I want to invest in real estate sector in lda avenue.
I have heard that there are lot of litigation issues and other issue in this society.However this society is at grass root level and will see a lot appreciation because of its ideal location.
Expert may advise me to buy property in lda avenue or not?
How can i make my investment safe and litigation free and having no issue in it in lda avenue 1.

There are few salient advice about LDA avenue 1.
It is still low Priced in spite of good Location and reasons for that
1. it is difficult to complete sell and Chase in LDA in limited time. They are unpredictable and suits best for the people living in Pakistan.
2. There are still litigation issues in patches here and there even where you will see Carpeted Roads the actual situation will be only clear ta time of possession.
3. as in all other Govt schemes this area is not free from Qabza Group, though all People dont have bad experience but there is too Much anxiety.
This has been history of most LDA schemes and finally they grow,

i do agree with mr qasim.lda is best location and i am sure after possession rates will be minimum doubled.right now its best investment.if i will have money i will must buy here.littigation plots are not transferable.when you will go to lda office they will tell you that this prot is in littigation area and is not transferable.

I was interested LDA avenue plot 10 marla or 1 kanal. when I consulted couple of dealers few days back, they said minimum one month is required to transfer LDA plots.

then I change my mind and now days thinking for some other options like Fazaiya or any other cooperate society as I can't stay in Pakistan for more then 2 weeks.

I have confirmed with one of my best friends who is living in Johar town; he said now days transfer procedure for LDA avenue is very clean and computerized but it takes minimum one month.

it takes maximum one month.two months before i sold out my plot in lda and it took only maximum one month.mr kashif ali you can do biana and take time from lda office and can come after one month only for one day.

LDA one window transfer procedure improved alot and I agree with Mr Kashir that procedure for new scheme like LDA Avenue1 is very clean and computerized.

For expat, as explained by brother LDA Avendue1 some body can do biana and send LDA transfer paper to transferee by courier for signature and submit document to One window, travel to Pakistan just around the final transfer date and that it.

I recently travel to Pakistan for only 4 day and completed LDA transfer in the same way :) :)

There are lot of good agents, the one I chose thru website cheated me for AED 185,000.- as he took this advance from me in his name and never paid and since I had gone to lahore for transfer for 2 days only I had to borrow this money from some one and pay and he promised to return in a weeks time even he gave me a cheque but no use so I lost it.

initial transfer after NOC is approx 2-3 week's time and then registry another 3-4 weeks. you have to have an address in Pak to receive docs. safe is to pay money in authoritie's name, do not trust any one who says you pay to me and I will pay and give receipt. It never happens, an honest person will never ask for money, he will ask for draft in payee's name direct and he will work as carrier only.

I heard block C & D are better as whatever short comining in A&B were, they had over come. I was in love with the location and compromised on construction quality as it can be fixed

MR Kashif , It will take only 12 days maximum if you pay double fee for the transfer of plot , this fees will be charged by LDA , almost 50000 , you have to bear extra if you want to transfer the plot on urgent basis , it is useless to buy in Fazaiya as compared to LDA , sooner or later you will be realized that you are going to make a mistake by investing any where else instead of LDA

If anybody could enlighten on the available options, especially for Overseas pakis who cannot manage the property by themselves but want a piece of paradise on their home visits.

In general there was balloting within 3 year in the past and the last balloting of DHA-8 is going to get completed 3 years of installment period on march 2013, therefore I believe DHA-9 balloting is very close by. Even if DHA-9 development have to start in 2015 ballot can take place any time now.

Deffence Housing Authorities started development of DHA-8 after two years of receiving development charges If they adopt the same path and are planing to start development in 2015 even then the ballot is due any time. I hope this will help you to understand.

It is first time that DHA has issued a sort of advance intimation to Army officers who are being allotted plots in DHA Phase-9. Previously plots were allotted after balloting. In my opinion, this is to get some breathing space, perhaps town planning may not be yet ready. This seems to be an indication that ballot is going to take some time.Although we all officers are anxiously waiting for ballot, however, I think it may be somewhere during March 2013.

DHA valley is amega project and it will take time , but how much time it will take ? they said taht in 2012 they will offer the possession , now in 2013., and i m not certain about their comtmnt.

I write a letter to DHA Valley and recieved following reply:

DHA is transparent in its obligations and there is apparently no hindrance towards these objectives.

Media insinuations are generally non-established views based on presumptions and personal opinions and thus have to be viewed in the same perspective.

Development work on DHA Valley is in progress inspite of developmental challenges of Potohar region. Progressive possession shall only be possible after finalization of complete development process and provision of utility services.

I need guidance of experienced persons on an important issue. I recently inherited a house from my father which is located in a posh locality in Lahore but is about 20 years old. It has solid construction and no issues with structure. Only I want to renovate it to modern trends. It is 28 Marla plot with 4500 sq foot construction and single story. I want your opinion on following issues:-
best flooring options I.e granite, marble , tiles or wooden plies with rates. Best bathroom tiles / walls with fittings and their rates. Moreover what are options for paint or distemper. Or I should go for wallpaper or any other good paint options. What type of doors are good as I want to replace old ply with diar or ashwood or ready made stuff. Entire kitchen renovation to American standard. Please feel free to recommend imported stuff alongwith best pakistani,. I have a budget of around 3-4 million which can be increased also. In the end I don't want expert
opinion on all issues by one person but only of specialists. Any person who can execute above on good rates.

First of all you need to be selective. There are almost 20 types of granites and same of marbles, There are various sizes too. Please visit show rooms, see the things, colour, and ask their prices. Marbles can be purchased @ Rs. 40/- per sq.feet upto Rs, 600 per sq. feet and granite from Rs. 400/- per sq. feet to Rs. 1,000/- sq. feet. 6 sutar mota marble cost to 4 times that of 4 sutar mables. If you have to select big sizes i.e more that 1 ft X 2 ft size, you have to go 6 sutar mota marbles.

Just for information, we all should have complete knowledge of Islam. Anybody who doesn't pray 5 time a day regularly has no right in his parents' property. He/she cannot inherit. The property should be given away in charity.

The best thing to do is to repair and renovate the house to bring it in its original condition without spending too much money. Invest the extra money you have in another property elsewhere. The value of your inherited house will not increase by spending too much money on it, but the value of a separate property might double if carefully invested.

I am not sure why some stupid replies to a very simple and straight forward query. She is very clear and logical about what she needs. Sara, basically what you have is a good grey structure and you will have to do almost all the finishing, which can take about Rs. 900/- per square foot for a decent finish (about Rs. 4 Million for 4500 sq. ft.). There is unbelievable range of choices in all the finishing items you have mentioned. You just need a good and sincere adviser (the most difficult part). You can do some of your own research by visiting good Show Rooms at Ferozepur Road and Main Defense Road. Wish you best of luck.
