many thanks dear .
but pakistan lost today due to its own mistakes.
i think afridi should brave enough and should take step of kicking kamran akmal out before it took too long and kamran will provide you loss of such a big match Like quarter final or semi final from which recovery will be impossible uptil next world cup.and then at that time you can not be able to do any thing ...just see his record of last three years ,and things will be quite clear ...afridi should be very care ful from kamran, wahab riaz and ajmal who are in Doubt...

i think ahmed shazad should be out and bring a bowler should come in,,Kamran out and bring asad shafique in as a keeper and batsman..... open with hafeez and A.razzaq...also warn hafeez on his behaviour and warn him as to be disciplined..
these are mandatory things,,,and i think if kamran get a chance of next match of zimb or australia,he will give you his best performance to be in the team BUt he will Severely Hurt u the day when you will be in quarter or semi so beware from Kamran ... and this is time to let him Out as imran did in 1992 by bringing new Moaeen as keeper in place of YOusuf...i hope shafique will do his best for pakistan as a keeper..

It was extremely dissapointing to see our bowling being torn apart in the last 5 overs. A much bigger shock was in store, later on, when we lost our top 6 batsmen for an embarrasing total. First real challenge - and we fall like a pack of cards!

bahria town lahore file inquiry
hello brothers, can any body explain that in CMY,rate update there is BT lahore file rate about 2,30 and 1.30paid,what is the value and how does it work,if i want to buy what is the process, please someone explain me,thanks :h
shahid replied on Wednesday, March 9, 2011 02:04 AM PST

These files are unpaid installment with some fine. If u pay all remaning installments along with fine you will get the plot aginset it. But these plot has been shifted in orchered from sector C. These files were also used for merger in case of payment of installment of other plots in BT.
According to best of my knowledge merging has been stopped. And bright chances are that these files has been cancelled. Before purchasing please clearify from BT the latest situation of these file.

DHA Phase VI block C as Future phase III Y block
Dear experts, how do you see DHA phase VI-Block C as Futrue Y block of Phase III? Moreover how do you see Phase VI-Block C in comparison with Phase VIII commercial?

I feel this would be everyone's question
observor replied on Wednesday, March 9, 2011 03:05 AM PST

For various reasons, there is great probability that Phase VI block C CCA would be something like Y block of Phase III. As far as DHA Lahore Phase 8 is concerned, there appear to be several drawbacks as mentioned by CMY in his earlier posts and one has to visit the area to get a correct feel of the ground situation; surrounded by villages, huge pits in 1/3 of the area, would require many years to develop, ring road access at interchange near Phase VI etc. All these points can only be understood when one visits the area, therefore, I agree to the point given above.
Tiger replied on Wednesday, March 9, 2011 04:57 PM PST

Last year, I visited pakistan and bought a plot in phase VI-Block C. I was also interested in another plot in phase VIII. But to my surprise I noticed high ranked or high price blocks are those which are linked to phase VI. This is what confuses me plus lack of time i postpose my 2nd plot purchase. With this in mind I ask the question.
Thank you observer for your feedback

What is price of 1 Kanal plot in AWT2 Lahore. What is procedure to transfer.
Is it good for future investment.
Please anyone can give idea.
Daud replied on Wednesday, March 9, 2011 05:57 AM PST

it starts from 13lacs to 22 lacs. transfer is from their isb head office, abt 70 thousand /kanal. with all taxes etc. in this price bracket u ll have a plot ready to build (with possession) even with GAS facility available. ring road coming rite near to it. in some plans an interchange also coming near ADDA PARK area which is rite near to it on raiwind road.
so far its best on raiwind road. got some plots for sale too.
AWT Phase 2 Lahore replied on Wednesday, March 9, 2011 09:09 PM PST

you mean transfer is only at isb office not in lahore. so its difficult to go there with owner etc.

What you think is it good for future investment.
Daud replied on Saturday, March 12, 2011 03:35 AM PST

its a good future investment, because on raiwind road this society holds the best prices with possession and GAS availability and good strong ownership(AWT) and RING ROAD interchange is a plus to it and then so far politically due to NAWAZ SHARIF`s residence near to it, this area holds importance security wise and roads. Hospital and school near to it is also a plus and MOST OF ALL, RAPID GROWTH IN THAT RAIWIND ROAD SIDE
u can also ask from MR CMY for better views.
SAEM replied on Tuesday, June 28, 2011 02:59 PM PST

i THINK IT IS THE BEST POSSIBLE OPTION THAT YOU CAN GET IN SUCH A PRICE. IT IS VERY VERY SECURE FOR INVESTMENT AND CONSTRUCTING A HOUSE. IN THE VERY NEAR FUTURE THE PRICES ARE EXPECTED TO SHOOTUP IN AWT.

Gulmuhar, Gardenia and overseas enclave pics
Can someone put the latest pics for these areas, just to know how fast the construction is going on in and around these areas.
Do we have raedily available gas connections in the blocks where possession is being given. Also is there any groceries store in Sector C or still Sector C inhabitants go to Safari mall for groceries. Thanks
Javed replied on Tuesday, March 8, 2011 07:31 PM PST

I have visited Bahria Town last Sunday, following are the observations:

- Construction activities are in full boom in Overseas, Jasmin, Gulmahar & Tulip especially Tulip extension.

- About a dozon commercial plazas are in progress while 4-5 have started commercial activities.

- Main structure of Jamia Mosque has completed while aucillaries like wash rooms and 'sehin' in in process.

- Sui gas pipe lines are in progress.

- Main canal road from Thokar to Bahria has completed while the poles for street lights are being erected.

On the whole it is a total new outlook when you enter in Bahria Town and it may be the tough competitor of DHA (original) although there are so many so-called DHAs.
limu replied on Wednesday, March 9, 2011 02:19 AM PST

thanks bro javed for giving a latest picture of the area.can you gaive a rough figure of the constructed / under construction houses in Sector C and how many are occupied.would be great if you could put few pics as well.

DHA Phase 2 extension plot
Hi All,

I purchased a DHA Phase 2 extension 1 kanal file an 2 years ago for around 11 lac, now I am hearing that the file prices have gone down alot, can you please let me know what is the current price of the file and is it pheasible to keep it for next few years or should I sell it.

your response will be highly appreciated.

Thanks
unknow adviser replied on Tuesday, March 8, 2011 07:12 AM PST

Hi Salukhan,

Well yes you are rite .... Prices of Dha Phase 2 Extension were dropped to 5.95lakhs couple of month ago. Reason because development charges for Phase 2 extension have been increased from 6 lakhs to 14 lakh which resulted in decrease in the value of the land.

But from last 3 weeks the prices are picking up because the management of DHA has been changed. It will go up in coming weeks ... my advice will be to keep files for another 2 years ... dotn sell it for the less of ur 30% of the Payment ..
Azad K replied on Tuesday, March 8, 2011 09:17 AM PST

Property prices in Pakistan have gone up many fold since say 2000. It is a law of economics that prices cannot keeping going up at that level but in fact could stay flat or even decline in next several years.

I personally expect the property business to remain fairly flat over the next several years. Its ok to buy a plot with a view to building a house but for investment people shouldn't expect to make any quick and easy money.

There are many plots on the market and even more in the pipeline. Many families have already got extra plot or two for the future. Speculators and agents will try to excite people from time to time in order to make money but there is no point in rushing out to buy a plot. The developers know that price of plots is not going to increase in the next few years and are trying to increase development charges to fill their coffers. Many new schemes have been launched as opposed to being launched in the future as developers want to get peoples money as they know by delaying the launch by a few years will not help them as plot prices will not rise in the next few years at least.
stn replied on Tuesday, March 8, 2011 03:34 PM PST

Mr.Azad k is right. But only in case of bigger cities like Lahore,Islamabad. But in smaller cities property is still on the rise.Specially Multan Propperty getting good rise in the last 3 years.Schemes like Wapda Town,Model town, shahshams,Sabzwari has given very good profit to the investors.
Salukhan replied on Wednesday, March 9, 2011 02:12 PM PST

Thank you all the for advices I really appreciate it, ok so at least now I have the hope that in next few years there may be rise in the price, I am not in hurry and can keep it for next 5 years.

Thanks again
