus point to hold your investment in phase 7 for few months is development of knowledge park.

Govt is working fast on its master planning and onsite execution. What i will suggent is to wait for its ground breaking which will forsure give yiu a fair jump, once its done in the coming months, tust shift yiur iventments to phase 9 without giving it another thought.

Possible to have 220-225 lac price.Just presented the conservative figure.
I think, when we have a span of 7-8 years. There are many ups and downs you remember last financial crunch. Prices were at lower bottom in year then it gets tripled in 3-4 years times.
Current interest rate is 7%. 90 lac today will yield 130 lac after 7 years in National Savings. So 180 is already 50 lac ahead.
For brother opinion:
As a student of real estate investment, Globally the real estate doesn't depend much on inflation factor rather it depends on demand and supply rule. Economic Cycle Theorists predict another crunch in 2015 To 2020. So, in 7-8 years one can see ups and down.

Multan DHA, is a good project but will not touch 200 lacs a kanal even it is fully developed . the average plot after development will sell less then 100 lacs . very slow gains in furure.
