R - Block visit

Dear all!
I wish to share the observations made by me during my visit to DHA 9 R Block site today.
1) I opted the route from ferozepur road via Hudiara drain road. This road is just recently rehabilitated and almost bump free although due to ongoing rehab work in couple of hundred yards portion, I had to detour which was nasty as road on the other side is non-existent. Apart from that and 3 trolleys the trip from
ferozepur road to entry point near theater village was smooth
.
2) Hudiara drain is an old rain storm channel although have been converted to "nala" but a very important point to be noted that during my stay near DHA office building in R - Block neither nasty nor smell of any less degree was present. The point which we easily omit while referring to this naala is within Pakistan territory not a single factory is located till theater village bridge, which is just below R - Block on the map

3) ground is level in almost throughout the R - block area except for 2 mammoth pits which are exactly where DHA apartmens and 14 kanal park + 5 Kanal water works are to be built thereby sparing the residential plots completely.

4) I then travelled through single metalled road running between future dha apartments and 14 kanal park and entered dha town where 95 % development work is complete and then reached ring road through askari-xi.

5)Area around R - Block is mainly cultivated

Since I happen to have a plot facing 14 kanal park therefore I omitted the conclusion. I just wanted to share the facts, people are smart to guess the conclusion

Secondly I am sick of everybody bashing phase 9 due to naala. All the houses in ph 9 will be provided water from dha so why shud facing naala lanes shud suffer from water pollution alone. Also there is not much smell. People shud also know the largest factory on that side I-e; nishat has state of art water treatment plant.

These Pits are very Much visible on Google The side is 1000 feetX 2000 R Block park is the center, so 2,3 lines left and right will be affected more so which are near the park, and of Course departments area.

another pi 700X 2000 feet is also there this will affect Kanal strip and 5 merla Plots in 2500 number, this pit is filled with water in Current Google image, only on site visit can tell the depth of pits

If that is the case the R Block plots more closer to Nallah are better than the plots which are falling in these 2 pits.

@ R Block Basically People facing Nallha are not Worried about water Pollution rather smell.

I also had a drive on that road and my conclusion was same...
It was good drive alone Hadiara Drain.

I have calculated the exact distance on google earth. Plots near park are safe as a matter of fact please calculate the area of the park pit it was less than 19 kanal (14.33 kanal park + 5 kanal water works). Dha devised an exact map to cover these pits. Please verify through google earth and on ground

You can easily see the park pit between the metalled road and hudiara road, just adjacent to metalled road.

@ R Block One Double 5 Merla strip and 40 feet road Makes 135 [45+45+40] feet , It Looks R Block after 6th Strip from Nallah will be affected by these pits, there may be some green Belt as well On the nallah side , So 7th and 8th strip will be affected for sure and then plots on left and right of the pit

If u don't mind please check ur calculation.The road shown in this image going from right to left is actualy above park. You can confirm the same from map of R - block. Your picture / comments are not just, r n lead to erroneous cconclusions.

What a conclusion about R block pits. People reached on moon and building are standing on water in UAE and innocent people in Pakistan gets trap by dealers. When they feel to misguide investor they point out some stuff which doesn't not have any value. Guys it's DHA project and pits can be filed with 100 or 200 troly mutti. When Dha will start development, do u guys think any problem to filled this pits. I really feel laugh on this point.....

R-Block pit is 1085 feet from edge of carpeted portion of service Road
135X6=810 + green Belt min 100 feet Dont Count from Nallah edge at least 200 feet From Nallah will be LDA road area.
Max you can say strip no 7 may be saved bout not stip no 8, Park is in that pit for sure.
In-case they do Filling in that area as mentioned by CMY that is other case. But anyway with proper planning as they did in phase 8 there should be no big issues.

See the harpalke road on official map given on this site and the road u have also shown in your other post. Calculate width and length of smaller pit (park)

@jameel sb. It's good to point out things but not as good to make people panic for such kind of stuff which doesn't have any worth to be panic. The way on this form presenting things is really strange. while we are pointing out things we must keep in mind that how pointing things are going to be treated. First this is Dha project second it's 21 century. Why Still we are living in 19 century where resources where short and problems were big. Now we are living in resourceful area where things can be treated in days time.

New record in China 30 story building constructed in two weeks time. This is 21 century we should think like that towards our fears and small problems which are actually nothing. May Allah bless everyone on this form....

I see many odd shape plots in nearly all sectors of prism. Any reason for this particurly when these could have been easily avoided by better town planning. Any chance of changes in subsequent revision of the phase.

Only few one or max two roads are allowed for use to villages residents.

Rest of the roads are completely restricted and blocked and DHA also install a boundary around all the villages.

If buying a plot near Pungali please make sure you are facing away from village. Your main gate should not be iin front of village

DHA can not block govt roads/ passages by any mean, I remember there was a ruling of Lahore High Court about opening passages for villages laying in DHA.

Accrding to to SC rulling only one road access is allowed and even than villages and effected housing schemes resident have to follow hosing schemes rules of developer on main scheme that is providing entry and exit point.

Proof?
DHA just blocked complete access other than one entry exit to this village with a boundary wall in Ivy Green DHA8.

Jm If it was 100 it was a good plot but N1110 is still acceptable to make a house.

On the advice of relatives, i had invested money in Phase -9 prism 5 Marla files. My two plots locations are near 1413 and 1353. u r requested to kindly evaluate it and give estimated current and few months price, as some people say these are near to bondries but bein 5 M for good its close to ring road as well.
