phase 5M vs prism9
Dear CMY sab.
can you spare few moment to comment for INVESTMENT purpose of around 100-120 lakh
one kanal Dha phase 5 m around 100-110 lakh which is 4-5 year ahead in development than one kanal plot good location in prime 9 (65-70 +deve cahrges 15-20=80-90) which is 4-5 year later in development than phase 5m.
--or - any other good option except multan

Both are great choices and trust me hard to pick one of these. If i have to pick one I will got for 4 files on one kanal files.-

sorry again to take few moment.but I do not understand which four file (5m,10m,1k of which project) you mention above, are better than one kanal 5M and one kanal 9 prism in current situation.

Faiz sahib please buy four 1 kanal
files of DHA Multan for this amount 120 lacs if purpose is only investment.

If you want to build a house in 3 years than DHA5 M block is better option.

Muzzamil little correction. This is evaluation and not necessary that it is available for sale in this rate. Those who have got good
location are not that naive yo sale a future best selling product in pennies .

I am little bit concerned as different people are evaluating plots based on their own judgment. I have seen same plot evaluated differently by different person on this forum.

Muzzamil that is why I am saying these are not realistic . Do you think a person will sell his good
location plot in 60 and buy a phase 9 file in 56.5 . Does not go well with my ecnomics. Yes bad plots should be dirt cheap but that does not mean good plots are evaluated in that context.

I agree that some people will just like to exit but that is not the benchmark and that does not mean many good locations plots will be available in market at that rate. I think LRE should avoid evaluating plots like this. They should advertise those plots which are available for sale and let people guess about their own plots. After all it is bid amount and offer that defines the market rate.

unfortunately contrary to everyones inflated expectations , its the buyers that set the price not the sellers.. yu can demand 1 crore but realistic price will be at which the plot sells...

No one can disagree that seller set the price but then my question is how come phase 9 file is still at 56.5.Does that means buyers are buying
files at 56.5 when good location plots are available at 60?Does that make any sense? It is just plain stupidity to buy a file at this rate if a good location plot is at 60. So either the phase 9 file price is over valued but kept at this level by some market player or there are not enough good location plots sellers in markets ...I wish we have a property exchange just like stock exchange so that we all could see real number of sellers and buyers.Something is surely hidden from us
