When property will start to trade again

Dear Readers,

I would like to know when people will start to invest in property again. After the recent crash of the property market experts believe that due to the deflated property empire of Dubai pakistani investors wil start to invest in the home ground.

The prices are dirt cheap for many plots if not all there is not much trading taking place. The spectators are all watching from a comfortable distance but this situation seems to be becoming stagnet. From what research I have done and articles I have read this is the bottom and prices should not fall any further. I believe to make this asumption is not fair as the market in current climate is so volatile.

But as the situation is coming to a close with India people should feel more comfortable and the cheap plots available should intice investors and buyers alike.

If the situation does not escalate and remains stable in Pakistan, I believe that there could be a geniuine come back within the market not to previous hype but a reasonable standing.

Plots in society such as DHA have had most losses in files and in plots in phase 7. This phase has seen a dramitic drop in its prices and once the dust settles this should recover the most as it was impossible to purchase a plot on ground for this prices even three months ago.

After reading the suggestions made by CMY bhai I believe that this will definately give the market a much needed lift and action should be taken accordingly.

These are some of my views I look forward to hear from readers on what they believe is held in the market in the near future.

Few suggestions to help DHA Lahore property market.

I know this page is read by many people that work in DHA Lahore. I on behalf of thousands of people that are invested in DHA Lahore request DHA Lahore admin to do some thing positive now to help the Lahore property market and the holders of DHA Lahore properties. I have many suggestions but for these 3 options some one in DHA Lahore should take a closer look at them.

I request DHA Lahore admin to please do a ballot of DHA phase 8 Park view files ASAP. The ballot of all Park view files cant hurt DHA 7 plot holders and DHA 8 proper holders due to very small numbers of file being turned into plots after ballot. It will only help to make DHA 8 files price more stronger because Park view files are few hundred and their plots will sell at much higher price than current file prices of DHA Park view and DHA 8 proper files.


I request DHA Lahore to do ballot DHA Lahore phase 5 extension ASAP. After ballot this block M of DHA 5 could be developed in just 2-3 months time due to smaller size and could handed over to holders in just few months time due to its very small size. Again extra new plots in this small phase 5 ext could not hurt DHA 5 or DHA 6 plots prices. They will only help current holders of DHA 8 files and DHA 6 7 plot holders.


Make just one school, one Park and one Mosque in DHA Lahore current possession blocks. If now now after one or two years DHA will have t make them any way in DHA 6. Why not now. If they are made now It will encourage more home building in DHA Lahore phase 6 and in turn its price will improve with more demand. Not every person have one crore to buy a plot in DHA phase 5 normal plot. More people will buy DHA 6 plots in 50 to 65 lacs to start new houses. Higher prices in DHA 6 will be good news for DHA plots and DHA 8 files.

I agree with you 100% that DHA should do ballot now for DHA 8 and DHA 5 ext It will rather imprve over all moral of Market. But I dont agree that DHA is postponning the ballot of DHA 8 to safe guard against price fall of DHA 7 Plots which are already on earth. I suspect some other hurdle is involved.

Could you explain where DHA 5 exension
files will be located compared to DHA 5 file allocation. From looking at the map I can not see where the M block will be in phase 5 could you also clarify this. Are there rumours of when the files will be balloted or not.

Also I take your views on the markets seriously but I beleive there is alot of scare moungering going on as these new blasts in India have already been blamed on a group which is Indian based and has nothing to do with Pakistan.

People are putting on these exagerated stories to lower prices and hurt an already weak market. The market is sure to recover as it an elite area but for owners who get panic will incur large losses and will regret to sell there plots or files at a loss latter.

People need to calm down you do not have plots in a fake or disreputable society it is one of the best and most well known, and this blip will soon be over. It is not only DHA which is suffering it is the worlds realestate markets. This is an ideal time for buyers and invstors to scare owners and make them believe that there is no future and to sell at loss.

I advice people to think sensibly and do not use hasty decisions as many brothers have worked very hared for earnings and do not throw your earnings away.

I am not a construction expert but have the info that a lot of time is required for piling and rafts of such huge and uniquely designed structures. Subsequently,compiling of floors after floors are always more easy and quick to construct. Input from the learned visitors of this forum would be helpful.

God forbid, but after the Marriott bombing in Islb, who in their right mind would buy in this 6 star hotel/apt complex? If you look at the drawings, the complex is right on the street. There is no possible way for a barrier to be constructed to protect someone and their investment. It seems to me that terrorists will put this at the top of their list as it will bring the most outrage and publiicty.

My question is this - if the apt complex is somehow destroyed by fire or otherwise, what happens to the investors money? Do they own any of the land it sits on, or is all lost? This is true for any apartment complex.

BTW, the
prices for an apt in this complex reach $1,000,000 USD. We ain't talking peanuts.

Dubai losing its lustre amidst world downturn

THE West’s financial crisis has arrived on the shores of the Gulf and hit Dubai – the emerging global financial hub – with a bang bringing to an end its gold rush status. As a result, most of its posh development projects are being put on hold, tourism is about to decline and, for the first time, the emirate is even thinking of collecting taxes, something unthinkable earlier.

Dubai and the six other emirates that make up the United Arab Emirates gained independence in 1971. Dubai , though a commercial crossroad, had always been an extremely backward place; only constructing its first concrete building in 1956. It used the Indian rupee as its currency until early 1960s.

Abu Dhabi, on the other hand, has been home to over 90 per cent of the country’s oil wealth and the centre of the political power of the federation. Incredibly it took hardly a decade for Dubai to grow from a tiny desert oasis into a global market-place, attracting millions of investors and tourists with ambitious projects.

Now a cold wind is blowing through the Gulf. The price of oil, lifeblood of its economy, has fallen more than 60 per cent since its mid-July peak. Real estate, the other mainstay, especially in oil-poor Dubai , has been quick to follow. Insiders say that prices, which rose about 14.4 per cent in the first eight months of this year, have suddenly dropped by 20-30 per cent, with some properties seeing a decline of 50 per cent.

With prices of fancy apartments falling and sales grinding to a halt, leading developers such as Nakheel, are halting construction and laying off staff. Nakheel was developing several iconic projects, including three palm-shaped man-made islands, only one of which is completed, and a cluster of islands shaped like a map of the world. It also announced last month a plan to build a one-kilometre- high tower, which would overshadow the still unfinished Burj Dubai, the world’s tallest.

Morgan Stanley and Goldman Sachs, which saw the Gulf as one place where business does not dry up, are now trimming their office staff. In the wake of the downturn, credit has dried up, stock exchanges have crashed and the Sovereign Wealth Funds, created to save for a future when there will be no oil, have also lost billions of dollars as a result of oil price plunge. Many Pakistani investors, who took much of their wealth, legally or illegally, out of their country to profit from Dubai ’s property boom, have suffered huge losses.

Dubai government now owes $10 billion and its state-affiliated firms $70 billion, which its spokesman Mohammed Alabbar says it could pay, but a tightening of mortgage lending, freezing of liquidity and real estate slowdown have made life harder for Dubai . That is roughly equal to Dubai ’s $80 billion GDP. Dubai ’s assets, he says, are about $350 billion but analysts say only a fraction of that can be turned into cash.

Dubai’s downturn is seen more difficult to handle because its property market is relatively new and is turning sour very fast. It would put many small developers in distress. Speculators, a driving force in the real estate, are likely to walk away from properties they have bought on small deposits to resell them quickly.

Emaar Properties’ shares have fallen by about 85 per cent so far this year. Moreover, unlike other Gulf Arab oil-exporters that built their infrastructure development projects on petrodollars from six years of soaring crude oil prices, Dubai is leveraged. Some projects in real estate will either not meet their completion dates or may not be completed at all. Many of these projects were designed to lure western investors but at a time when even the affluent classes in the West are rethinking their spending, it may be too much for this desert state to expect.

However, it is not all doom and gloom. Maybe in three or four years, many believe, Dubai can regain its momentum. With demand still high, the market can recover fast. Meanwhile, the downturn in Dubai ’s economy has led to a collective rethinking about the country’s direction. The fundamental question is: would the United Arab Emirates respond to the problems as one country or as seven separate entities, with Dubai in particular taking a go-it-alone approach? The chances are that the crisis could ironically end up strengthening the federation.

It is generally believed that when Dubai gets into trouble, it is bailed out by its neighbour, Abu Dhabi . So, the rescue process has begun and is being handled at the UAE federal level, with Abu Dhabi providing whatever funding is needed. Trading in the shares of two major mortgage finance companies, Tamweel and Amlak Finance, was suspended on November 20. The two companies, which account for about 50 per cent of the mortgage market, are now being merged into a new entity called the Real Estate Bank of the UAE.

In addition, the UAE as a federation has guaranteed all bank deposits for three years and has earmarked about $33 billion for support of the banking system. Although the capital is coming from the central bank but, as one analyst put it, ‘all money in the UAE comes from Abu Dhabi .’ Of course, Abu Dhabi ultimately has the capital to meet the needs of Dubai and other emirates in the UAE, but a massive bailout could be uncomfortable for it.

While Abu Dhabi officials sometimes criticise Dubai for its fast life and loose culture, they would not want to see them fail. After all, a meltdown in Dubai would hurt Abu Dhabi as well.

The big winners of the moment look to be the Saudis, who as far as is known, have largely eschewed risky investments for the safety of government bonds and other conservative instruments. Long derided for propping up the US budget deficit in exchange for low returns, the Saudis now look well-positioned to maintain their own huge domestic development plans.

When Dubai kicked off a Gulf Arab property boom in 2002 by first allowing freehold property ownership, it could do so without federal approval.

UAE faces a slowdown in property loans and real estate activity as the country's property boom loses steam amid the global credit crisis.

The mortgage defaults and property foreclosures is a very serious problem for banks and real estate developers are being hurt as home sales fall, making it harder for them to repay loans. UAE banks and lending institutions have begun toughening their lending criteria. Raj Madha, a director responsible for equity research at EFG-Hermes Holding SAE, said in a report that the scale of banking sector exposure to property developers and contractors means that a problem for the property sector is substantially a problem for the banks.

Moody's Investors Service has announced that it has revised downwards the outlooks on the ratings of four UAE banks - Dubai Islamic Bank PJSC, Dubai Bank, Abu Dhabi Commercial Bank PJSC and First Gulf Bank PJSC. They have changed the rating to 'negative' from 'stable' and the outlooks on the ratings for all senior unsecured debt issued by the above-named banks have also been revised accordingly.

John Tofarides, Analyst in Moody's Financial Institutions Group said that the rating reflects the growing downward pressures on asset
prices and the anticipated profitability pressures from rising funding costs derived from increasingly scarce liquidity and loss of confidence. They have said that that soaring loan growth levels and future loan commitments are exacerbating the pressures on UAE banks' liquidity.

However, Obaid Humaid Al Tayer, Minister of State for Financial Affairs said that the outlook for economic growth for next year is positive. He added that Al Tayer said the Ministry of Finance had imposed conditions on the release of payments to banks to end the liquidity crisis. Central Bank Governor Sultan Nasser Al Suwaidi, in a speech to the FNC, said the national economy is strong. According to the IMF estimates, the economy grew 7 per cent this year and it is expected to slowdown next year.
