for loan ,you may consult different banks,like alfalah bank,
askaree bank ...
but
for middle class loan is little bit difficult but for elite class in pakistan it will be easy task.
we all know that all the listed loan takers(in supreme court) are not middle class people who took loan from ..
but
bitter fact is this ,that this democratic Govt has broken all the records of world level loan taking.
just see that now we have loan of 55 billion which was 38 billion in nov 2007.
despite of these 55 billions,any development work,any big dam or motor way project.........NOOO
who will pay this 55 billion......answer is you and me in term of increase tax ..
but
how much increase in tax when in one liter of petrol we(17 crore) are paying 10 Rs levee tax and 10 Rs sales tax so 20 Rs is only this one...
now how much more when Shaukat tareen says that we have to increase the tax net ???
what more they demand from us.
is any MNA or MPA is telling us that how much tax he or she is paying???

does this democracy is better or previous Govt was better??
i am saying previous GOvt as Govt,not the dictatorship as in previous Govt ,there was assembley ..there were Cm,MPA,MNa PM ets.
same like we have now.
if that was dictatorship then Why MMA,PML-N,PPP were in that assembely.
as they were in opposition so that was dictatorship......

Govt. forced to take loan for Military. otherwise cannot stay one moment.
Just keepin mind, our Army is the main corrupt. I remember, in 1952-54, my father was having Canteen in Army Depot Area Lahore, and that time Colnol, Major coming and requesting for loan for their household purpose. and now, even the small Army man, like Captan has a big car, banglows and their families are enjoying like Kings.

All the loan which Civil govt or Military Govt. taking going to Defence and our army distribute amongst them.

I did a lot of search on this. Best way is to avoid the loan OTHERWISE go for meezan bank. Its a pure islamic bank(i have done my own research. Their rates are very reasonable and have lots of benefits.

Recently I got offer t buy a house at very reasonable price, But this house had problem of Leakage from Washrooms from 1st Floor, That too quite severe. Does someone Know the remedy.
2ndly is it possible to wipe previous Plaster from all the house and do it again, As Material used before was not up to mark.

Salaam Jameel Sahib. It is a common problem in many homes. This is due to the reason that plumbing work is not proper done. It can easily be managed without much problem and expenses. It does not matter whether it is severe or normal as in both cases it needs to be opened and resetted.
Yes! plaster from all house may be wiped out and may be done again.

Ist advice is not to buy problem house , and if you want it any way then every thing can be repaired Leakage from Washrooms from 1st Floor can also be repaired just require re doing of sewverage lines,

The same problem I had in my house which I rented out last week. To fix this problem requires an experienced plumber. First, pin point the leakage by carefully observing the direction of seepage or wetness of walls or ceiling etc. Then by pass that portion, installing pipes outside the walls. This way you don't need to dig the tiles or walls.

This problem is bound to emerge over the period of years in houses due to normal wear and tear of water pipes. The best solution is initial design and layout of plumbing work. The main pipes should be kept outside the walls and tiles as much as possible and feasible.

Overseas Pakistanis are great asset, You shoud goto Australia and work hard to send Foreign exchange to Pakistan. 15 lacs you will earn in 3 months is Australia.Later Pakistan can get benefit from your skills and money.

Please keep 15 lacs with you. You cannot get any worth property. Just put it in any bank (Islami or others) or in National Savings, and work hard in your business what are you doing. You have two sons of 8 and 10 years, keep full attention on them. If they get spoiled then if you earn billion no use.
better to stay pakistan and concentrate on your business. I believe you will be better than going Australia.

You should consider DHA9,10 file or Bahria Town Sector C 10 marlas plot (not file) as sector C is getting populated at good pace, construction started at many plots. It will give you very reasonable return in 3 years.

Hassan sahib keeping money idle with you is not adviseable. As the prices of real estate is already at bottom level, it is time to purchase/invest. The society you may choose by yourself, however hints are:- To buy 10 Marla plot in DHA Phase 7 OR To buy 10 Marla plot in DHA Rahber OR To buy 10 Marla plot in Fazaia Raiwind Road. I am overseas Pakistani who live in France for 16 years and also in Canada. And finally decided to come back in Pakistan. I know there are some problems in Pakistan regarding the basic necessity but they are nothing compared to the one you will have when your children will grow up in Australia, it’s like your family end there. Your children will be no more yours (not 100% case) but majority yes.

If you are earning 60 thousand it is quite good, trust me you will not be able to save that much money every month staying in Australia, especially if you go with your family. It will be opposite you will be struggling at the end of the month for money.

However you want to go anyway, go alone for some years to save some money, but I think with you can save better here in Pakistan with your small business if you manage correctly. Or wait for your childs to be near 18 to leave so that they have learned the culture and respect for for parents (that’s what my parents did).

I am here for 5 months now, earning 80 thousand (I do have trouble with that basic things) but family life is a lot better, and it is better to earn less and have better family life over here in your own county.

Also keep in mind you and your family will be reminded and have always feelings no matter the number of years you will pass, that you are not in your own country.

So think about it . Door ka khawab both soahany lagtay hein. People work years over there come nad have fun just for a month when they come here and every one see only that month but not years he pass in overseas.

Best to keep the money on a deposit account until you know if you might be staying or going. Plots prices can go down as well as up, in the short term it is difficult to make any profit with any degree of predictability.

Although not everyone makes that much, but $60-80K annually for a professional is not a whole lot of money overseas, and is just a middle class income and required to have a comfortable life for a family of four. If you mean to say, saving that much money every month after taxes and expenses, yes I would agree with you. But making that kind of money is not a whole lot of money overseas. Regards,

Professionals like engineers, accountants, computer experts, etc. earn around A$100k pa on average in Australia. On $100k you pay around $28k in taxes and are left with around $72k pa. I think Habib's statement is not that far from actual facts.

it depends what do u mean by above average????
to me average means using marble floors (baadal), doors of MDF, no diyar type woodwork, bath/kitchen tiles of up to Rs.400 per sq.mtr., sanitary of common grade, taps/mixtures of upto Rs.3000 for a set. simple whitewash of destamper level... not whether coating or rockwall, simple ceiling designing but no false ceiling, electrical items of common rate but good cables like new-age or pak-cable, gril work no aluminum work, ............. this will cost you around Rs.1000 to 1100 per sq.ft.
so a little above average will cost u Rs.1200 per sq.ft. and u keep on adding 'GUR' and it will keep on getting 'SWEET'........ but remember too much sweet is not GOOD for health.

Dear DHA Lahore Phase-VII and DHA Islamabad AGOCHS Members,
I want to drag the two DHAs administrations into Supreme courts for their following deeds. Since I alone cannot afford to do, I shall request the esteemed members of the DHA to join me for the cause.

DHA Lahore: They have failed to hand over the possession of Phase-VII plots by June, 2009. They have levied heavy surcharge of 20% in delaying the payment of Development Charges that too when they have not done any Development work in the sub-sectors identified by our esteemed web host Ch Mujhaid Yasin.

DHA Islamabad: The DHAI administration had firmly committed to takeover the AGOCHS-II by December, 2008 and had promised to issue the DHA letters within six months. In spite of lapse of more than an year the AGOCHS members are waiting for the commitment. The investment of quite a number of individuals is stuck due to indifferent attitude of these Authorities.

You're absolutely right, they have charged people hefty (20%) interest rates for late payments. Now they must pay people at least the same rate on full value of the plots.

How can people join you in this cause, do you have any specific plan? This is a real issue, these people think it is a rule of jungle and take it just as a joke.

it shoudl against all housing scheme including dha and bahira ...when it comes to collecting money they are very efficient and donot reude a penny .... but they all have failed to keep their end or bargain increasing pirces after booking and failure to deliver after due time why they should be answerable that when they have recieved all developmental money then where is the plot ???? they keep money collected from us in banks getting profits and giving us lame excuses ...time to wake up property owners ...Specially DHA and bahira (our beloved MAILK riaz)

I am also in the same boat for DHA 7 and Parkview. Go ahead, my sincere prayers are with you. DHA is going to charge me Rs. 70,000 for not paying in time development charges when the Parkview was under previous administration. I have fully paid development charges for DHA 7 by June 2009, still there is no hope of getting possession in the near future for DHA 7 Q block.

Dear Brothers AOA,
I want to build a house not more than 2 years. I want to pick Defence or EME.Can some brother guide me whic will be the best. If its Defence so in what phase and also estimate cost of the plot.Also I want to buy a commercial plot to rent a Bank or multinational company for family expenditure.In this i want to check which phase in Defence or some where else.

Mr Qaiser,

EME is best one k plot is 7 to 8 million.
(Bank al- islami) is best GIVING 26000 rupees per month if you keep 2.5 million in bank.This is my advice.But all other option are opened.

Dear Qaiser sahib here is a plaza on PECO road between Akbar Chowk & Link Road already rented to a bank. as it is already rented out ot will save lot of time, hassle and money.
In DHA, ph6 will be a very good choice, price is reasonable and development standard is the best.

Recently I got offer t buy a house at very reasonable price, But this house had problem of Leakage from Washrooms from 1st Floor, That too quite severe. Does someone Know the remedy.
2ndly is it possible to wipe previous Plaster from all the house and do it again, As Material used before was not up to ma

Ist advice is not to buy problem house , and if you want it any way then every thing can be repaired Leakage from Washrooms from 1st Floor can also be repaired just require re doing of sewverage lines,
