Bahria Town Lahore Sector C, Gulmahar Block - The Latest updates

Many friends have sent me emails for getting information about their plots in Gulmahar Block of Sector C, Bahria Town Lahore.
I have gone through all the available record to get following information.The following plots No.s are safe.

Hopefully these will remain on their actual place as per map already issued by Bahria Town.

Plot No. 1 to 13
Plot No. 64 to 82
Plot No. 83 to 193
Plot No. 321 to onward

The following plots Nos. are unsafe.

Plot No. 194 to 320

I am afraid that these plots will be shifted to Nargis Block if contacted with Bahria Town without delaying any further time. Otherwise they may be pushed to Bahria Town project on Raiwind Road.

I am here to confirm that there is going to be a Gardenia -1 (A project of constructed homes of size 5 Marla and 7.4 Marla) in Gulmahar Block. I have already written in my previous posts that Bahria Town is planning to have its constructed homes project (say Safari Villas 2) for uplifted its Sector C.

Gardenia - 1 project will have 16 homes (plot Nos.113 to 122) of 7.4 Marla and 160 homes of 5 Marlas. Both of these homes will be double storey with 3 beds attached baths. There will be a 10 K size park.

It is to confirm that Bahria Town Lahore Raiwind Road project physically exists and most of its area is already developed. The construction of homes is also started over there.

Salam to all valuable critics here running a good show. Info shared by all here are almost give us a transparent picture. I also own 02 corner plots ( 10 Marla each ) in Gulmahr plot. 01 in possesion area and 01 in non possesion area. Here we are focussing possesion area of Gulmahar block which Bahria management has converted in 05 Marla plots/ safari villas. I have seen changed map of Gulmahar block in a Bahria Safari Villas Marketing office. This is very true that Plot Nos. from 194 to 320 have been converted to 05 marla plots. Which are being sold via bahria marketing without any advertisement.
Now, focal poits are:
- Every employee Bahria always play one role of stopping complainants to reach his/her higher level. ( MEETHI GOLI MANAGEMENT )
- We lost our money in:
- Bahria 9 Rawalpindi ---- NO Land /sold to DHA but balloting twice
- Overseas B.....F Lahore,
- Sector C, Lahore, NO LAND but Balloting, No written plot NOs.
- Overseas A, Map & plot Nos. changed.
- Parks converted to Plots.
- Very long delay in Villas construction, or no allotment
- .......
- We need to establish a forum where all complainants join hands to have real accountablity for such FRAUDS.
- Every time you speak to Bahria officials they behave with a mindset of living DICTAOTORS. Still are in Col./ Brig. / Major phobia.
- They should be bound to deliver what they promised in terms of Quality, Quantity,
Location and Timelines.

ABove is not new but is a hi-light of some cruel facts how innocent people are deceived.

Due to these unfair practices of Bahria Management
prices of Sector"C" and Safari Villas are not increasing as per desired. Still a low quality housing schemes on Canal like Mohafiz town and Rajput town are more expensive then Bahria and persons having investment and houses here are more satisfied and happy then those who deceived by Bahria unethical attitude. saeedusa Sahib! I have this changed map with me which I got from my sources within Bahria Town management. I obtained it when it was in a sketch form and I was asked not to show it publically. Due to this commitment I am not putting on the page but every thing has been elaborated in my post.
Nadeem Sahib is well informed than me regarding new changed map. I have not visited marketing office Safari Villas. I will check and see if map is publically available then it will be made available here as well.

update and i also received am email back from bahria regarding my files in Gulmahar(746) and Chaembeli(286) and according to the them they are giving possession in Chembeli and Gulmahar.Below are their exact words:
At present the possession of the three blocks are under process followed by the others blocks including Chembeli and Gulmahar.

if people are opting for muhafiz town or rajput town or rail town, it is their choice. I dont like "Jagga Tax" aka extra development charges of bahria either but there is no comparison of bahria with muhafiz or any such scheme. They are mere plots with substandard roads.

If we apply your logic, a residential plot in darogawala or shahdara might be atleast as expensive as bahria. Does that mean they have better standards.

When i bought my 1 kanal plot in bahria sector b for 10 lakh, a cousin took me to see a "plot" in darogawala near the drain. The land lord converted his fruit farm into 8 plots of 1 kanal with 20 ft unfinished road bisecting that parcel. The asking price for a kanal plot was 12 to 13 lakh. There was poor approach from GT road and no ameneties.

prices.Why so called low quality schemes are expensive and getting populated more quickly then Bahria ?? People are now wise enough not to be deceived any further in name of development standards.Its ultimately location,convenience and genuiness of your investment that counts.

The New Islamabad International Airport will be the first greenfield airport ever constructed in Pakistan and will be named after the assassinated ex-Prime Minister Benazir Bhutto (decided in June 2008 by current Prime Minister Yusuf Raza Gillani).

"The New Islamabad International Airport will be the first greenfield airport ever constructed in Pakistan."The project was announced in January 2005 after a ten-year delay due to political changes in the country and construction began in April 2007, when funding became available.

The new airport will eventually replace the overloaded Islamabad International Airport at Chaklala providing better access for the northern areas, north-west frontier province, federally administered tribal areas, Azzad Jammu, Potohar and Kashmir.

The Pakistan Civil Aviation Authority (PCAA) is the controlling body for the $400m (PKR37bn) project which is likely to see the airport opening for operations in 2011–2012.

The new 3,200-acre (13km²) airport site is situated on a plot of land acquired by the PCAA in the 1980s at Pind Ranjah near Fateh Jang (an additional 400 acres have been acquired to build the two runways). The airport will be 20km from the centre of Islamabad, and 23km from Rawalphindi being well served by an excellent highway infrastructure.

The airport will be constructed in two phases. The first will involve the construction of taxiways, aprons and other airside infrastructure and the second will see car parking for 2,000 vehicles, a covered plaza area for 200 cars, a control tower, maintenance hangar, a 15-gate terminal with ten remote gates, 42 immigration counters, nine baggage claim carousels, 12 X-ray machines, and also office and administration facilities. There will also be a hotel, convention centre, duty-free shops, airside mall, business centre, food court, leisure facilities and banks at the new terminal.

General facilities

The airport will have a 180,000m² modular terminal building which will initially be able to handle nine million passengers a year. There will be two 4,000ft-long category-F runways (for largest heaviest aircraft) although initially only one will be used for operations and the other will be retained as an emergency runway.

There will also be a cargo complex capable of handling 100,000t a year, four rapid-exit taxiways, a special parking area for hijacked aircraft, apron parking sufficient for the
contact stands, underground cable network, parking for ground handling vehicles, secure cargo areas and major airport road infrastructure.

Contractors

The airport infrastructure was designed by ADPI (Aéroports de Paris ingénierie) along with Acorp, Mushtaq and Bilal Mahboob Associates. The terminal building was designed by CPG Corporation of Singapore in a joint venture with National Engineering Services Pakistan (pvt) Ltd (design started in March 2006).

"The New Islamabad terminal will make full use of traditional Islamic geometric patterns in its design."The project management consultants for the new airport are Louis Berger Group of the US along with ECIL (Engineering Consultants International Ltd) of Pakistan.

The first phase of the construction (airside infrastructure including runways) is being undertaken over a 24-month contract for PKR11.8bn by Lagan Construction of the Republic of Ireland (60% of the work) and their local partners Husnain Cotex (40% of the work). Husnain Cotex and IKAN have also formed a joint venture to carry out the preliminary works at the airport site including earthworks and construction of embankments for the runway and main access road to the site.

Benazir Bhutto terminal design

The design of the new terminal building will be an architecturally significant one for Pakistan producing a national icon for the country. The design will also be sustainable and environmentally sound with use of natural daylight for main lighting and sun shading to cut cooling costs as well as an intelligent main roof (water conservation) and an elongated driveway length front portal (better views and more light).

The terminal will also make full use of traditional Islamic geometric patterns in its design. The modular terminal building will have a linear pier on each side and a centre pier extending out to serve the boarding gates. The international and domestic halls will be located together under the main roof, which will be a simple trapezoid cantilevered from one of the two side piers with a cantilevered mesh screen trellis defining the exposed roof edge and attaching to a row of columns close to the ground.

New Islamabad airport: CAA guideline pushes housing schemes into tight corner
RAWALPINDI, June 26: The existence of housing schemes in the vicinity of the new Islamabad International Airport at Pind Ranjha near Fatehjang has come under severe threat as the project management has notified that development of any such scheme would now require its prior approval.

The Civil Aviation Authority (CAA) has advised all housing societies to submit applications for No Objection Certificate to the New Islamabad International Airport project director, together with geographical information of the society and the proposed building map.

Constructions in any housing society within a radius of 15km of the under-construction airport, which were carried out without prior approval of the project management, would be demolished and the CAA would not hold any responsibility, a CAA public notification said.

The Civil Aviation Authority has taken this step to ensure safe air operation under the National Airfield Clearance Policy.

The authority intends to make the air space around the new airport, which is the first ‘green-field’ airport in Pakistan, safe for aircraft landings and take-offs.

Solid waste and garbage always attract wild birds and the new CAA measure is to bound the housing societies to ensure maintenance of air and ground environment and scientific disposal of solid waste and garbage that would be generated once areas around the new airport would turn into populous residential and commercial localities.

The CAA has already erected the parameter wall around the area of new airport, which is envisaged to be a modern landmark structure. The new airport site covers 3,200 acres which were acquired by the CAA in the 80s.

Scores of housing schemes have been developed near the new airport and more are emerging. Housing schemes owned by government, semi-government organisations and departments and private concerns started to develop on a vast area starting from Tarnol up to Fatehjang much before the construction work on the new airport began.

APP ADDS: Construction work on the multi-million dollar airport has entered the second phase.

According to sources in the Civil Aviation Authority (CAA), the second phase includes construction of runway, taxi way, emergency runway, apron and airside infrastructure.

A contractor, who was issued a Letter of Acceptance by the CAA, had started moving in the required machinery, the sources said.

They said in the first phase, the site for the terminal and the runway was prepared through compaction process.

The project, which is scheduled to be completed by the end of 2010, would offer international standard facilities to 6.5 million passengers annually, besides handling 100,000 metric tons of cargo.

At the new airport, a sprawling piece of land has been earmarked for commercial activities like Duty Free Shops, hotel and convention centre, food courts, and leisure and recreational facilities.

All airports at the moment they were conceived were "greenfield airports". Therefore, the new airport is not the "first ever greenfield airport" in Pakistan.

Greenfield simply means that there was no airport at the site previously.

Dear Brothers and Sisters,
I am sorry to let you all know that according to BT management only one third of Gulmehar block will be handed over to the plot holders and rest of the plot holders will be either allotted the plots in Nargis block which is located at worse location in BT Lahore or in BT newly announced scheme at Raiwind Road which has no existence at all.

I have also been informed that the second half of the sector C after Janiper and Tulip Blocks will not be developed and all the members holding plots there would be allocated the plots at Raiwind road scheme which will effect about six to seven thousands people paying BT there hard earned money till to date. Furthermore to earn more and more money from already announced and sold schemes, BT management is playing big games which includes
1- Eliminating most of the parks and converting it to either commercial or residential plots.
2- Dislocating people having plots on good location like main boulevard corners and allocating them a plot without corner or boulevard.
3- Recently planning to develop new scheme like safari in the area of Gulmehar block named Gardnia and sold or selling that area at the rate of 210,000 per merla.
4- Imposing additional charges by using different excuses.

I have seen so many people arguing and fighting in bahria office but there was no one to listen them and Malik Riaz’s hired ex-army officials don’t listen anyone. I also tried to meet with Makil Riaz but couldn’t succeeded as his PA Bashir knows why I want to see him and cheated me by asking to come on next day 3 times by different excuses.

Mr. Hussain Kaisrani was really kind to help me without any personal interest and tried his best to provide his valuable suggestions at all times. I am really thankful to Kaisrani sahib and Adil bhai.
I have decided to stand against BT with the help of all the other members affected by BT. I request Mr.Kaisrani sahib and CMY sahib to please join us to help to fight for our right with BT. In this regard I am collecting a data of all the affected members and to gather them on one platform and to provide them all the information and help they need. To fight with Malik Riaz and company we need to join hand together. I request all the affected brothers and sisters to send me an email to let me know there name, contact number and the block there plot is located at
I have a team of eight lawyers already joined to deal with any kind of civil or criminal proceedings and I am sure once we will get united we would be able to deal with Bahria on own terms and conditions and can stop them developing their Gardnia scheme at our plots.

After i got your email,i called Bahria office and spoke to some body there and try to verify your information and he said that this info is not correct and gardinia is not even there and bahria will never do such a thing but if they do this thing then we have to unite against this one.On one side they say that bring from overseas,how can we trust all these rich people.No overseas person should send any single dollar to teach them a lesson.I have already send a letter to Shehbaz Sharif's complain office.

Do not trust whatever they will say. Just ask them if your plot is going to develop or not. As I mentioned only one third of block will develop as per my disscussion with Corl. Sadiq. In my view BT has sold all the land to us without even possessing it and whatever they have occupied now do not want to allocate to anyone.

I confirm your statement that Bahria Town is planning a project of GARDENIA - 1 on proposed land for Gulmahar block.

With due respect, I will correct your statement that Bahria Town Lahore Raiwind project not only exists but its significant area has already been developed.

I do not know CMY's views about joining with you to fight with Bahria Town but I am not in the position to do so. I can help 100s in remaining behind and will be able to (possibly) help only few by standing with them against Bahria Town. Hope you understand my limitations.

It can be good investment if DHA does not impose extra charges on possession, but it is sure that they cant hand over in January, as progress of Construction is quite good, But infrastructre will take some time.

yesterday night i was came from US, and saw on abu dhabi immigration our ex-minister Qasuri sahib, but the weared thing that really hurted me was his American or canadian passport(blue in color) as he was presenting that passport. But we had him as our minister (Strange Pakistani Politics - how about zardari (no comments))

Second thing was, he was arguing on the fast track immigration counter to let him go quickly just on the basis that he used Etihad Airline which is Uae national airline, the officer at immigration was explaining him that he has to buy a Fast Track Card which will let him use that counter as normally there is no crowd....

lastly, he was using comb after after every 5 minutes to give his (few but he has some) hair style...

I hope it wasn't a mistake but that is what i saw and shocked when he was using passport other than pakistani...

May be he holds Govt. official passport which is blue in colour, after all he is an ex-foreign minister of Pakistan.

He may be having diplomatic passport but, in that case Pakistani protocol officer would receive him in airport and he would not need any queue. Pak embassy in UAE is very liberal to extend protocoal service even to ordinary VIP people of Pakistan
