I fail to understand why some of viewers wanted DHA-9 file should remain low, rather they wanted it should return to 2011 i.e under 15 lac. They should understand DHA-9 is a part of Defense Housing Authority and on prime location. Ring road and then metro bus has further enhanced the value of it.

One day when DHA all phases will get developed, being LATEST DHA-9 will be high in demand and it is just matter of time. If you are investor or need a house after 5 to 7 years it is even better you will not be having any pressure to build home.

A file or plot in DHA-9 is like renting a house on rent and there is NO wear and tear but compulsory saving in shape of acceleration in price.

I strongly recommend DHA-9 file if you are a real estate investor because there is NO more time left now and in few days time DHA-9 will reach to a level from where the increase will get on lower or normal pace. Sooner you decide better it is.

you will pay 70+ for an average location phase 7 plot today, it is likely to be 120k in 5 years, profit of about 50 lacs. Phase 9 today is 37.5k plus 15k development, you pay 52.5k. It is likely to be 100k to 120k in 5 years post development depending on the plot location. Profit is about 50k to 70k depending on location. So take your pick. If I were you, I would bet on phase 9 and take my chances on location, I might get lucky and have my plot on a great location. Also, the development charges will have to be paid in three years on installments. So, if you want to build next year, go for phase 7 today as after handover, it will run out of budget. If you want to only invest, best bet is phase 9 file.

DHA-7 Plot is better, PH-9 files are just a monoply to create an artificial hike, Even its ballot out in a month, I suggest go for plot, as PH-9 is in the bottom of succession both in terms of development as well as price. Rest use your best judgment, dont be perswayed with these agent mafia;) ANDAR KI BAAT ;)

Indeed, although i am a holder of phas9 file but i strongly recommend that you go for phase-7. The obvious reason is price hike. Phase-9 is trading at high levels and time-frame of getting on ground plot is minimum 5 years. 37+15 = 52 for phase-9 file while in the range of 55-65, you can get a good plot in phase 7.

Ahmed bhai, as you said Phase 9 is trading at it's highest level, Why don't you sell you phase 9 file and buy in phase 7?
People need to understand Phase 7 will always remain the backyard of phase 6 and phase 9 and due to the location of phase 9, price would be much more than phase 7 plots after few years.

You can select a ph.7 plot of your liking on the basis of its location. Having a file is just a gamble. If you sell it before balloting, you may get a good profit. However if you hold it on till after the ballot, you never know what type of plot you get. It may be recalled that in ph. 7 balloting, many were allotted plots in what is now sector Z-2.
