Some queries - Construction in Bahria Town

Dear CMY and others,

I have few urgent queries regarding Bahria Town:

1: What is the transfer fees for a 10 marla plot?
2: How long does it take to transfer a developed plot to your name?
3: How long does it take to design a home for you by Bahria Town design department?
4: Whats the cost for Soil tests, design approval, electricty etc? How long does it take?
5: Whats the construction cost / sq feet for a single storey 10 marla house, if constructed by Lahore Real Estate?
6: What would be the duration of house construction?
7: Whats the payment terms (with respect to construction milestones with timeline?) - I want this information to arrange the cash flow accordingly.
8: If I am coming for 30 days to Pakistan, how best i can utilize my time for the above activities?

Anxiously awaiting your reply on above queries.

Regards

AG replied on Monday, June 27, 2011 01:40 AM PST

@BT-Query,

I think it is 3 years from the day of handing over to first owner & the change of ownership doesn't affect it i.e if the first owner sells after 2 years of date of taking over the new owner is left with only one year to construct the house.

However kindly recheck with others as well.

Ashyana Housing Scheme Berki Road Lahore ?????

The Punjab Gov’t has decided to allot the land of Bio-Technology Park to Ashyana Housing scheme Lahore.

After this, grand project of the Botany and Zoology are likely to hit snags.

CM Shahbaz Sharif had laid foundation of the project of Bio-Technology Park on 275 of acres in Rakka Tera situated at Barki Road about 20 kilometers m from Lahore in October 2010.

According to the project, research in botanical and zoological fields as well as was also to called out. Some teachers said that the Vet University establishment was declaring the very portion of land unsuitable on which they had laid the foundation of Bio-Tech Park.

It is going to be done under pressure from the provincial government.

On the other hand, the VC is of the view that they lacked economic sources for the construction of the park; therefore they showed willingness to accept 138 acres land situated at Pattoki.

Vet replied on Saturday, June 25, 2011 07:30 PM PST

when the VC's are government appointees, this is what happens. Our nation needs research in bio-technology so that we can use latest techniques in agriculture and animal farming. This land was perfect for such a venture and it had be set aside for this purpose way before the present government came into power. When you push away such projects to far flung areas such as pattoki, you are basically making it impossible for educated class living in big cities such as Lahore to be a part of it. we needed this within or around Lahore. There can be zillion ashianas but our nation will never progress without more and more advanced educational and research institutions. We need technical education instead of the useless MBA'S that we are producing in most of our private-sector institutions.

IP cameras keeps watch at Bahria Town Lahore

<<<< Bahria Town Images

Wireless IP cameras keeps watch over luxury Pakistani Bahria Town’s Lahore community

IndigoVision’s complete IP Video security solution, including the latest High-Definition (HD) IP cameras, is helping to protect a luxury residential community in Pakistan. Located in Lahore, Pakistan’s cultural centre and Punjab province’s capital, the community was built and is operated by Bahria Town, an innovative real estate and construction business that has a number of iconic developments to its name. The residential community is set along side the Lahore Canal and consists of high specification housing, health facilities, schools, community centre, entertainment and a business district. It is the largest real estate development in Asia.

"With threats from terrorism, vandalism and burglary, security is of prime importance to our residents. Investing in the very best surveillance technology was therefore a priority," said Babar Rustam Tanoli, General Manager (Operations) for Bahria Town’s Lahore development. "IndigoVision’s system gives us amazing video quality and intuitive Video Management Software enables our security team to quickly identify potential problems and respond accordingly. Forensic analysis of the archived video has already led to a number of arrests. Knowing the community has a state-of-the-art surveillance system is in itself a deterrence."

The project was designed and installed by IndigoVision’s Approved Partner, Votel Solutions, who deployed the system using a point-to-multipoint (PTMP) wireless network with 10 access points and 2 backhaul links.

Commenting on the choice of IndigoVision for the project, Qasim Abbas, Votel Solutions' Associate Director said, "IndigoVision’s excellent H.264 compression technology, flexible distributed architecture and unique motion analytics were all features that set the company ahead of the competition. The ability to stream high-quality video, including from HD cameras, across the wireless mesh has made this project viable and cost effective for Bahria Town."

A mix of IndigoVision’s Day/Night fixed and PTZ IP cameras are deployed to monitor critical public areas such as schools, hospitals and community centers. Fixed HD cameras are used at all the entry/exit points to record vehicle license plates and for facial recognition. Currently these are archived for later analysis if required, however Votel Solutions are currently deploying an in-house developed forensic analysis application, which will integrate with the IP Video system and enable real-time authentication.

'Control Center', IndigoVision’s Security Management Software, allow the operators to view live video and quickly analyze post-incident recorded video. Features such as thumbnail motion search, interactive maps, sequences and guard tours have helped Bahria Town to improve operator efficiency and incident response - all with fewer security personnel. 'Control Center' is licensed on an unrestricted basis within the cost of IndigoVision’s hardware, allowing 4 workstations to be deployed in the main control room for no more than the cost of the PC equipment.

Next year when DHAI will start handing over DHA Home Units to the owners. It is supposed to happen in April-2012!

AK replied on Saturday, June 25, 2011 08:38 PM PST

No hope for DHA valley. According the the TV program "Reporter" aired on Dawn News, DHA valley project is in ruin due to Bahria Town Malik Riaz involvement. They signed an agreement with DHA and as per the agreement all payment made by people for DHA valley is transferred within 3 days into Bahria Town accounts which Malik Riaz is using to develop Phase 8 extension and Phase 9.

Dear AK

You think that DHA will ruin their image bacause of Malik Riaz BT Phase 8 & 9. We had this information that DHA Valley is joint venture with bt BUT both of the praties have good image in the market. if not april 2012 then Dec 2012 will not be a bad deal. Please correct me if i am wrong.

Reply replied on Monday, June 27, 2011 09:30 PM PST

Out of so many things we have in common, one thing is very much visible in us Pakistanis!
When we decide to negate some thing we go on extreme and when it comes to praising of some thing again we lose the balance. That is true with us in all walks of life.
If Malik Riaz has decided to give a bad name to DHAI then one question ought to be answered!

Why construction work on DHA Homes is at top speed now?

The whole world had problem with real estate and Pakistan was no exception, even BT had a bad impact and it still does. DHA-2 extension no doubt has a lot of problems but I cannot understand that why Malik Riaz would like to lose money just for naming and shaming!
I used to believe this also but now when I see 1000’s of DHA Homes coming into existence, I convince myself that Malik Riaz is a real business man but it does not mean that He must possess good business ethics, too.
DHAI will deliver late but then what CDA is doing in I-Series sectors?
We must not forget that DHAI is paying rents to the DHA Villas (located inside Bahria Town) owners as a compensation for their delayed handover!

AK replied on Tuesday, June 28, 2011 05:29 PM PST

@Fawad,

I always suggest people that every person who plans to buy any land must visit the site himself to see the actual work on the ground. No one in Pakistan is honest and we cant just believe what DHA and Malik Riaz says. As of my last visit to DHA Valley site one month ago, I did not see any kind of development work being done except for DHA Homes which seemed very slow as very few labors were working there.

I hope and believe that DHA Valley will develop but not until 7-8 year.

@Reply..
Thats a nice explanation but ground reality is very different. I would sincerely suggest you to visit DHA Valley site to see for yourself. Also 4 colleagues of mine are suffering despite having paid full cost of their plots but no sign of development as of now.

DHA valley plots are available easily at -2 lakh rate in market which proves that there is no sign of development till 7-8 year.

Reply replied on Tuesday, June 28, 2011 06:39 PM PST

Dear AK

Appreciate your contribution to this topic. I also visited the place last month when I was in Pakistan.
I was able to see a lot of work going on at DHA Home site: may be my “lot of” is different than yours lot of!
Actually we visited twice as my nephew also got interested to by one. I did not appreciate valley at all in all of my posts here and you are very right on that but DHA Homes are being built at a faster pace.

As I wrote before they will build homes faster so that they could get people start paying the instalments of valley plots!
When 3500 homes would get their occupants, hopefully at the end of 2012, the Valley may or may not get its popularity. I think it would!

AK replied on Tuesday, June 28, 2011 07:18 PM PST

Dear Reply...

I really really wish your words come true as I have seen lot of people having plots in DHA valley suffering. Its really hard to see your hard earned money going wasted.

I agree on DHA homes factor if they are built within time, it will help boost DHA valley lost reputation.

But DHA Valley is a huge huge project and it will take several years at least 5-7 to develop all blocks.

Lets hope for the best!

AK replied on Tuesday, June 28, 2011 07:53 PM PST

Dear Reply...

Please check below information. I have mentioned source of information as well down below.

The Element of Fraud from DHA Authorities

Many people believe that the whole project is a fraud. It is known that DHA has only purchased 10% of the land required to complete the project. Whereas, according to the land laws of Pakistan government, they need to buy at least 85% of the land beforehand starting the project and taking money from them. The local land-owners of the area, after knowing that their land is worthy, rejected the offers from DHA to sell their land. It means that the project will never be completed and the town planning shown to the people will never happen. There is another serious problem to the execution of the project. DHA needs to surrender around 2,300 acres of land to local government authorities because this was the land previously decided to build a dam upon it.[6]Punjab government has decided to recover this land from the three big organizations i.e., Defence Housing Authority, Bahria Town and Habib Rafiq Ltd in Kahuta and Kallar Syedaan tehsils for the construction of Dhadhocha Dam to meet the water needs mainly of Rawalpindi and to some extent of Islamabad. This will severely affect the town planning and in-fact the whole project.

Concerns about DHA Homes

There are several concerns about DHA Homes. First, the whole construction is relocated to the edge of DHA valley, while in the initial maps, was shown right in the center of DHA valley. This shows that DHA authorities are facing difficulties in getting the land from local residents. Also it flashes the concern that the whole valley will be relocated, further far away from Rawalpindi/Islamabad. Second, the company which was constructing the homes, AREAA, has dropped the project from the list of their ongoing projects, which shows the lack of interest, or possibly, drop of the whole DHA Homes agreement. Till now DHA authorities are unable to clarify any concern communicated by the members of this community.

Source: http://en.wikipedia.org/wiki/DHA_Valley_Islamabad

Also check out below URL of AREAA Construction company which was awarded construction of DHA Homes. AREAA website is not showing DHA Homes in the list of their ongoing projects.

I dont have any previous property experience, presently i am living in Abu Dhabi, i wish to invest in Lahore property for 10 year basis and my budget is 20 Lakh.

Please anybody can guaid me where at which place of lahore i invest this amount where after 10 yrs there is bright future of that plot and price reach at or near by karor.

Thanks in advance for all the well wishers.

I think the days of turning 20 lacs into 100 lacs over ten years are gone. I think you would be lucky to turn 20 lacs into 50 lacs over ten years and that you be a more realistic expectation.

dear CMY,

extremly thankful to your positive reply, please give me one more favour instead of many ideas please tell me only 2 societies as i requested so i will make final and meet to you while my pak visit soon after 2,3 month INSHAHALLAH.

About DHA phase 9 i am afraid that if my plot baloted at village side or on drain or worst condition so i will not be able to get my money back, am i right?

Is there any above stated phase have potential to become Karor with 20 Lakh investment for ten yrs ( i can add 5 more lakh in case if more bright).

Thanks

@Right Investment.

Buy 2 Nos. 8 marla plots in Block D of Bahria Town Lahore through LRE. Sell them after 5 years & invest again in some suitable real estate again through LRE. Appreciation of properties is usually
slow after 5 years & it is better to invest in new projects by good developers.

Please help : Pest control in house

Dear Moderator As salamualaikum please keep this post for a while

The wooden doors and frames in my house are effected by the termites. Please advice how can I get rid of these creatures and other insects

Isloo replied on Friday, June 24, 2011 07:54 PM PST

Well, I can share my experience, we had the same problem in Sector G-10 in Islamabad. We contacted two persons but I dont remember their names, their office was in G-10 I&T Center.

They gave an estimate of 7-8 Rs/sq ft, for the whole (8 marla) house.
The important thing is the concentration and the way they do it.

In our case, they drilled the holes and injected spray in wooden doors, frames, and the floor. All looked well until after 3 weeks,,,the infected wooden frames seemed to have a problem. I called them again and they came back, and this time, I asked them to remove the wooden frames altoghether and spray again, which they did free of cost. Now the important bit,,,if its wooden doors and frames, make sure you remove all infected wood and throw it away,,,and have them re-installed,,,,as sprayed infected wood is largely prone for termites to come back.(Door can be retained, but its the frame and anything connected to ground that may cause a problem later. Inn our case, the frame was of low quality and heavily infected).

They also give you a five year guarantee but you may want to ask for 10 years one...I think its always good to have it every five years so it keeps all reptiles and insects away in a tropical area like ours..

Hope that helps.

I have also searched for you online and its as below:
