Dear Kaisrani and others,

Can you please tell me if Bahria Town is giving safari villas on installments near the cinema area. I visited last week and asked the security guard and he told me that no any villas is available here as all already booked. I called BT office and they told that 1 K villa now in sector-A is booked in 1 crore 50 lacs on 3 yrs installments.
I think Sector A is far from the main area of B.
I heard that construction of villas is not of good standard. I am thinking to live in BT, so can I get any good villa ready within 6 months of 1 K and what will the total price. Other option is to get plot in sector C and build house. Can you please tell which sector of C is best to live close to all facilities (Mosque, Garden, Shops etc).

I do not think that Bahria Town is offering any villa on installment which is ready within six months. You may get latest information by visiting Bahria Town main office.
There is no facility of Mosques and shops in Sector C at the moment.

Would someone Clarify about Transfer procedure and Validity Of These societies some of these are pretty unknown so when we go with allotment letter to Check that original Holder is selling or not. How reliable they are as far as transfer issues are concerned.

Few days Back one friend mentioned that the allotment letterers of any Cooperative society is signed by Govt authority called "Registrar Private Cooperative Housing Societies" Where this authority is located in Lahore??.

I live outside of Pakistan but my father told me that familie are living in ph-7 and you could build house. some construcion in B block of Ph-8. My brother just bought 1 kanal in A block for 21.5 lacs, told that posession soon. I am looking for 10 marka in overseas block or any possession blocks i.e. B, C & D.
I visited 2 yrs back and it looked really good to me. DHA-1 block F i near to A block i guess and DHA villas are being sold so you will see some human traffic there. I'll suggest go and see yourself or ask any relative/friend and give you an update.

In phase 7 there is 1 or 2 houses where sone people are living, only 5-6 houses underconstruction.
When i do google, i see that Phase 7 is illegal by CDA is it still true i dont know, so be carefull.
Also no develeopemt except roads is done by Bahria in this phase, no machinery at all.

I dont think this phase is WOrth now. Property dealer and invester are deceiving people to Earn money. For me not worth more then 15 lak for 10 marla now. I saw some hilarious demand of 30 lakh + for 10 marla plot.

There are many Frauds in LDA Governed areas, I am also on similar expedition, Twice I had near miss once house was being sold on Fake Mukhtar Nama and other time there was loan on property. If you are overseas Pls be very very careful. You can say, as whole there may be only 15% Fraud in Johar Town. But properties "in market" have almost 50% chance of Fraud or "Raphar".
Honestly I Promised myself that I will never go for LDA, or Patwar Khana. But their location are so lucrative that one is trapped.

People are preferring Zone-5 now a days because of Defence and Bahria. In Zone-II particularly in F-17,E-16,E-17 B-17 investment is very very long term. Cabinet Division Society flailed to fulfill a single dead line or promise.

prices should be 20 to 22 lac in e-16. price to increase in coming months due to possession anouncement on 25th february 2010 in AGM. keep in mind price of 16 lac is without development cost which is 5 lac rupee. after possession price should be near 30 lac as compared to d-17 margalla view prices.

Just to want to share information to those who trust the eden is the best builder . I book on 4.5 marla house in eden villas faisal abad in june 2008. i paid all installments arround 2100000. the final installment was due and when i went to site there was nothing on ground.when i asked they told me the could not get enough booking for homes so they asked me to convert the money into plot and the rest money they will refund. they give me plot in 1400000 and other around 700000 they will refund. now after two month they told me that they will pay me this 700000 in 9 monthly installments.which is not fare.they asked if you agree take othervise go to court. please advise what i shall do.for the plot still on ground very slow development works and i am not sure when i can get

dear friend,you had to visit project during instalment process,if there was no construction you can stop payment,my advice is please dont waiste money for court,get your money in instalment as early as possible.

Get your money back in instalments and have the written instalment plan from them. And give them good run for it too. Report it to NAB, president and prime minster cells and CM Punjab cell. And if you can afford take them to court and lay down a class action on them and have others affected with this join you on it. Donot let anybody bully you

in M block no body is ready to sale his plot in 15 lacs.and specially after the announcement of possassion in lda1 society.every body has stoped his plot to sale every body is waiting for possession.after possession rates will immediatly go up.mr nasir hameed why r u selling ur plot in hurry why r u not waiting for possession.mr shahid wants to sell his plot in M block in 20 lacs while that time possession was not announced.even if ur plot is in litigation area then also wait for possession.when possession will be gotton every plot rate will increase even if it is in littigation.after possession in M block 10 marla plot will be available at 25 lacs.and after one year 10 marla plot will be available minimum 30 lacs because after one year there will be heavy construction in lda1 and lda ave1 location is superb and well planned not like johar town.after possession there will be huge gape in rates between possession plots and non possession plots so people will attrect for non possession plots for investment purpose due to less rates and altimately rates will go up even in litigation area.there r lot of people who do not want to make there houses soon so they prefer to take plots in cheep rates even in litigation.my plot is also in litigation area(but not in litigation)i invested this for next 5 years and after 5 years plots will be minimum 40 lacs.if any body buy a plot in 15 lacs now it is not an expensive deal.

We also own a plot in M Block. I visited the location 8-months ago and I could reach exactly to the plot location over carpeted roads, the development work at least for M Block was almost 95% completed, even the block park had its boundary walls & main gate installed.
LDA should start giving the posession at least for those plots which are free from ligitation.

It is such a stupid scheme by the most corrupt authority LDA that even satin " Shaitaan " seeks God's shelter. The most corrupt is the Patwari and he is the gangster of All Qabza Mafia. The director Estate Management Mr. Ishtiaq himself is the most corrupt person in the world even more than any body else . To be honest, 60 percent of its land is occupied by Mafia assisted by the Chief Minister himself otherwise how come they could not give its possession even after the passage of ten years. Hell with LDA and its corrupt officers .

MPCHS is booking D and E blocks of B-18 and I think they are doing this for at least last one year. Here is brief detail I got from their office. Currently, the price for 8 marla plot is 9,25,000. 1,25,000 is first payment for booking and then 100,000 after every 4 months. A & B blocks are towards GT Road, C is in the middle and D and E are along along Motorway and behind C block. Their website is: http://www.mpchs.com
I cannot say how good or bad investment is this but it appears to be along term clearly. Can somebody share his views about this scheme and if possible some photos of that area and surroundings?
