Need yours Point of View

I am right now in overseas, and I want to come back to Pakistan and want to start my own business. I have Pakistani 15 Million ( 1.5 Cror)...

I no have home also ... I will get 10 marla in rent ..

I lived 25 years in Pakistan so I know the ups and downs and tricks also: P (just to clarify that some people think that Pakistani always cheats the overseas so that’s no matter)


Please give the positive response that how much I can get the monthly if I establish any business in Pakistan…..

And a good living standard how much expanse in a month including house rent also

A developing has lot more opportunities than a developed country. If you work hard and honestly, you will never fail. There are bad people, but there are good people as well.

No doubt Pakistan is full of opportunities. If you are living abroad, perhaps you can find some items which you can manufacture here and export.

Most of people who have good running business in pakistan have long standing, They start with small business and dig their way through time. Many people vanish in Journey and few who get established have some qulities. So you need mney, tatlent and Luck as well to Run a good business. No matter its factory, Tranport, Press or a shop. 1.5 cror is not too much money If you moved from counrtry 15 years back just think it is 20 lac.

Invest in national saving certificates you will get 175,000 monthly.Pay Rs 20,000 rent for a decent 10 marla house and rest is for your monthly running exp. Live comfortably and easily after long struggle in life at abroad.

My honest advice is:-

1. First of all you should consider the HALAL and HARAM as a muslim. While doing marriage, we always do Nikah that is HALAL. Then why people can even think of having Interest Based Investment that is absolutely HARAM in Islam.

2. Come to Pakistan and invest half of your money that is around 75 LAcs in Meezan Islamic Bank's Dollar Saving Account. This may give you a halal profit of approximately 30-40k Rupees per month.

5. Do some business with Allah where 70 times profit is Guaranteed. Give to Eidhi, Shaukat Khanum, or any needy person near you. support some school kids for thier education and pay their whole year fee and similar activities. This will make sure that your other investments are growing and safe.

6. Pray from Allah about your success.

7. If you succeed, do pray for ME / CMY / All other brothers in this forum and All Muslims and specially Pakistanis.

8. After this, you can also help some other brother to achieve this goal......

Just to let you know that nothing major has been changed in Pakistan beside new government. It seems strange that in Pakistan, plot
prices are changing at all times but if you build a house, doing every thing honestly, you will never lose on that house if you sell it!
In Pakistan there is houses shortage and if government now starts moving towards right direction still it will take years before we break even versus house demand.
My suggestion, build a house and be honest with it, sell it (you have to consider here that how long you can wait before you get a buyer) and you will have guaranteed profit, no matter which area you choose.
You will of course go where basic facilities are available.
In my location in Rawalpindi, one of my friends who is in this business, sold a house getting 27 lacs of rupees and He was very happy over his profit. The same was re-sold within one month against 40 lacs of rupees!
In DHA Islamabad, I sold a 10 Marla plot and the buyer built a house for his own living, a family came from USA and wanted to buy. He asked a profit keeping mind that they will go away as the house was meant as his home. The buyers immediately accepted the price on huge profit.
He started another one, this time one Kanal, and had barely completed the foundations, and another party came with the reference of the earlier buyer and took the house again on huge profit!
Now this gentleman is building a 3rd house and swore that He will not sell it this time.
I am building a house on one Kanal plot in DHA; the plot price has come down very much but I am having already a buyer of my house from m y friends circle working around me.
I suggest learn house building, work hard in getting good Architect, the builder and then sell it, following a 6 month time schedule and you will be very happy out of it, no matter where property prices would go.
Now construction material is also less expensive and people now do not want to involve themselves in constructing their houses.
I am preparing a write up covering my experience regarding my own house but still struggling for time, when done, I will post it here

Naveed, purpose of appearing on this forum should not be to impress someone with your knowledge but to respond to someone’s mail and contribute your thoughts in a way that is helpful and easily understandable to everyone. With due respect, I would say that most of the times your philosophical posts tend to be quite lengthy and lack practicality. For instance in your recent reply to the post of Mohammad Hanif, what you have said is totally a text book stuff.
Replying to “How much I can get the monthly if I establish any business in Pakistan” you are advising him to think business in terms of lifetime, or at least annual basis, rather than monthly basis. Today whosoever (whether small or big businessman) invests in the business, has only one thing in the back of his mind, ie to have a quick return. Hanif has got only 1.5 crore in his pocket, out of which he may hardly be able to invest 70 to 80 lacs in business, as surely he will keep some reserve for the back up also alongwith other miscellaneous expenditures. Now advising someone who is going to start a business with 70 lacs approx to think profitability in terms of lifetime – simply unworkable! Again your suggestions to apply further aromatics for the better probability of returns are totally impracticable and can not be implemented in a small scale business.

Few brotherly suggestions:

•Avoid pasting lengthy posts and try to be brief.
•Try to be specific and talk practical stuff
•Use easy terminology and plain language.
•Be sure what you are saying has the backing up of solid references
•Only jump into areas of which you possess good command.
•Never give suggestions that contradict with principles of Islam.

Dear Hanif, In these circustances to buy a plot and Build a decent house and sell is not very profitable idea, as there is Back log of houses which wee built a while ago and not yet Sold, These houses are available even on some discount. Even to cover the cost will also be difficult, If you think like this I shall advise you to spend some time Like month to search for a house, Then if you find in 80 Lac, try to figure out how much it will cost you if you buy a plot today and then Build yourself,
A small example is Bahria Town safari Villas, You can easily find a 8 merla Villa in 36 Lac, If you buy a plot and Build a house at same place it would cost 10% More than that and you will have to bother 6 to 8 months as well Plus it may take 1 to 2 years to sell.

Many brother have posted some real good suggestions here. Not sure if I can add anything else.

Fortunately you are in good profession (construction) that is in demand in Pakistan and therefore you should be able to make good living.

I also like Mr Khizer Inayat's post. I probably will do the same. However your biggest risk for the money deposited in bank is that it looses it's value. 100 ruppee today may buy you 92 ruppee worth of stuff in one year from now. On the other hand you don't want to put all the money in assets that are not liquid. If you have a choice of keeping your liquid money is foreign currency such as dollar, I think it would be a better idea. I am not a currency expert therefore I cannot tell you about other currencies or the future of Gold (if you decide to buy precious metal like Gold instead of currency).

If you learn the construction business for residential homes, you will find plenty of work. In fact there are few companies that expats like ourselves have a choice to reach out to. An idea is that perhaps you can target expats to build their homes with fixed price contracts. Build one home to start with, and post your work on this site to attract customer (as long as it is ok with Mr CMY). If you work honestly in the context that Allah SWT is watching and is know all/see all, the word will get around about your good work. I am sure many of the brothers on this forum will like to use your services once you prove your work and success.

WHEN PROPERTY WILL RESUME TO NORMALITY

I would like people to voice there opinions on when they believe that property prices will resume to some sort of normality have prices hit rock bottom or time for more falling.

I would like to know whether estate agents like CMY are able to sel plots in current climate or has selling and purchasing come to a complete holt can people specify if this is the case and when the turn around or some stability likely to take place.

Further more Real estate agents adviced us to invest in phase 8 files but the have not been balloted and people claimed they had solid proof there again people are stuck. I am one of those I beleieve that this information will help many others as well as myself is it time to sell or hold.

There are no positive signs of recovery yet.If you can stomach phase 8 for another 3 years, its fine otherwise try to come out of it as early as possible.Presently each passing day is adversely effecting the worth of your property.

Files lose more Plots less and populated areas even lesser.
Now you see the differnce DHA 8 File slid from 39 to 32 where as DHA 6,7 Plots did not show marked difference only 2,3 Lac adjustment. Other areas like WAPDA and Valancia are also cheaper than 6 Months before but difference is only 1,2 lac
If If you see the Difference from 2005 to 2009 price it is like this
DHA 8 75 to 32
DHA 7 65 to [34-9]
WAPDA 10 Merla 28 to 31
Valancia Kanal 45 to 43

These agents will keep presenting the rosy picture of market and telling you this is the right time to buy, They must have said so when you bought this file too I whole hearted suggest not to buy any think at this stage, Market is sliding every day and when it will stop sliding it will remain still for quite some time and that will be the ideal time to buy. No hurry at this stage otherwise you will lose just see if you have bought yesterday today would have loose few thousand. I whole heartedly suggest to keep your money with you and wait till market gets still pricewise.

Dont take my comments personally. I beleive that
prices overall in Lahore will decrease further by 15% -20% after June budget as there are going to be heavy taxation on real estate and other sectors. ( The same is agreed to IMF).

Selling at the same price ??? You should definitely ask for profit. This is going to be a very good society once completed. Its gated, secure and overall infrastructure is very good. There is always demand of rented houses on south side of lahore as Multan road is an industrial road. Also the once Thokar Niaz baig overhead bridge is complete, price will rise automatically, as
prices for the societies on canal road will, so why not Eden value homes.

I would suggest to sell it at profit or keep it. After completion you can either rent it out or sell it very easily.

Mr Asim never told how much complete that property is, I think if he abroad then he should figure out first the property Completion status and then make his mind for price. Eden people are very trcky if Constuction cost will increase due their own delay they will put it on buyer. And you will see the price will increase finally.

Dear Pakistanis: AOA,

Like to know your thoughts on this. Approximately every Pakistani in Pakistan and oversea know that we have following problems in Pakistan

-Education
-Bribe
-Un-Employment
-Infrastructure problems

-(our quality of education is not very good)
-(We have too much problem of bribe)
-Currently approximately 20 Million young people are unemployed and do not have right skills for jobs.


But no one have the clue, that how to resolve these problems and political people also not interesting to do any thing about these issue except promises. Please let us know what your thoughts are?

-How to generate more jobs in Pakistan.
-How to generate more revenue for gov.
-How to improve Education level and quality of it.

First and most important issue is controling population. We have limited land and limited resources. We may have 20M young unemployed and do not have right skills for job, but what good would it be if we keep adding more people to this list?

Bribe, Un-employment, Infrastructure problems etc are ALL bi-products of lack of prospirity in a society. As I mentioned earlier we have limited resources but we keep on adding people to share those limited resourses. Only a certain number of people can live a prosperous and quality life in a single-house (Pakistan).

Over population leads to corroption, in-equality, un-employment and infrastructure-problems and lack of education, because more and more people would be competing for a limited resourses.

No dought areas indentifed by you up there is important to tackle, but it will be just a temporarary fix until the problem of population growth is addressed.

Dear all,
The answer is very simple and start systematically as follows

1: We need a genuine and true national leadership in the country.
To achieve this objective. Election and then filtration is the only way and above all we should send/select right people for the parliament.

2: We need a true system of national accountability where starting from an ordinary person and then all walks of life (President, Feudals, Primeminister, Judges, Military, Business class etc) should be held responsible for their missdeeds. Honest judiciary is the fundamental thing to strengthen and run the society.
Note: This can only be achieved if we have above objective 1 in place.

3: We should strengthen our institution.
This is only possible if above two objectives are in place.

4: Start parallel and multidisciplinary approach to develop a feeling of nationalism within the country. Today, we are internally divided because of regional, linguistic, sectarian aspects.
To achieve this objectve, responsibility lies on the respective Parliamentary people whom should start a national compaign (through media, schools, departments etc) to gradually change the mind set of ordinary pakistani citizen so that after some time we might think only about Pakistan (not Pukthon, Balooch, Sinhies, Muhajirs etc).
We should have a strict ban on talking about above contradictory issues (e.g., regional, linguistics, sectarian aspects) on the media (TV and Newspapers) since in this way we only spread hate among ourseles. Probably, we should ban few personalities who exploit these issues in the society.

5: Set milestones (define the vision) for short term and long term for different departments. The respective department head should be held responsible for to achive the defined milestones.

6: If we focus on above 5 objectives, I am certain to solve our most of the problems which we are facing today.

The question is how to implement above all so as to start from somewhere to achieve these objectives.
The simple answer is "We should look into the mirror first and ask ourselves: What should we contribute to run this society fairly well".

Politically, it is important to learn who your true friends are and who your enemies are. Many an enemy smiles as tho he is your friend.

Also, the future of Pakistan lies in the villages. If the villagers are forced to remain uneducated, then there is NO future hope for Pakistan. A country that uses only 10% of its brain power is destine to fail. If the villagers get educated they will not work for 100 rs a day. But, Pakistan will rise and be able to compete with the West.

The choice is yours - do you want cheap servants or a powerful country ????
