For future in power generation, BSs in Mechatronics does not suffiec. One has to to have master degree in Electrical Power Engineering (Generalized Machine Theory as major) for a better career in this field.

No doubt, there is bright future for Mechatronics not only in Power Generation but also in Power Transmission at extra high voltage level.

i am civil engineer but as far as i know mechatronics has a bright future coz all new machinary is a combination of mechanical and electronics...so future industry will have to hire electronics and mechanical engineer for maintenance of machines ...so mechatronics could be a good and economical human resource option for industries

DHA Lahore Phase IX investment

Dear CMY Sahib,
I am regular reader of lahorerealestate.com.
I want to apply for phase 9 (5 Marla) plot kindly plz guide me whether it will be good investment and what are the chances to get the plot through Balloting.

If the chances are not too good is it better to apply two applications rather than one(1 under me and 1 under my wife).

I am looking to invest for the next 5-8 years for my children's college expenses.

I believe price 10 lacs including development charges is a very good price specially in DHA Lahore.

5 Marla plot with development charges included on 3 years installments in military run
DHA Lahore phase 9 at just 10 lacs is a gift IF you can get a plot in ballot. Its ok if you apply for more than one plot in same name. If you get more than one plot keep the good location and sell the other plot on good profit day after the ballot.

If you are looking for long term than why not go for one kanal allocation file in DHA Lahore phase 9 at 15.40 lacs. You will get a plot for sure no need to get into installment thing.

I am 100% sure DHA will increase price of 5 marla in next application if any. I think DHA Lahore kept the price low to attract maximuim application in this current ballot. 5 marla Plot on cash in DHA phase 9 Lahore cost Rs 14 to 17 lacs and extremly hard to find even at this price. Ready to build 5 marla plot of DHA Lahore today cost min 30 lacs in any phase.

Thanks for the reply and detailed explaination. I'll try my luck going for ballot as i don't have money to buy in cash.
I am currently in Karachi and this will be my first time to buy such plots. I try to call DHA but no answer.

Maybe if you can help me, is better to submit the applications with the local bank here or send it to my inlaws in lahore to submit at their headoffice.
Also with application i need to sumbit the demand draft of processing fee(5,500) plus the down payment(150,000) or just the procressing fee and if i got the name then i need to sumbit the down payment?.
In the event of un-successful application will they refund the down payment and how they return the money if i submit the application through my inlaws at their headoffice.

Mohammad please make pay order and send application to
DHA Lahore office. On back of pay order do write your name and NIC no to be safe. Keep a copy of pay order with you too.

Down payment or also called advance money must be sent with application if not sent your application will be rejected.

Kamran bhai after 90 days of ballot DHA Lahore start sending pay orders at mailing address on application for all unsuccessful people in ballot.

Germany makes 7400 MW power from solar and 27000MW form wind

why we want to build coal or oil power plants ? Do we know the harmfull effect of C02 and how it contibutes to global warming , which means more floods or extreme droughts

second question Nulear power plants are not safe in earthquake zone or near sea, Are pakistan nuclear power plants in chasma and khi safe? and what will happen if a natural disarter happen their?

OIl power plants we don't need but coal we must build. If your total demand is 20,000MW and it increases by 10% a year, then you need 2,000MW extra every year. You cannot solve your problem by building small power plants. We need power plants that will add 1,000s of MW each year.

I read somewhere that by 2030 we will need 100,000MW. At the moment it is around 20,000 so that means we need 80,000 extra in about 20 years. So that means we must add 4,000 extra each year on average.

My observation about long term projects

I have been following this website for 3-4 years now , tne team of this website is bunch of nice guys but I do not think they understand time periods when giving advise to others. So far all their estimates about time periods have been wrong.


It took phase 6 almost 10 years to get inshape and , ring road phase5-6 interchange is still under work (it was suppose to open in 2010 according to advise given on this website), DHA has so much work to do in phase 6, then phase 7 then phase 8 and then phase 9????

First of all DHA will not be able to do all this work in 1-2 years. Even if they do work on Phase 7 and 8, there will be so many plots available and according to demand and supply rule, price of phase 9 will never go up soon.

It will take atleast 20 years for phase 9 so its a very long term project . And the way the rupree is devaluating against all the international currences 50 lac of future are 20 lac of today so there is no actual gain.

50 lac of next 20 year are 20 lac of todat( Very important to understand)

The punjab govt does not have funds to give pay to govt servents the whole country is bankrupt, I do not think DHA will be able to make roads and do work on Phase 7-8 soon and phase 9 is even so so so so far away . So please convert your money into euro, australian doller, or canadian doller to make them safe.

So kindly think hard before investing in long term projects in pakistan ???????

Instead of converting Pak Rupees into dollars, euros or pounds why don't we ask people to convert our foreign currencies to rupees and invest the money in the country.

If all the people convert rupee into dollars, pounds etc then this country don't need any enemies to destroy us.

All the people who invest in Pakistan's economy are very respecatable to me.
We should encourage people to invest in Pakistan instead of investing in foreign currencies or foreign lands.

For the revival of the property market, inflation need to be reduced, and we need to encourage the growth of our economy in excess of 6% a year. Otherwise our population growth will become a ticking time bomb for us, and we will not be able to feed them or give them jobs.

I would ask all to focus on the economy and the property market will improve automatically if economy improves. If you are going to buy plots buy on ground plots as opposed to
files which could be a ponzi scheme. I am suspicious of developers when they don't complete existing projects and keep launching new ones. We need strong laws to regulate developers and to protect the public.

Only in Pakistan can a developer not complete the project and then ask for further development charges whilst not compensating the plot owners for not delivering on time.

I think Pakistan had a lot chances , China , middle east , south korea and singapore and now india all are doing well and we are so far behind that you have no idea, I have already explained that gain in Real estate is just the devaluation of your curreny and the gain is not real its artifical like manupulation of most comodities in Pakistan for personal benifits.

UAE and USA are not doing good themself , if you look in 2010 euro was 113 now its 125, Australian doller is almost 90 and canadian doller 89. Why dont we compare Pak rupree with neighbous like india and bangladash?

1Pak rs = 0.518 Ind Rs ( in 2000 1 pak rs was 0.85 IND rs so in 10 years our currency lost almost half of its value against indian rs)

1Pak rs = 0.868 Bang Taka now

Also see other ecnomic indicators and how hard earn money of many pakistanies is losing its worth.

The govrenment is bankrupt due to decads of corruption and bad polocies. They just print money and that how our curreny is going down and down

However in order to move forward we have to admit our mistakes and our weaknesses if we don't do that then we will continue to sleep walk from one crisis to another. We can do our bit for the country but unless we get good leadership all are efforts are wasted, as they good we do individually is offset many times by the bad government and the bad bureacracy that we have. We are falling behind our regional competitors. We have so much potential, but our people are the worst enemies of Pakistan.

Dear brother Nadeem Ali Khan you are allowed to put as many applications as you want as long as you put processing fee and down payment for each application. Each form must be signed and
files separately.

One person can put multiple applications under one name.

If you want to apply for 5 marla please put more applications. In case you do get more than one plot other plots can be sold on profit immediately after ballot( Please be aware only 5 marla in DHA 9 at only 10 lacs in installments will inshallah have a very good profit amount from day one after ballot so dont try multi application in other category like 1 kanal etc as you could end up in a bad location and may lose money too).

Investing in property with the intention of selling it in future is worse than getting interest from a bank in savings account.

Buy buying a piece of land and not doing anything after than and then hoping to sell it for a higher price is just another form of gambling...in fact its worse than gambling, because gambling in casino effects only the person and his family who gambles. But in real estate investment it effects the cost of living of entire community.

So when you buy a plot with the intention of selling it for more price, think again and ask yourself if you are doing the right thing.

Buying a plot for resale is perfactly right if we pay zakat on it i.e 2.5%/annum of market value of plot. If we start payining the zakat religiously, there will be very less people to invest in property. Allah has imposed zakat at all assets which are not use. Property investment has really increased cost of living (food,accomodation). Look at lahore, there are thousands of developed plots which are nither used for agriculture nor for residence due to this sort of investment. This land was once the source of cheep vegetables, meet and milk for lahories. Now they have to pay more for food items and more for residence. If we want to increase our wealth we should invest in agriculture or any ther business which will create job opertunity for the people.

People should invest in companies or businesses as opposed to real estate. If they want for their own use then it is fine, but the hoarding of plots with a view to forcing their

Recently offered 8 Marla commercial plot by DHA on installments in DHA phase 6 i.e. facing MB & facing residential on installment Prices 17,000,000 & 15,000,000 respectively.
(1)-What will be the impact on the present plot holders of 4 Marla commercial in Phase 6 (facing MB & facing residential)? Will the price of 4 Marla MB will fall, if yes than approximately up to what level?
(2)-Should it is advisable to hold the 4 Marla commercial MB front / back at this moment or than sold it out & switch to an other sector.?
(3)- In case if advisable to sold out, than in which sector or society to be invested again specifically in commercial sector?

It will depend on the number,
location and possession time of the new plots. Drawing an analogy from Bahria Town where new plots were offered but still the prices of older plots did not drop. In my opinion therefore, new MB plots might not effect the prices of MB 4 marla significantly. Also, since now the news is out, the decision to sell might prove to be expensive.

My son in O level in saudiarabia now has to choose either to take business/accounts subjects or take scince subjects

Please basing on your professional experiance kindly suggest me which line is best

in my view if he wants to study business and finance in higher classes/university he must start the foundation in O level with same subjects
normally the trend in our generation was to study science till FSC and later change to business if you do not get admission in engineering university

the new generation should not follow the same steps which our generation followed as now lot of options are available

I'd say he should make a firm decision what he want to do - either commerce or engineering both are different fields. Put in him 'Single minded passion' and he will achieve with hardwork and dedication.

If he qualifies for CA or CMA than these are high paying fields but he should have an aptitude for numbers or mathematics otherwise he will get bored

Well my suggestion is to pick the progress reports of your son and find out what he had performed in past years in math kind of subjects, secondly discuss the matter with son and ask his opinion. If his opinion and progress report matches then the decision is very easy to take. if there is contradiction then go for Son's prefrence of studies.

SAP is applicable in few indutries as it's a billion of dollar program for implementation. One of my friend is SAP admn in Saudi Aramco and his mangement has laid off many SAP admns. He is also worried about his position, though safe uptill now.

Yes its very likely commercial plots on main Blvd of sector C will hit 15 millions mark in 2 years.

If you want to buy commercial plot in Bahria Town Lahore go for only sector C commercial and try only facing 210 blvd plots if you can afford them at current
prices.

Bahria Town is a small community compare to DHA or others. What will make it so expensive with no direct approach to Defence Road or Raiwind Road. One small single road is going beside canal to BT.

Far away from Thokar (18 KM) and public from most communities adjacent to canal either go to Johar Town, Wapda Town etc. for shopping and other needs. We also prefer to do the same as I am also living on canal after Thokar.

LDA Ave-1, Jublee and Defense Road has more potential for commercial activities after five years. There is dental college being constructed in Jublee town and direct approach from Khybanee Jinnah / Raiwind Road and Thokar to LDA Ave-1.

Good News Re Parkview

Dear DHA Allocation Files,

Reference to your post below, are there any "Good News" in todays daily Jang as claimed by you in the post below?

Asazm Wirk Sahib has given some details earlier and seems possible. He confirmed about the commercial plots on installment in phase 6 and 8 which CMY has also confirmed that DHA is going to issue very soon commercial plots on installments.

He also confirmed that the news would be in newspapers on 06th of July for the ballot of all phases allocation files upto phase 8. This is a quite detailed information but he didn't tell the source.

Is it possible for DHA to ballot all the phases allocation files upto phase 8 at once???? :h :h

So once again Parkview will not be balloted in the near future or atleast there is no definite date for the ballot; which means that the price increase was just due to speculation. Someone even said tha the case 6161-10 has been dismissed further to DHA's assurnace that Parkview files will be balloted in July 2011.
