I was in Pakistan for 2 weeks and have some updates for friends on this forum.

Bahria Town, Lahore:
Simply amazing! Nice drive to Bahria, a lot of construction everywhere. Many plazas in sector C commercial and many houses being constructed in residential area. Work in full swing for sector D. Overseas B looks good for construction. Bahria launching sector E in Feb. I personally think that Sector-E commercial is over priced.

DHA-7, Lahore:
Some of the sectors are developed and ready for possession but I am not sure as to who is going to build and live there in near future, no life in that area. A lot of construction activity in DHA-6 and I personally think that it will be another 5 years before DHA-7 is livable. I personally think that DHA-7 is over priced.

DHA-8, Lahore:
No work at all. I feel once DHA starts development, DHA-7 prices will come down due to DHA-8 location.

Bahria Town, Rawalpindi:
Simply amazing!! A lot of activities Bahria Phase-7 and beyond. Bahria Intellectual Village, I would say gem b/w ph-7 & 8. Commercial plazas are popping up, McDonalds, KFC and other brands there. Bahria Green Valley coming there.

Bahria Enclave, Islamabad:
Work at very fast pace, I believe ph-1 will be delivered in next 8 months. Very nice area, Bahria acquired a lot of land around it for phase-2. 7 km patch Kuri road is not that bad, obviously you can't travel during night time but by the time it starts getting populated Bahria will have direct access from Park Road (just 1.2 km) to Bahria Enclave. I personally think it will be a great success for Bahria.

Park Enclave, Islamabad:
No work at all, "nothing". :)

DHAI-2 (x commoners), Islamabad:
4-6 houses under construction other than that nothing. This is a long term project. I personally think it will be another 5 years before that place is ready.

Zaraj Housing, Islamabad:
Roads complete, all amenities available. approx 100 houses, 60-70 occupied. No commercial activity.

DHAI-2, Islamabad:
A lot of construction. WTC is being constructed, Defense Residency flats coming up fast. Seems like DHA finally decided to put some money on this.

DHAI-1, Islamabad:
Well populated, livable.

Please also give your comments on DHA9.
The price of DHA9 file is almost same like DHA7 file.. Which will be the better option to buy?
As per your estimation, DHA7 will be livable after 5 years and I think DHA9 will be ready after 10 years. So why the
prices of DHA 9 are too high and what make people to buy?

Mr CS,
I have lived in DHA Ph4 and believe both Ph7&9 are under-priced. The infrastructure and overall environment that DHA provides is superb. Whether you should buy plot in 7 or 9 depends on your future needs.

I think that DHA phase 7 is still under priced. Consider the
prices in DHA Town, 5 marla or 10 marla plots which is on the other side of the Bedian road and consider the price in Y and Z block (excluding near village)of DHA Phase 7 which is across the road. In terms of location, i dont see much difference. From Kalma chowk, which is new centre point of Lahore, it will take 25 minutes to reach any of these locations Above all, i have seen the construction by myself, it is of very good quality and the phase (6 and 7) compared to other phases is very planned.

85 lac for 1 kanal. They have few 13 Marla plot for 35 lacs and rest are big plots e.g. 1, 2 and 4 Kanal. Expensive for investment but good for living.

(2) On what basis claim that Bahria Enclave is going to be in good shape in future. It is very far around 7.5km from Kuri road entrance. If there any new scheme starts in-between Bahria Enclave and Park Rd, then Bahria Enclave
prices will go down.

I don't know as to why uIntellectual Village is expensive, may be they are targeting high end customers. But that area is coming out to be really nice place, they did not even advertised and getting a lot of traction. A new hotel is going to get constructed, a marriage hall on 7 canal is already being built. Let me know your email and I will send you plan and you will see it yourself. Map can't give you the whole picture but if you go and see you would definitely like it.

Bahrain Enclave.
1. Based on what Bahria done Pindi and Lahore, they would make every effort to make Islamabad project successful. If you see there plan, it makes sense. It's being connected from Park Road, Simly Damd road.
2. The pace at which work is going, they will star delivering plots in next 8 months and after that people who want to live in Islamabad in the budget, they will start building houses. People living in Bahria Pindi love living in Bahria but ppl who drive everyday to Islamabd they spend 1 hr and 20 mins on road to get to Blue Area. So access from Bahria Enclave to Islamabd is clean and easy. Bahria is planning to raise the price of enclave plots after delivery on ph-1 (good for plot holders who took at risk/chance to buy plot in 1 months installement).

I a not a property expert, I am telling you from what I saw from my visit and feeling I got from the activities on ground. I could be wrong in my assessment so please do your own research before putting your hard earned money. People in Pakistan talk crores like its a joke but we overseas struggle to make lacs :)

Thanks for sharing this info. I have a 10 marla plot in bahria enclave islamabad phase 2, i live abroad and was very happy to hear that work is going fast, but in december when i visited the site i saw lot of work going on on phase 1 but phase 2 does not even exist, the
location of phase 2 on map is all hilly areas and includes some land where i saw wheat cultivated by people.

This is first time i have bought a property and i was eager to build a house ASAP but looking at ground reality i dont think bahria will be able to deliver phase 2 even in 5 years which is too long for me and now i m thinking seriously to sell this plot.

Any inputs by members will be highly appreciated

I would suggest if you want to build a house in the near future then you should purchase plot in Bahria Enclave Phase 1, which I hope will be ready in few months period.
The phase will do take time but I don't think five years may 2 to 3 years (Allah knows better)
The direct road from main Kuri Road to Bahria Enclave Phase 1 is 1.5 Km.

You are correct that no work on ph-2 yet but I think it will get started in next few months. From time perspective, I can't say anything for sure. My guess, It could be 2-3 years. Sell this one and buy in phase 1 at 0-1 lac premium. There are investors selling it either 1 lac loss or profit, all depends on seller.

I visited Bahria Enclave Islamabad back in Nov 2011. From Kuri Rd to Bahria Enclave using zig zag road it was 7.5km on odometer. I wanted to see the
location before I buy. I realized that it was very far so I declined my intentions to buy plot in Bahria Enclave. If there is no populated area(as it is now) inbetween, then it will take around 10 minutes to reach Park Rd from Bahria Enclave. But as soon as it gets populated in future (new schemes come inbetween Bahria and Park Rd) then it will look like more far.

I think in this price range and so close to islamabad and with bahria facilities bahria enclave is the best option, 7.5Km is easily manageable with the type of roads there are, and time to reach centre of islamabad is much lesser as compared to other housing schemes like airport etc. The only issue i see is when the plots will be available for construction?

Dear Freiends,

Please give me a sugestion, Whether DHA7 is better option or DHA9 7???
The price difference in both files is only 2 Lac.
Understood that DHA7 is predictable and will get develop and deliver earlier than DHA9, now why people crazy on DHA 9?? What is the reason?

Please also confirm if DHA7 File= 27 Lac is included with development charges? In which block these files will fall?

The price of both are almost same.. One can get milk from goat today and use it for few years instead waiting so long for a cub to grow and give much more milk..
DHA9 may be double in price after 5 years and still it would be not ready for living. Dont cosnider only the growing figure (PKR) but please keep in mind inflation and Net/Net profit.

Comments on floor layout

Dear Friends,

This is a floor layout for Ground floor ( 60 x 90 plot) done by architect based on my inputs and requirements. The design is based on having maximum bed rooms on the ground floor.

The 6 feet passage ( lobby) will open in the backyard.

Please share if you have any general comments on the layout of the plan !

Malik sb, it is a nice layout, however, my only concern is the passage, 6 feet is very narrow, it should be at least 8 feet. It is the main entrance to the house and a narrow passage will not look good, plus it would be inconvenient as most of the furniture and other things would have to pass through this passage. Your architect can perhaps take one foot on each side of the passage to make it big. If you cant, then may be 6 inches from each side should do the trick.

Excuse me but let me say it looks like a hostel other than a house. Straight square type arrangment is no more in vogue. Try giving oblique look in rooms with room sizes suiting to your requirements.

Location not good. Stair case should be as near to the main entrance as possible. In this case you walk throug the complete floor to reach the stair case.

Have you been living in flats? to my opinion baths are small. there is little sense of openess as too many walls are dividing spaces. You may not need a guest bed at the ground floor. Have it on upper floor or let the quest sleep in the drawing. drawing rooms are least used. stair between the two bedrooms will ruine their privacy as it is facing the doors. remove guest room and make the living bigger or use that space to resize bathrooms. good luck!!!

With 90 feet total length, there is 10 feet backyard, 22 feet front lawn, and a third bedroom, house will be way too much congested, Does not look like a good design.

Thanks for your comments, I understand the issue of the staircase, but the whole idea was that it will be used sparingly. The upper portion will be built as seprate unit to be rented out ( entrance from backside) . the stairs are just an option and may be used if both units are used by one dweller.

@Bad comments, am not sure, what do you mean by oblique look into the rooms?

@adnan, thanks, my concern is that 8 feet passage will become too wide, even 7 feet would. 6 feet would be able to carry all the furniture.

@saeed @AG, as I said that the stairs would be used sparingly, so I am not worried about the privacy it would affect! secondly, i have thought a lot about making living bigger.But heating and keeping a bigger living room cold, is itself an issue, in my view.

What do you folks think about whether the passage will be illuminated with the natural daylight since I would prefer not to use electrical lights during the daytime ?

I presume that the map is fulfilling your requirements & looks reasonable. Please consider few things listed below:

. Try to increase the bath size at lease 6-7 ft from each side.

. Make a wide entrance (6' suggested) for the Drawing Room at the beginning of the lobby on the left side. Likewise make the entrance of Lounge also wider (6' suggested)on the right side. Make sure that both entrances do not face each other to reatin privacy.

. Make the entrance of Dining as just an opening & not a sold door block.

Friends, may be you are mistakingly taking the rear right cornered bath as the one with the bedroom, that is not the case, it is with the servent, that is why it is small.

Do you feel that 6 feet corridor is not wide? suggestions are welcome.

i would first of all call your lobby area as one too long passage since its only 6 feet wide you can not use it as anything else since you wont be able to furnish it at all ...and have you calculated the square area of it?? its almost 6 X 33 feet.... almost an area of a room will get wasted
in my opinion you should use this area more appropriate

When constructed, this will be worst place to live. I have noticed that you actually do not need advice because you have answers to all the feedback. I think you actually need confirmation from the readers and now you have enough confirmations! If you are genuinely interested in getting advice of the people, revise the plan significantly.

location of stair case is simply not right even if it is going to be used sparingly. It is not advisable to waste space & money for a second stair case "As an Option" Pl. try to locate the stair case in such a way that if it is in the use of tenants on the 1st. floor the privacy of ground floor residents is not affected & if required it should be comfortable for the ground floor residents to use the stair case without any problem.
You have a fairly good layout. I suggest you get in touch with some Architect to further refine it. It will not cost you much.

Think twice before planning stairs for the upper floor from the backyard. Since you have plan to rent it, up-down movement and noise will spoil your bedrooms privacy. Keep in mind the back side will have windows for both rooms. They will also pass through the entire walkway and you will have to leave the curtins on of your living room window all the time.

Thanks for your comments, I know that the passage is too long but with so many rooms on the GF, it would be hard to adjust all rooms without having passage.

The stairs in the passage will be used by us. There will be another stair for the renter , just close to the right top corner with the gate.

If you like you can convert bed room and dining to Lounge+dining and Lounge to bed room. in my view that will give more homey look to the design. kitchen veranda's width may be decreased to 3 feet and that should be enough for.

Sector Shops Numbering Phase 8 V block

in DHA phase 8 map, sector shop numbers are available but not clear on internet. There are two areas of sector shops in V block. One is with 19.5K park and second is with 49.5 K park.Can anyone tell what is location of 13 No. sector shop V block phase 8. Is it in 19.5 K park area or 49.5K park area???
Also please advise what shall be the worth of this plot now???
