Its a good plot. Can be held for long term gains.

Rehan bhia its 12 years dealing 1000s of properties that gives you felling what plot is good to buy or sell. I have tried to educate people but got nothing but anger from people that get effected by my explanations.

One last time I will give a example here and will not explain any further to stay away from unhappy people. Readers must just trust my word about
location or they can ask ten other people but I wont mind it.

A plot that is in 2nd street from village boundary but facing away from village is easy to sell in market because village is on their back not in front. On other hand a plots facing village 4 street away but is facing village will not find a buyer for this plot because that buyer will be afraid that a village resident feeding his pigeons daily will be looking from 4th floor of his 2 marla house into their own 1 kanal bangla lawns and their bed rooms.

Perfectly ok for village resident to enjoy feeding his dozens lovely pigeons daily many time but a an educated salaried middle class person is not comfortable with this type of people flying kites or feeding pigeons on top floor of his own house watched by his families view. That person buying his plot for dream house for many lacs prefers to pay extra few lacs and buy a better location plot. If cant afford wabt to see village his houses back.

Same point above also affect facing commercial plazas plots. I have to look 100s of points like this before I tell you its a worst bad good for best locations. But few people with a mind of 5 years old :) dont like these terms.

Hope all grown up people get my explanation in right way.

I am just teasing couple of 5 years old friends here because they dont stop playing games and give a 50 years old baba gee too much tension :)

facing village means gate of plot facing towards village or back of plot facing :P forgive me if i sound silly i am learner .

location..

I will explain how. We just got a plot for sale.Seller want to get 60 lacs payment for this Prism plot C868. Now look at plot C868 on map. Its a facing graveyard on map. Not only this plot size is at least 25 marla its located on 60 feet road. In addition to 40 feet open space on one edge to 60 feet road on other side of 60 feet road you have 100 feet open space between graveyard boundary wall and 60 feet road. Entrance to that graveyard is on darbar side. C868 is far away from actual graveyard. Because C is just in the start of Prism its highly likely to get developed and populated 1st along with B A D P R Q blocks.

At just 60 lacs including transfer cost the buyer will now have min 3 years to pay development charges in installment. If a buyer is not interested to make a house in 5 years buyer who want to make own house should prefer to buy this 25 marla plot in Prism than buying a plot in DHA town 10 marla in DHA town in same price for weakest location. Not only buyer will get 15 marla extra so he can stay even more 15 marla away from actual grave yard by using 15 marla as lawn and construct on 10 marla plot.

We normally get request from builders to find all these kind of bargains near possession. They buy cheap locations in good blocks, This plots fits all of builders requirements ( Builders only buy these type location near possession) . Prism C868 plot is 2 minute walk to park school and is too close to most expensive 2 kanal plots in D golf course future commercial hub Z1 etc.

You can accuse me whatever you want but I added all the points for above location to sell this plot to someone. if possible disagree with logical points like I made.
I will not do injustice to buyer or seller. Seller is panicky and just want to sell. Buyer who ONLY want to make a house and have 5 years time to start a house can safely buy it. If nothing else when in 5 years at possession a near golf course plot that is on back of this plots will be selling at 2 crore for 1 kanal this 25 marla will be at least at 1.40 crore because it does have 200+ open space in front. Plant 3 trees in front and enjoy 25 marla house in price of 10 marla worst location in DHA town.

Insha Allah Lahore Real Estate will find a buyer for it even though its a facing graveyard plot. C868 is not on a Nallah facing so no view or smell problem. Its not facing school so no parking problem. Its not facing commercial so no traffic and pondi problem :) Its only facing graveyard on may but actually a large road and large size plot.

That is how you look at location from 100s of different angles. This is how every one should look into each location. This is how your dealer should work for your plots sales. This how a smart buyer will buy it on this juicy price.Both our seller and our buyer will be 100% satisfied. No doubt about it. We have done 100s of deals like this above for buyers and they buyer always won in long run.

PLZ note all graveyard facing plots are not equal so dont count your graveyard facing to sell at price like this C868

You are spot on CMY sb. Most of the polts have pros & cons. it all depends how a dealer use his cards to sell a plot.

Dear CMY, To me @60+20 this Plot is a Bit expensive, But let us see where an averge plot of C Block comes if an averge plot comes to 80+20 Lac then may be it is justifed,
On the Other If averge Plot in DHA 9 remains at one cror demand then I think sale purchase will remain slow in DHA 9. As there are other attractive properties in the Market. I remeber two example people did not decrease their demands and practically there was no sale and Puchase, one was DHA villas in Parke view during year 2008 to 2012 and DHA phase 6 Raya. Sellers sitting and buyers sitting.
Good Business in DHA 9 can only start when averge Locations are below 60+20 and Bad Locations below 50+20, And Looking at DHA 7 and M Block these are also justified Figures.

Its a very good
location. Even though close to a village It dont hurt your plot because Its not facing towards the Harpalkey village.

You can hold it for 4 to 5 years for maximum gains. Keep in mind property investment is long term commitment so plz dont pay attention to short term ups and downs here and there.
