It should be an eye opener. Once about 10 years back I was sitting with a Bank Manager and listened to the discussions between him and a representative of Auqaf who wanted that branch to accept their deposit. The manger was refusing very strongly and did not agree. When the disappointed Auqaf guy,I asked the manager as to why he refused such an attractive deposit which would run into millions every week. He explained that this is a very corrupt and dirty business. According to government rules the Mazar 'Gallas' ie money boxes are opened in the presence of representative of various agencies like bank/auqaf/matwallis/and what not. ONLY half of the money collected is deposited in the bank and the remaining half is a booty which is distributed among all the parties with no accounts. And this is going on for years. So all that glitters is not gold and all these jubba and parda nasheens are as good/bad as the rest of our nation. What saddens me is the way the blind faith and trust of people at large and incidentally those are perhaps from the lowest of the lowest tiers of our society,is compromised. Let us pray Allah that it guides me and all others who some how do not see what is right and wrong.Amen.

money given to shrines is given in good faith but is NOT used for good causes.
Either it is used by Makhdooms, Syeds, Peers, Gaddi Nasheens, Sajada Nasheens on their own luxuries or by the govt on the luxuries of their officials.

I think every shrine should be attached to a hospital or a university to bear the burdon of that university or hospital. When people will see their money spent on a noble cause, they will donate multiple times and that will be in line with the ideas and teachings of the person burried there.

these days i am reading Kash-ul-Mahjoob by Syed Ali Hajveri (DATA Saheb). It is surprising to know that what happens on his shrine is totally against his ideas.

Salaam to all. I have here for sale my personal 2 Kanal plot in IEP (Engineers' Town), Lahore. This is an excellent plot facing Main commercial Zone of Sector A. It is also quite near to the Main blvd. I believe this is an excellent investment opportunity for anyone looking for medium term investment.The plot is fully developed and ready for construction with all dues clear. This is purely a reluctant sale. Price is slightly negotiable. Thanks. :forsale:

my offer is 26 lacs,let me know if u like plx

Umar replied on Tuesday, March 2, 2010 12:38 PM PST

Dear Kashif,

My offer is 28 and a realistic one.

1 Kanal Plot's price there is between 16-20 Lacs, so doubling the area and price means 2 Kanals for 32-40 Lacs. The front of 1 Kanal is 50 Feet, but the front of 2 kanals is not 100 Feet. It can be between 70-80 Feet, so the price should also be 20-30 percent less of 2 kanals as compared to 1+1 kanal.

1 kanal 50 Feet Front Price = 16-20 Lacs
1+1 Kanal 100 Feet Front Price = 32-40 Lacs Average Price = 36 Lacs
2 Kanal Front = 70-80 Feet Average 75 Feet
The difference between 2 Kanal and 1+1 Kanal front is 25%
The price difference should also be 25% i.e. 36Lacs-25% = 27 Lacs

So by the above calculation I'm giving you 1 Lac more.

If interested or have some queries abt my calculation please send me an email at:

Kind Regards,

Umar.

2: What about gas & water provision?

3: What about the transport facility till society?

Thanks in advanc.

Habib replied on Tuesday, March 2, 2010 03:48 PM PST

IEP is Located on Road that Connects Raiwind road with Kan Kacha Railway station, Then road continues another 12 KM to reach Fezorepur Road, This society is not populated in spite of development for last 8,9 yeards, Almost no constuction activity.
Prices of plots fluctuate as per market. At this time it is purely investment product, Demand of 35 for 2 kanal abit on higher side. i am not sure but seems that kanals are here mostlt 18 merla.

DHA-Valley Islamabad 6th instalment as well as previous instalments are paid in US dollars by overseas pakistanis while those residents of pakistan are paying in pak. Rs. Since rupee is getting weaker day by day it will make lot of difference in payments for those living overseas and paying in dollars compared with those paying in pak rs. what are your opinions in this regards.
Besides what is the future of DHA valley islamabad after 3 to 5 yrs.

Hussain

Irfan replied on Tuesday, March 2, 2010 02:08 AM PST

Hussain do read daily price updte of CMY related to DHA Islamamad Valley

Here its latest one
====
DHA Islamamad Valley 5 paid 5 marla open file available at loss of 105000 to 122000
DHA Islamamad Valley 5 paid 8 marla open file available at loss of 125000 to 133000
====

Now decide yourself, I personally think the more you pay the more you loss..

M. Ali replied on Tuesday, March 2, 2010 04:05 AM PST

I do not think that current market price and trends are sufficient to decide about the future of a scheme for next five years.
My opinion is that once the plots will be there on ground, it will be altogether a different thing than the current market
prices.

Bro. Hussain's concern is more of USD exchange rate; as rate is increasing, DHAI is getting benefit of it and the buyers feel they are in loss. Actually, if you turn this around (vice versa) that Pakistan's economy start getting stronger; Pak Rs. start getting stronger and USD starts loosing to that; the buyer will be benefiting then. I know this has not happened in the near past but this is not something beyond in the future.

But the problem is: when this really happens, the developer will find other ways to charge more money because we people do not pay much attention to the terms & conditions section when we buy. Like Bahria Town did for Phase 8 RWL. That project was initially launched for low income people and the cost of the plot included cost of land, development charges except utility charges: Electrification & Sui gas etc. Later on, only for these two or three left out charges, Bahria charged more than the actual amount the buyers had paid. Nothing wrong happened to Bahria and nobody could do anything because (I hate to say that) this is our Pakistan.

Coming back to Bro. Hussain's question. I think, you will have to see your financial situation yourself. I do not think getting out of this investment at this stage is very wise idea or even it might be very cumbersome also.

I think I can say that holding real estate in long term (like more than 10 years) is profitable in almost all of the cases (exceptions are always there; let's ignore them). My personal opinion about Pakistan's economy is that by end of year 2011, the things will start moving in the right direction. I think by then the foreign forces would have started leaving Afghanistan, the war against terrorism would have been more clear by that time. Well, this is my opinion, everyone can differ and will have their own reasons for that.

The best one is E11 which is more populated than G13 and D12 is the best sector than G13 too.

Dear M Rehman, This is the best time to purchase a plot in G-13,Because development is in full swing and
prices are realistic,G-13 is owned by housing foundation and after some time period CDA will take over like I-8 etc,where as E-11 is a good sector but it is cluster of different societies,so in future lot of problems will come up if CDA will not take over.....CURRENT PRICES ARE AS UNDER;
25X40=24 LACS TO 29 LACS
30X60=38 LACS TO 46 LACS
35X70=55 LACS TO 62 LACS.
40X80=67 LACS TO 80 LACS.
50X90=90 LACS TO 110 LACS.

don't invest in g/13,if you want or live in islamabad than invest up to 11 series or may be in d/12,g/13 is not accepted as part of islamabad it is not interlinked to any regular sector,if option is g/13 than invest in agk society or,bt or dha,because the construction level is very low mostly low salary govt servants are construction houses in this sector,E/11 was not good but luckily rich and status conscious people come and know beautiful construction in this sector even better than f/11, secondly there is not govt quarters,govt school or low income houses like other cda sectors,

raja replied on Tuesday, March 2, 2010 12:44 PM PST

G-13 is one of CDA’s well planned sector and very much part of Capital. As it takes all sectors to take some time to get mature, so does G-13. It is in a process of completion and in couple of years it will be like any other G series sectors of Islamabad. It has small plots as well as large plots which accommodate all tiers of society. Its
location has its own charm and attraction for many. Again, G-13 is one of CDA’s regular sector and your investment is very much safe there.

Dear all brothers,

Can you please answer of the following questions:

1. Which university is good for getting Engineering Degree in Lahore around Wapda Town area.
What is its fee ( no LUMS too expensive ).

2. Which degree is good and useful in future, Electrical Eng. (with which specialization), Mechanical Engr., Chemical Engr., Software Eng.

I am overseas returned and settled in Wapda Town, so needs this information for my son who is giving exam of F.Sc. in May.
What are your feedback about COMSATS, UOL, UMT,FAST,UET as I heard only these from one friend.
Please guide me with your best option and with reasonable fee structure as some Uni. are very expensive.

Thanks for your cooperation.

Hamid, Toronto replied on Monday, March 1, 2010 09:12 AM PST

Khan replied on Monday, March 1, 2010 12:51 PM PST

My vote would be for Industrial Engineering ( My Own Son is doing this right now from UOFT ).. Not sure if they have it in Pakistan or not but if they do, I believe that its worth as Supply Chain is covered under Industrial Engineering .

Thanks

limo replied on Monday, March 1, 2010 02:56 PM PST

Dear Bilal,I would strongly recommend to go for Electrical or Mechanical Engineering.These two disciplines have plenty of scope inside the country and around the world too, specially in the Gulf.Talking about the best uni to get such a degree, UET beyond any doubt and then comes University of Engineering & Technology, Taxila.But it all depends on what percentage does your son secure in the FSc exams.Merits for these two disciplines are sky high, something around 85% can help your son getting into this institution.Mechanical Engineering is a very versatile field and covers fields like construction, oil and gas, automobiles, textile and much much more.
If he intends to choose elctrical, he should opt for electronics as it is much in demand as compared to power.Chemical engineering has got a very limited scope, specially in Pakistan.Software engineering, already saturated as more engineers are being generated compared to jobs available.Hope it helps and best of luck to your son.

Bilal replied on Monday, March 1, 2010 09:30 PM PST

Thanks for all and Mr. Limo for guiding for course as Mech. E. or Elect. Engr in Electronics. I am thinking EE in Power as sone one said but as you said better is in Electronics, so will take it.
Now the question is if merit does not come as 85% then which uni. is the best option, such as UOL, COMSATS, UMT, SUPERIOR ETC.
Thanks and regards

limo replied on Monday, March 1, 2010 11:50 PM PST

UOL is ok but stands nowhere closer to the main two universities that i have mentioned earlier as far as the international recognition goes.If unfortunately such a situation arises than better compromise on disciplines (go for technologies with lower merit in the same unis, like chemical, architecture, CRP, mettalurgyetc) rather than getting degree from unis that are still struggling for their recognition.Because once you manage to enter UET, there are plenty of ways your son can change discipline internally, sometimes a swap with someone, sometimes few of taxila uni guys try n get migrated to UET lahore, thus threre exists a vacuum and that is normally filled by asking the lower technology guys from UET lahore who are willing to go to taxila.Chemical Engineering from Punjab Uni is also not a bad option if your son fails to enetr these main unis.

Abdullah replied on Tuesday, March 2, 2010 03:53 AM PST

I was in UET Taxila and left in 2000 in elect dept. Got into Taxila because I missed UET Lahore by a couple of marks. You cannot change your discipline once admitted AFAIK. One classmate went to UET Lahore from UET Taxila because some openings happened and he was next in line. Don't depend on changing discipline. It is very rare and difficult AFAIK.

Avoid Power. No one went into power. Electronics is very versatile. Based on your interest, you can focus on Hardware (VLSI), communications, even software.

My ranking of best universities (from a Rawalpindi perspective)
1. GIK or NUST
2. UET Lahore
3. UET Taxila

This is based on old knowledge. limo is correct in that you should target recognized universities. Also, please find and get in touch with the students who are graduating and who have graduated over the last couple of years. I remember that when I was in FSc, the tips from seniors and peers were more relevant and useful than what my parents knew (no fault of parents, its just how information flows)

Tell him to work hard and take his subjects seriously. I regret wasting a lot of my time doing nothing. He should mingle with the best and brightest in his class. Best of luck to you and your son!

When I see a lot of Palestinians, Lebanese, Indians and other nationals, benefiting from Qatar Foundation and our kids are getting left behind, I do not feel right from inside of my heart!
Last time during admissions, I was able to see some Pakistani families with their kids but not very much as compared to our number in Qatar.
I heard that from next year some of the top Indian universities are also coming in Qatar Foundation.
I can bet that our universities are not even aware of this. Only Ripha has a dental college in UAE and I think SZABIST has also its presence in UAE but no one in Gulf is helping students like QF is doing.
I will call you this week end and we will explore the ways to inform Pakistanis as much we can, through embassy!
