Can anybody tell me the current rate of Silver Oaks Apartments in Islamabad?

I think the location is pretty good and seems like it is coming up in good time.

or

"`Abdullah ibn `Amr ibn Al-`Aas is reported to have said, “For one who sends blessings upon the Prophet once, Allah and His angels will send seventy-fold blessings.”"

So the hadith which you mention conflicts with both.. it will be good if you give authentic source of it, unless then kindly don't spread un-authentic hadith..

This nullah is carrying flood water of most of the parts of Karachi. It is divided Korangi & landhi (population about 5 million)from other parts of Karachi.If we want to go korangi & landhi we have to travel about 20 km more. Now we can reach these areas by drive only 3 KM. Also we bypass Quidabad mostly consisting of dacoaits.

Park view on Ground Plots Vs DHA 6

what is comparision between DHA 6 with possession plots with Park view n round average Blocks, if intend is to make home in 2 years

Last Dec I visited both places.
Location & approach of Parkview (PV) is better than Ph 6. A wide enterance of PV with service roads straight from the airport (also shortest path to Mall road, Cantt., Canal & the Railway Station) makes it a prefered place.

DHA 6 will become a good residential area once all links from Parkview & Air Avenue are build & operative but still it lacks direct approach; presently, either v have to take the Broadway Commercial(which is a horror road at nights; it will take more than 5 years to reach to the beginning of what is projected in DHA advertisements) or fom DHA 5 via Bedian Road from one of its corner. A positive charm in DHA 6 is the Defence Raya & Golf coarse but still a long way to go. Still no signs of foreign developers investing/constructing commercial & business centers there as has been projected since 5 years. Approach from Barki road is not recommended todate. These differece are reflected in their prices as well which is from 20 to 50 lac.

Well for construction within 2 years price difference is considerable but for those friends who can wait 3-4 years they should go for a file in PV or DHA 8.

Its one's own decision either to compromise on
location if requires a house within 2 years (btw, stand-alone DHA 6 is not a bad decision at current prices whereas the original question raised was the comparison between PV & DHA 6) but if one can wait 3-4 years he can have it in PV at almost the same price with better location/approach.

As I already presented in my post 41541, “Ph VI will take approx. 5-7 years before it get populated like ph 3,4”.

PV (now, it is a part of DHA 8) is already an reasonably good on-ground developed society having much more construction than DHA 6, having an excellent approach & a wide entrance straight from the airport (You can well imagine why DHA was anxious to acquire this society as a gateway to DHA 6, 7 & 8) with some of its
files still waiting for ballot. Prices of good on-ground plots are more than double that of its file.

The problem is that DHA is sort of more attached to its 6 & 7 phases because of their farther distance due to which they have not balloted DHA 8 & PV (remaining), otherwise Ph 8 will take all the benefit at the expense of Ph 6 & 7. (Probably till the time when all the plots allotted to the armed-forces only on the payment of development charges will be further sold to general public). Once balloted PV will become much much better option. “Seeing is believing” works here. I have also learned that DHA is holding more than 80% land required for Ph 8 & it usually process balloting after reaching the level of 80%. Therefore, balloting is expected shortly which will further take approx 2-3 years for development.

I visited DHA Villas in Ph 8 twice. These are reasonably good (not exceptionally outstanding) construction with zabardast location on the main boulevard in Block C ext. Having 4 beds, drawing, dining, kitchen, living & a servant quarter. Possession is expected soon & I guess these are available at around 2/3 lacs above the booking price of Rs. 85 lacs. These are best-suited to expats who cannot invest time on building at their own.

So, can u share ur decision with us? :)

Another point to consider is that is development standard is same in both. Is is possible to redo all development work in PV again ?? I think at present price of on Ground plots of PV is comparable with DHA 5, Not DHA 6. PV has only psychological impact as most of buyers are overseas and once you exit from air port you see it and it looks very accessible. same is the reason DHA took over the PV but still they are not able to fix all the problems. Air avenue have much better development than PV

Thanks a lot for your valuable input.Being an expatriate, i am looking for a 10 -14 marla constructed house. Or buy 1 kanal plot and construction a house on it on area of 12- 14 marla or so and leave a bigger ground. I need 4 bedrooms etc and neither believe/nor have the money to have a covered area of 6000 or more sq. ft in 1 kanal plot.

I am not in favor of buying 10 M plot and constructing on it, as generally price of 10 M plot is around 70% - 75% of 1 kanal plot so in my view, it better to buy a 1 kanal plot and keep less covered area.

..for example one purchased a DHA plot in 60 lac.
If he sold it one year befoer he may got one lac US Dollar in return,..... but on the other hand ..after one year luckly price of plot remains 60 lac rupees he can get only 75 thousand US Dollar only..so he lose twice i.e. 1.can not get perofit of holding investment and secondly devaluation of rupee

prices go up with the passage of time. for detail you can compare prices of the property 5 yr back with today's prices

yes It is right Banks and national savings are giving much more return than realestate, upto certain limit realestate is also subject to devaluation if pak rupee devales.
But we should keep in mind that in unfortunate severe inflation realesatte investment can save you from compleletly losing savings. I hope it will never happen in Pakistan but at least 20+ countries in recent history have faced rates of inflation 100+ percent/year. If that happens then you will end up losing all your savings. So in current circumsatnces one should not invest 25 to 30% in realesate and about same in NSS or stable/ islamic banks. An rest of money should be kept in foreign currency.
This is for the people who have surplus money or savings and cant do any busniess with it.

I purchased DHA 7 file in 2004. It cost me 28,50,000 at that time. I paid development charges of 6,00,000. Now the price in DHA 7 is 24~30,00,000. How can you say that investment in property after 5 years is good.

And properties going down now also.

Rehmat Ali sahib I bought a DHA phase 6 allocation file in Nov 2003 at 15 lacs. I paid 4.5 lacs for development charges for my DHA phase 6 plot. After all major corrections in property market my plot in DHA phase 6 H block is still valued at 57 lacs.

It was per boom price so in real sense I think your Plot price had right or even more than realistic gain like for 15 lac land you should get 15+20 and for Development 4.5 you should get 9 Lac, total 44 lac so still it is about 12 lac overvalued, the correct worth turns out to be about 45 lac, I think if you take average Plot of phase 6 it is about 48,49 Lac ranging from 36 to 70. in other words it looks DHA still bit expensive than it should be.

but at that time profit which banks were giving were only 7%, so if you have invested 1 million let suppose in the bank at that time, then only profit you could get would be 70,000 per annum.. - 10% tax, and after 5 yrs it would be only 1,350,000, which becomes 1.5 million = 2,050,000 only.. so how you are comparing it with property?

it is not the case.. in 2003, i was getting DHA Phase 1 plot for only 6 million, now can you tell me what are the
prices in DHA Phase 1 at that moment?

Also in wapda 1K plot was for 13, what are current prices of 1K in initial blocks like A,B,C,D .... ?

my one colleage built his house 7.5m house for 23 lac (inc plot) in 2001, at the moment he is getting 8 million blindly...

It is correct that Curently simply buying a land is not good investment. However, if yo have alredy land then construction on it will be bear fruits.
In international era, real estate mini-boom comes back only in 10 years due to economic cycle, while big boom re-appears only in 20 to 25 years. So looing at current econmic crunch world over and in Pakistan, it is safe to say that mini boom in Pakistan is still 2 to 3 years away, while big boom shal appear in 10 years time at least.

Hence, investments in Banking sector is really good option. It will save your money from de-valuation at least.
My interest is not creat panic here, but to give honest and real picture of the market.

prices in D-12 is already increased too much and in two years time can be increased max. 25% more, as u know price of one kanal plot in E-11 SECTOR is 1.5 cr to 1.80 cr. in F-11 2.25 and in D-12 1.5 cr which is already over priced.Please dont talk like double shah. I think best sector for investment is E-11 sector where u r already constructing a house.

In sector D-12 I think you can still buy a one kanal for around caror. I agree with Mr Atiq Raja that if you can buy it for that price, it is possible that the value could go up and become comparable to
prices in sector F-11 in two years. That depends on key assumption that CDA finishes the development work which they are claiming to finish by June 30. Additionally your biggest risk is further devaluation of rupee any investor needs to account for.

My advice is that if someone really wants to invest in realestate, BT phase 8 is a better option for the long term. If C ring road project does complete and exceptional access to BT is provided linking BT with airport and Islamabad, the prices there might catch up to slamabad CDA prices. However that can take 8-10 years.

However don't take my words, do your own homework

Mostly, Middle class people living in SOAN Garden or PWD, whereas BT or DHA preferably belongs to a little upper Class.

Location: Soan/PWD is far better then DHA or BT.
Value: As in Pakistan, the class differences getting bigger n bigger so it's a trend to change a class. DHA is a kinda lable symbol for elite class and have more buyers then PWD/SOAN or else. thats why it's famous even though it's too far from Islamabad. It's so simple, if you have more buyers in the market then automatically the price goes up.

10 Marla in SOAN/PWD is in range of 27-35++.

I have been to Soan Garden and I could say for sure that they are not even close to what Bahria and DHA has done or doing.
Location is better but living conditions are much better in DHA and Bahria. If I have some extra money I would go for Bahria ph-6 that connects to GT and Isb hwy. Right now I built house in Zaraj which I believe is equally better, only time would tell if I am right or wrong. But Bahria Town is alot better. I only went and bought in Zaraj couple of years back due to my limited budget and I guess more value for the money. I bought 12 marla for the price less that 1o marla in Bahria. Last time I checked 1 kanal in Bahria is b/w 35 & 40 lacs.

Mr. Muhammad Yousaf,

In an earlier post you have mentioned that the cost per sq feet for the house you are building in DHA is around Rs 220. Are you sure about this number? Perhaps I am misinterpreting your statement. The cost of class 'A' construction that I have inquired ranges between Rs /sq ft. Do you mind providing your contractor contact information?

Mr. Atiq Raja, since you are also currently in the building phase, can you please share your costs? BTW how can you build a 12000 sq feet home with five servant quarters in one kanal? Do you mind sharing your architecture plans?

Khayyam Sahib,

This cost is what is called "Tesi and Crundi" job only and all the material cost will be from the owner's pocket. This is just a labor cost and the terms & conditions are always set between the contractor and the owner.

The cost of construction, you are quoting is OK. In this cost, the builder will bear all the material cost as per the agreement.

Mr. A. M. Butt, the regular reader and a valuable contributor of this forum, is requested to shed some light over this please, as He is doing exactly what is being asked by Shahzad Sahib!

Could you gentleman please give a very rough idea of overall cost (in lacs) of construction for

a) Single storey construction on standard covered area for 500 sqyds
b) Double storey construction on standard covered area for 500 sqyds

Please pardon my ignorance as I cant seem to get a reasonable estimate with the quoted per square foot cost.

Best answer is it depends on how you want to structure the construction process.

If you use a "turnkey" solution, which is what I am looking into, the cost of a very good construction is somewhere around Rs per sq feet. Please note that Rs 1200 that I mentioned earlier was the rate before the ruppee dipped 30 percent in the recent months.

Therefore for 500 sq yard it will range from 22.5 lakh to 27 lakh for one floor. For two floors it will be double.

Also please note basement construction is about 20-50% more expensive than above ground construction.

You may be able to save the cost if you choose to be the main contractor and use this "Tesi and Crundi" approach described by brother M Yousaf. Additionally you will save if you use lesser materials/standards.

One more point to clarify about the term turnkey.

Contractor will provide all labor, & material. It is lesser of a headache especially if you are perdesi like me. However there is a bigger risk that the contractor will cheat in your absence and it probably is more expensive. Some brothers have advised previously to hire a separate architect/supervisor to overlook the contractor job. Therefore if some one can provide a good reference there, it will be greatly appreciated in Islamabad area.

I am planning to use the contractor referred to me by my good friend Safwan. The contractor details are as follows:

Manzoor: (Islamabad area)

I meet this contracor in November and will see his final work again in March when I visit Pakistan. He appear to be a very nice person and per Safwan has done a very honest and good job.

RS-1200 to 1800 per sqfeet is rate with material base on area and quality because in some area transport and raw material is expencive.
2nd quis-you ask sigle story about 40 to 45 lakh double story 70 to 80 lakh in normal A class constraction.
I am building my house in lahore by signing agreement with contractor RS 1200 per sq feet.All material quality is metained as per mention in the contract.with the consultation of Archetact Engineer.

I got my home constructed in Zaraj Housing (Zone 5 Isl), its almost 4000 sq ft on 12 marla lot. Double story, 4 bed/bath, 2 living rooms, drawing/dining, small storage. Back in late 2007, I got a rate of 1300/sq ft but after negotiation we got 1200/sq ft. Its "A" grade construction and I am very satisifed with the work contract has performed. Now in 2009, I believe the rate could be around . I am not an expert but with 30% inflation and rise in cement, bricks and iron you expect the price to be >1500/sq ft.
