There has not been any Marketting for these projects, basically these are given to Army offifers. Re Plans of houses even property dealers working in Askari X Dont have plans but they show you houses on site, Yopu will have to go and see houses your self.
I Did not like the quality of Construction. At the same time there are many hurdles for Civilians. I Recommend you to visit Askari 9 and Falcon Gulberg and ask the Experience of Civilians in that.
At the same time if You interested in This type of Houses then Eden Avenue on Airort Road Near Metro and Bhatta Chowk is also good option, The Plus point will be that it is only for Civilians and price is about 10 lac less, There freehold Like forever. Not like Asakri where it is lease only.

Please make sure that the translation in the link is authentic. These days unfortunately many fake translations prompted by Jews /Ahmadies/ Some other non Muslim are not uncommon in the market. These are unfortunate and misguide people at large. So please be very very careful in quoting these references.

I also agree with Khan, we must be very very carefull in reading the translation of Qur'an because many non - muslims specially ahmadis are very active in misguiding the muslims.

Re Comment on Price of Land it is correct there are no Plots but at the same time if you demolish house to make Plot and ask 5 to 7 Lac per Merla there are no buyers for many years.

I think Mr. Khan did not visit Pakistan since last many years and he did not know the market rates. He advesrtised the same house on many websites and since last year (i have seen and might be more older if i have not look).
I can bet u cannot sell the house even over 10 million. Why people try to fool others just quoting fake demand.
Brother if u want to sell the house ask the proper dealer(s) they can give u right price.

DHA has not purchased any land for DHA Phase-1 extension and DHA phase-2 Extension. although DHA has sold the plots of those scheme five years ago.
Now DHA want to launch the Phase-3 but they don't have any land purchased. it is just proposed site near agoosh. DHA want to make fool the pakistani people again. Be aware.

i also have some investment done in ph.2-extn. but it was made by me keeping in mind as a long term investment......... so not much worried.
however, DHA has purchased FULL land.
i visited the site around two weeks ago, and lot of development work in progress........ but slow........... almost all machinery belongs to bharia, which i think does not matter. i forgot to take my camera, but i am planning to visit again and this time i will take my camera and post pictures over here.

I am yet not in the position to provide you proper reply of your first question. The reply of your second question is:
Nowadays there are no main benefits of marble on tiles. Few years ago tiles were very expensive, the variety was very limited and availability of tile technician were big issues. Due to these problems people used to use marble. The main benefit of marble was that if workmanship was not good then after RAGRAI and polish every mistakes were wiped off. In case of tiles all the problems were more obvious after finalizing and cleaning.
Some people think that tiles work is expensive than marble but as per my research there is no much difference.
Finally tiles are in the fashion now. Nowadays marble is generally being used only in the boundary area or in porch.

Benefits of Marble:

Hard to have cracks and even when there is a crack, you can replace it with another piece.
It can contain variances as it does not have one unique color.

If polish is gone, no problem, you can again do the “Ragraee” and re-polish whereas in tiles you cannot do that!

Tiles definitely change hue with the passage of time but Marble may lose polish but does not change its color.

Disadvantages:

Some marbles are radioactive but who will tell us the “curies” reading as instruments are very expensive to check radiations. 4.5 cury reading is acceptable for a healthy man.

All Granites are radioactive so they are not advised to put on floors but on house fronts, no problem!
One Kanal house total flooring granite will give damage equal to smoking a 20-cigarette pack each day.

Before everyone gets scared of Marbles, let us separate facts from fear. I am sure you know that Potassium in Bananas contain radioactivity as well. If not, check out this link. http://chemistry.about.com/b/2008/08/11/bananas-are-radioactive.htm

Radioactivity is present in most natural materials such as Sand, Bricks, and yes in higher amounts in granite. But nobody uses granite for entire flooring. They are only used for counter tops. Here is an excerpt from this part: “The level of risk is less than many familiar events in our everyday environment. For example the lifetime risk of dying from falling out of bed is approximately 3 times higher than the risk posed by typical installation of granite counter-top”.

It is good to be cautious and make sure that the kind of material available in our market is safe. Now if some particular marble is too high in radioactivity, how can we ever know?

Enough about radioactivity. I think it is a matter of personal choice. Whichever looks better to you is the right choice for you. Personally I prefer marbles for all the benefits mentioned by Khaloo above. Also, I find tiles to be too glossy. Marble gives me a more natural feel. But the ultimate satisfaction depends on the kind of marble chosen for flooring. There are only a few kinds of marbles that give a high class finish.

If you do choose tiles, don’t buy the cheap ones. The cheap ones look as good as the expensive ones initially but fade out and wear and crack very easily because they are Earthenware. Good ceramic tiles are made of Stoneware which is much stronger than Earthenware. As with marbles, it is the quality and color of the tiles as well as floor design that will make all the difference in the world. If some architect/designer does good work for you please do share their contact.

Stones are sure better than tiles but for radiation thing, although I have mentioned what what I know of but then there is one more thing, I forgot to mention;

I have a friend working with me who belongs to the highest livable area in northern Pakistan and He was born and brought up there!

There is granite everywhere in his native place and He is probably the most health man among all of us!

May be being exposed to the stone radiation and having no effects, has to do with the difference in " having radiation in open or confined space". But granite is radioactive on full flooring in confined space and it is a proven fact!

Mr.Khaloo yes you are correct. Granites have much higher radiation than most Marbles. You have done a service to all of us by mentioning that granites should not be used for flooring. The article I quoted above approves granite just for counter top use which is a very small area. I would definitely not use it extensively (especially inside the house).

I feel comfortable with marbles because most Pakistani marbles seem to be okay as per quoted article. But no one can guarantee every lot in the market so use your own judgment.

Tiles are man made products so one can expect that manufacturers would make sure that they are within acceptable limits of radiation. I read some research on Chinese tiles which says they are okay.

I tend to agree with Rana. You should wait for a couple of years and lets all hope that Pakistan will be out of woods or at least will be in right direction by then. I am also living abroad for 14 years and hopping foot to foot to come back to my country.

As for the society, I would strongly recommend Bahria town. You will be amazed with the development quality, environment, security and facilities in Bahria. But remember, buy an on ground plot and never get trapped in installments or 'yet to be developed' options.

At the end of the day, its all your choice. Regards,

I think it is too early to call somebody mad by only knowing that the person is willing to comeback to Pakistan permanently. You never know the situation or personal circumstances of a person. I'll just give you a simple scenario, suppose his/her children have approached at such an age that it has become necessary to move out. Expatriates have their own problems and few years difference in above scenario can produce entirely different results, for example a person can never come back to his homeland as children grow up and they never agree to settle in Pakistan permanently. This may not be the case for Bro 'Need Advice' above but I just wanted to point out to use caution before giving absolute remarks. Giving your suggestion, recommendation or advice is absolutely fine supported with proper arguments for sure.

I also agree with you that everybody has personal circumstances based on which he can make his decisions. We should also remember that every decision is a good decision until it is proven wrong. I wish the gentleman good luck.

you know better what are the variables behind making your decision to go back. If you have to stay only then stay otherwise it will always be 2, 3 more years and it will never happen

@ M.Ali I am sorry if you felt my comments offensive. But all in my above post was my opinion ( I mentioned that). One has to make decision according to ones circumstances.
Reason behind my above post was, I also have spent few years abroad and came back permanently last year in Feb. After spending / struggling one year, decided to go back, with the target of 5 more years.
Living in Safari Villa Bahria Town, now a days, atmosphere is great, I feel it is best for those who have come from abroad.

Thanks all of you for your comments.
I said in my request that I am coming back coz I am feeling descriminated in this society and I am not a person who loves money over respect. I am bit Qannat Pasand person who loves family with just resonable living. This is the reason I am coming back.
2nd reason is my whole big family i.e. My sisters, brothers, unlces and friends whome I am missing here. Im getting good money but loosing all of their love. Rarely had chance to hello them. Thats why I want to come back
3rd reason: I am not allowed to buy any property here which mean I am struggling for money and will make home in Pakistan where I can not live and enjoy time with my kids....then why I shall do that? Why not to reasonably earn there, live there and die there in my own land.

My thinking is to have 10~12 Marla plot in safe and clean place, make a just good home and live my life peacefully.
I think friends are advising me for Bahria Town, then Izmir and then Sukh Chain. I will be in Pakistan in June this year and Insha Allah then will start making home. I have asked my brother to look for some plot in above said sequence in my budget.
I may ask you friends during construction phase for help of good info as how to do it.

You have all the right reasons to move back in my opinion. After living abraod for 19 years or so, I am moving back as well, and plan to move to bahria town. I have purchased a house in Bahria town. The living there is as good as living in a decent part of USA for me. When I read some of the comments, they sounded a lot familiar, as I listen to them a lot as well. You know your situation best. If you have seen / experienced good life in pakistan, you can never be happy elsewhere in the world, no matter how long you stay overseas. If someone has had bad experiences and donot have close family ties in pakistan, then they may think otherwise. Most people get stuck overseas later in life, as their kids refuse to return. So timing may be important as well. Good Luck.
