Please anyone here can inform me that is there any house construction going on in Fazaia Housing Scheme, Raiwind Road Lahore?

I am very much interested to build single story at my 10 Marla (32.2 X 70) plot. No matter if there is no house under construction. I would be happy enough to take a crown myself to be a First builder in Fazaia Housing Scheme, Lahore.

1) My plan is to leave some space on front and back of the house for Gardening/Landscaping purpose.

2) The House would be like a Hut Style and it will comprises of 2Bed/2Bath,1 kitchen,TV Lounge, Dinning and porch.

Please share your idea how much covered area should be there for such theme.

Dear 2002 your plan for a Hut Style residence is not good in terms of Land Use. Go for a proper house design (by some architect) with the same accomodation mentioned in your post on the ground floor & then go only for the construction of ground floor. In this way you will have a chance to construct the 1st. floor whenever you need to.

AG: Many Thanks for your advise. I am with you. I should leave a chance to construct another story in future. I would surely seek help of an architect to give an idea how I can leave spaces with this plot measurement.

Just wanted to share my opinion ,recently i was viewing various town houses and villas in one of the Chinese cities to relocate my family and what i came across is some beautiful houses but never built or refurbished from a point of view that the owner would lease them so something like a beautiful 4 bedrooms villa but with 2 bathrooms as the owner did not think of leasing it initially ,so my advise is whenever you are building a house pls keep in mind no matter how you may love that but one day you may have to dispose it or a better option etc and at that point yo must also consider that would your house be able to meet generalmarket demand .I reecntly got info on a 1 kanal house in Rawalpindi DHA with 3 bedrooms but nice lawns at front and back that maybe a Dream house for the owner but now he wants to sell it the market response is not very positive .

Dear Saad why not just call him. Call is not that expensive these days. In few instances email is needed but for general enquiries it is best to call. Email questions/answers back and forth take a lot of time and usually if there is a lot of volume chances are response will be delayed or may be missing.

Good professional dealers usually also have a good sense of who is serious client and who is just taking chaska and they prioritize serious clients who otherwise suffer at the hands of chaska people taking all their time with just queries about everything sometimes over the span of several years always requiring "details answers" about everything. If you got email answers in the past and not getting urgent response to new queries chances are you fall in the above mentioned query. If that is case you best have brief conversation with the dealer or try your "queries" with elsewhere.

In the REAL WORLD most profesioanls have limited time just like specialist doctors for example. It's a simple matter of Demand and Supply.

Good. Now I understand why you are not getting answer. With this kind of logic Mr. Adil might have some good reason to ignore you perhaps based on past correspondence.

BTW, what time you call your family/relatives/friends in Pakistan. At 2 AM or 3 AM??? Do you wake them up at 2:30 AM to say Eid Mubarak.

No matter where you live in the world there are always appropiate times to call at least twice a day (even for North America: morning &/or evening in PK), that is if you are serious enough to do business.

Spend a few cents to make a brief call or wait... or pass. Just like you have priorities, other professionals do too. Phone and Email address are published for everyone and responses are prioritized. BTW, I have a feeling you did get good response in the past. Did you make a too low offer or made fun of seller?

I'm the second with Saad, most of Adil's email, He clearly mentioned that call me or email me if interested. . . . If he is busy and he want to discuss the queries just on phone then there is no need to put the email address here and saying the people like email me if you are interested.

I tried to talk to him, and his phone was continuously busy so I thought to send him an email and he will get back to me whenever he will be free. after waiting for 5-6 days and even couple of reminders he didn't reply me on my email. So I believe Saad is right here.

I think Fazaia is being managed directly by by PAF, Air Headquarters. Your investment is likely to be quite secure there. Not sure whethert AWT management is with GHQ?

In some previous posts CMY has mentioned that BT has bought a huge Land at the back of this project and planning to launch some new blocks here? When you think that would happen? You have a very good front & can make the most out of your plot. Mostly designs available on net are not good as they are 25x45. So do lot of research before going ahead.

bed size close to 18x16 will be good, 3 beds should be more than enough.

Mr. Lahore!!!!! in today's world, normal bed room size is 14*12 and 12*12 which is more likely in your case. this area may not include wardrobes.14*12 is a good bed room. 18*16 is the size for master bed in a one kanal plot.Please leave small spaces on at least two sides on the plot, front and back for ventilation.with this size of the plot, you should have only two bed rooms and a lounge with small car porch, two wash rooms etc. this is for single storey. If you go for double storey then one bed on ground floor and two on first floor is recomended.

Thanks for your advise. I want to go step by step. This year i am planning to finish the single story.. later in comming few years on as Allah wish i will go for the second story. In that step by case do you recemond one bed on first floor or two?

Also i have low construction budget so my plan is to complete the base first and then the walls and lenter and leave the house as its for as long as i manage the rest of the amount for constructin which can take another year.

Is this step by step construction idea is Ok. or should i accamulate required full amount to complete the full constrtuction and then start.

Your idea of step by step construction is OK. Allah (SWT) will help you to complete your house otherwise you will never be able to accumulate full amount, as money is being devalued day by day.
