dha transfer & payment in 3 instaalments

AOA,All experts of DHA,

My question: I am closing a deal of 90 lak for 1 kanal in DHA. How can I pay the seller 90 lak in 3 installment in a secure and problem free way.Obviously seller want to transfer the plot after full payment (90 lak).but I wan to pay him in 3 installments due to overseas remittance problems.

Send the money three times in your own or close relative (wife, son / daughter) account then make pay order in seller name hand over to him at the time of transfer of plot in your name at DHA office.
Please avoid to us HUNDI channel.

Three installment every how many months? that is most important, in that time if price changes the problem will come. It is advisable to register Biana in Court. You may have to spend some money for that. I can understand that seller must be selling you already at least 10 lac more than market price due to this serious issue.
Other wise you can arrange Funds as told by Asad.
But take my advice if you buying expensive than market price no need as in one year doubling is not possible, and in case it will double then seller will have 100 excuses to exploit an overseas person.
However in case of dispute if you have registered biana and proof of ready cash with you. you can file case in Civil Court and Put Biana copy in DHA office that person can't sell the plot in 100 years.

I live in dha rahbar phase1 . There are few houses but the development is excellent. By the way there is no issue of smell at all. I have never smell anything from nalla although my home is two rows from nalla The smell issue imay only be on those plots that are just next to the nalla

files even in phse two extnsion. i also own a file dha Rahbar phse 2 extension plus i am also planning to purchase 8 marla residential now in rahbar phse 1 or 2. INSHALLAH it will be a good investment for everybody. so just chill :)

plus i also agree with mr. ibrahim that there is no issue of smell. i visited the area no of times there is absolutely no issue of smell. plus its a 'chupa rustam' i agree with mr. waseem.

Sorry but as someone else pointed out that residents don’t feel smell of Nallah, It is usually the visitor.
There is an old Joke in Punjabi, A women Got married in family who were dealing with hide and Leather, She was offended by nauseating smell, Started cleaning her house room etc but in vain. If few weeks she got adapted to that smell, and told everyone "Main Ayee tey Tohadi Boo Mukai" { I came and finished your smell]

@habib yaar i as visitor said it that there is no smell i visited the place twice or thrice and mr. ibrahim as resident said there is no smell soo......i think there is no smell :). bo hai he nahi tay hai v sahi tay sanu nahi pata lagda :P

there is smell issue i visit a lot of time there. peak timing are from 1 pm to 3 pm when there is full of heat. same issue in near by Khaiban-Ameen's near by Nalla block. this bigger drain which actually come from India.

Home Construction Margin for 5 Marla

Dear Experts.
I have two plots of 5 Marla. i want to construct these plots and to sale these houses. can any body tell me what is the average margin available for each house. any person who is doing such business please help me in this regard.

I wrote about it detail few days back, Just Match the Map with on ground development you will see Bahria Could Not take over 50% of needed land, Only 5% will be taken by LRR,
So mainly Failure of this Project is Bahria's Own failure to get Land. Another thing only God knows that if they sold more
files than even map? If I am holder of this phase I will exit and merge my files to some other option in Bahria. Definitely if memberships are reduced drastically remaining members will get Possession but who knows when. You can recall sector C affected people relocation in Bahria orchard which happened some 7 years back and people were very unhappy at that time. But Now you can see Orcard is developed better than Bahria canal. So it is Not new in Bahria.
So lesson is best Buy on ground things where all things are solved or in DHA proper where Land Files tagged are Floated than paper Files.

Jameel sb your input in this matter is highly appreciated. As per my information Golf view map has already been made public and all plots allotted which implies there are no excess
files in circulation.

The matter with acquisition of land is indeed not clear. As per your opinion only 5%of land to be effected by LRR. I think it will be considerably more. If any of the readers of this post know more about it then please shed some light in this matter

News in Bahria Town dealers that Bahria Town is slowly purchasing land around "Fateh Singh wala" which is just behind Lahore Safari Park and other side is Sector A. Residents of this village confirmed that someone is buying land around village which is most probably BT to shift Golf View along Nargis Block till Sector A Safari Villas side, finally touching dream garden of Munoo Group. Still need to be confirmed officially by Bahria Town.

Golf view is by far the most spectacular and exciting housing project in Lahore. Please share the map if anyone has it.

As stated by me earlier all plots commercial as well as residential have been allotted.

The question which remains unanswered is whether this project has a future or not?

Due to the fact that Bahria is the biggest and the richest developer in Pakistan, I believe that all of its projects have a future. There may be issues here and there for some time, but eventually they get resolved since it has the resources to do so. Same cannot be said of other developers.

SUI GAS II Map needs Update

Dear CMY and LRE Team

Please update your SUI GAS II map as it is an old version. There have been a few changes in A Block. The map which I got from Society office is slightly different then yours.
Hence please update the same for the benifit of all LRE readers
