BT still not able to complete sector C alhore. for overseas they promised balloting last month for cat b to cat I
files and possession in june 2010. LAst week I visted site and hope in june 2013 they wiillcomplete this. Similarly they have not purchased land for orchard. Also map still not approved by any athority. they will now ahve money so after purchasing lansd and approval of map balloting eill be done. When no one lknows. Trust in GOD. God is with us always.

I think every person that applied in BT low cost schemes is given a plot. That why its price have started to fall. Ballot is delayed by BT to give plot no to each person that applied.

How many plots and how many applications is the secret that answer is only known by BT management.

atiq bahi u r wrong.i-11 is a cda sector.in future ,its could be best and golden investment according to my view coz dispute wid local have resolved and pple are vacating land . cda has started development work of earth in i-11 sector and cda has also invited contractor for development.its hope that soon development is going to start and obviously prices would goes up.

development contract is still not finalized

I-16 development start more then 10 years before and still not completed, I-11 is very new sector as compared to I-16 so it may take 15+ years to complete development

development contract is going to finalize according to cda website.www.cda.gov.pk and the last date is also mentioned 18 march.

one simple and almost standard rule of thumb regarding CDA is now .. after the release of any new sector fist 10 year just wasted no development and next 10 year spend in developement and almost 5 to 10 more years each new sector required to fully developed..

this rule of thumb apply to almost all sector come after 1980 .....

yeah i m fully agree wid u irfan.we can not compare to i-11 to i-16..i-16 is too far and i-11 lie near pirwadai.i have hope that if development work start in i-11 it would complete soon as compare to other cda sector because cda has already wasted a lot of time in that sector now the time has come to finalize it and handover to the right person. as mian nadeem mention about i-11 below.i am also agree wid mian nadeem comments. khair

location of sector is worse, this is new age of islamabad now there is lot of organization which are better than cda,like multi,police,behria ,bt and others, now cda can not make stupid to people,so very wise for investment specially in islamabad.

If price of 30x60 ft size plot is less than 12 lacs of rupee then this can be a good investment otherwise not,
location wise this is also not so good, more than 60% this sector is in depression and is not a good place to live.

for a middle class,this is a gud sector.in this sector they have a small plot like 5 marla and secondly subzi mundi is also on walking distance u can go any time for vegetable which increse the value of this sector and thirdly there r 3 to 4 bus station on walking distance.u can go any where in pakistan from dat place like lahore,karachi,peshawar etc.there r also run local rout bus which goes all over the islamabad and pindi.no need to take taxi or ur own special car to go any where in isb and pindi.cda is working on earth.almost the earth work has done.18 march is last date to hire contractor after that i hope in may development would start.after development that plot of cda in i-11 it would be more than 7 lac per marla.cda opened that sector specially for low income pple .so that sector gud for low income pple.

I-11 is CDA sector, I-11/3 & I-11/4 Commercial and I-11/1 & I-11/2 residential. Atiq bhai u are wrong.
CDA has invited contractors for pre-qualification for start of development work in I-11/1 & I-11/2. Project cost 250 million last date 18 march.If dispute resolved with locals work will start in May.
Dispute with old residents is main cause of delay they are demanding more plots against their land .CDA has already allotted 2400 plots in
I-12.
Pray that CDA managed to start work.

Can you witness the current status of D-12 Islamabad. What is going on. I am sure many allotte will be getting paper work ready to start construction of their houses but When you see the activities of constrution will start and is there sufficent facilities availble to strat construction work.

In D-12 construction not yet started. But people will start soon. For water boring is necessary at present otherwise u can purchase water from tankers for construction work.Till June we might see under constrution houses in double digit.
D-12 is best in new sectors.

I need to get some information from all friend who are active in real estate business especially CMY.
Itis rumour that DHA Phase 8 ballot is about to happen on 31st Mrarch or any other forthcoming month.
There is another rumour that both allocatin and PV files will be balloted together.
My question from all friends is that why the price of PV files is constant and Phase 8 proper price is increasing, what is logic behind it . Please answer my question with sound logic and CMY input is needed in it..

Will the PV file holders be penalised of the wrong doings of PV admin? ... after so many years? OR ... is there a conspiracy to bring the file holders to a panic sale?

What any one can figure out essentially meant that the DHA is intentionally undermining the PV
files holders at the expense of their land -a wonderful enterence to all phases of DHA. The PV's excess land will be awarded to the DHA 8 proper file holders on priority basis. Thats not fair. Any acquisition of of a business by another carries assets & liabilities together as a package. ...fail to understand how DHA assumed a liability to provide all the PV file holders a plot while they did not took over the asset (land). Moreover, no condition of that sort has been mentioned on the files as well.

Perdesi bhai why every word for every one is taken as conspiracy to bring
prices down or up. Why we dont hold our self accountable for our acctions. Parkview files were ALWAYS lower than PROPER. EVERY BUYER knew the price difrence and took chance to pay lower price for Parkview instead for Proper DHA 8 files so no one should be blaming any one.

Agreement should be honoured from all parties not just one.

Dear CMY,

Can the guys like you verify if the land across Barki Road was indeed taken over by the past management of PV and what was being promised to them at that time? Any original PV file holder can answer you and can also reconfirm if he had his land in proper PV or PV extension (across Barki Rd) area.
If the original PV holders confirm the same then be assured that the PV holders will get plots only across Barki Rd and your above argument holds ground.

prices of PV files gone down & down and i feel they are constantly going down....if the way they are going down i will surely get Screwed up in the end.

I just wish i did not had invested in PV files now my fate only revolves around Pv balloting and if the prices go up. Which i really dont see to happen in the near future. THanks to stupid people to whom i listened and invested.

Our power minister officially discloses that in last 3 years we gave away $260 million to 3 rental power plants because we did not supply them gas, even in times of sufficient gas availability but severe load-shedding (like right now). These were the under-utilization figures of only 3 small rental power plants. The IPPs under-utilization figures can also be expected on same track, and on lot wider scale.

Over that he adds we are contracting 8 new rental power plants.

Can ANYTHING explain these two acts self-confessed in same breath? Except to deliberately bleed the economy, perhaps at wink of masters so they can take political leverage of weak economy.

Can we add the $11 billion loan from IMF in the same column?
Why is it that all "friends of democractic Pakistan" point us to one window of IMF?
Why does our "democratic government of Pakistan" surrender our sovereignty to their "Kerry-Lugar Bill"s?

What should Pakistani people take from acts of such "friends of democratic Pakistan" and "democratic government of Pakistan".

Nothing intended against democracy, but the hijacking of power in facade of democracy.

Same Old, Same Old…....Why Things Don't Change? Following Monkey Business Analogy perhaps reflects upon our Political and Management thought process:

"Start with a cage containing five monkeys.

"Inside the cage, hang a banana on a string and place a ladder under it. Before long, one of the monkeys will spot the banana and start to climb the ladder. As soon as he does, spray all of the other monkeys with cold water.

"Replace the banana.

"After a while another of the monkeys will probably go for the banana. Again, spray all of the other monkeys with cold water. Monkeys are fairly smart, so pretty soon whenever one of the monkeys tries to climb the ladder all the other monkeys will try and prevent him doing it. When this happens, put away the cold water. Dear members,

I came from Saudi Arabia and settled now in Lahore. I have saved 6 Mio. I spent 6 months to search what business I can start. I failed to find any business because of no experience and dealing of the people. Every one is looking fraudulent and no henesty. My relatives giving many options to start with them but I know that at the end I will loose all. They are now asking to give some money as loan and can get when I start the business, I refused to give to anyone although they are angree. I do not want realestate as it is long term investment.

My question to ask from all of you is that where can I keep this amount to get some profit monthly for my home expenses. Some one told me to invest in mutual fund (JS/AHL) as it is not interest based and can give good return. They give the reason that your capital will increaase while dividend will also come monthly/yearly. One said to put the money in Meezan Bank with their scheme called Monthly Amdani Certificate(7 yrs plan). One said in BankIslami with their monthly saving account.
Please let me know if any one of you is getting good monthly return from any Islami Bank in Lahore.

In the given circumstances, if you have your own home to live in, I would suggest to invest half of your money in National Savings Center and get monthly income to run your personal family affairs. Never give big loan to your relatives, but small amount of loan is no problem. In the meantime, try to find out a job. I am sure you must have brought with you working experience. One possible option might be to purchase a older Safari Villa for about 4 million and rent it out but the monthly rent is probably not enough.

You should spread your amount across various assest classes. You can put some amount in debt oriented mutual funds (they don't invest in stocks and are relatively safe). Both JS/AHI Income funds are OK. You can invest in NSS (as suggested by MJM) or can deposit in bank and at the same time, you can invest some amount in RE too (safri villa or something similar).

I don't want to start the debate again but in my opinion all incomes from bank and national savings etc. fall under "interest" or "sood" or "haraam" and therefore it should be avoided.

Allah will give "Barkat" in whatever less money you will get from elsewhere Halal sources.

Dear Tariq! I don't know what sort of work experience you obtainted during your stay in KSA. Anyway prposal of Br.MJM Dammam sounds reasonable that you try to find a job for yourself. In my opinion 'investment' & 'business' carry different meanings.Business essentially needs investment but it may not be so the other way round. If are a well educated person, then I think running a schhol is the best business.

Some people on this forum are of the view that G-13 Islamabad is a sector where poor people will come and reside. Here is a picture of a house built in g-13. It is worth Rs. 10 millions. This is just one picture and there hundred of houses like this built or being built in this sector. Now you people decide by yourselves, please.

Upper middle class is ok but reach class would not like to have his address in G 13. Sec G, I verses sec E,F are undoubtedly class distinction, one can't deny this, thats why big difference in

location and sector of Islamabad. Plaese do not compare with fully developed E and F sectors. Just wait for some time with Khyaban Kashmir, Motorway and GT road around, it will be prime sector.

G-13 is not the bad but not the ideal place to live even G 15 sector is better because of price and
location and please dont compare with E-11 or F-11. Both these sectors are on the very good location and have a best construction.I agree with atiq raja coments.
