DHI Valley and DHI overseas Valley

It is heard that DHI and Bahria Rawalpindi put aside their differences to sell of DHI Valley and DHI Overseas Valley. Location is just next to phase 9/10 Bahria. Government has been said to intervened at very high level to manage this connivance.

This does not imply any kind of suspicions on development or future prospects. Rather it is expected that Malik Riaz will manage the development of the Valley. Not in very near future though.

MR AKHTAR,overseas valley is not part of overseas block,it is different scheme and end of ext,i told so many time now dha plying games to get money on the lines and with the help of malik riaz, ,for your knowledge in the center of phase2ext a 200ft wide road goes/ approach to bt 10,construction of this road is joint venture of bt and dha,i think know you under stand all game.

Pakistan Requires Foreign Exchange

Dear All,

We all know the current situation of our country, one of the main factor is lack of foreign exchange. We can make a little difference if we transfer some amount(Riyals , Dollars etc) to our bank account in pakistan.

What you need to do is to keep this money in your bank account in Pakistan for a short period of time. Sending money and then spending it would not make any difference. Just keeping it in the bank for at least six months would make lots of difference.
Together WE can MAKE a Difference!

I will transfer SAR:5,000 in my account with a Pakistani bank in Pakistan and would not touch this money for six months. I am sure adding to what you all will be sending, it will Insha'Allah make the difference!
We lose nothing and our country gains a lot....

Avoid keeping it in bank. The purpose of easing forex pressure would still be served 100% without keeping in bank (or even without bank being in equation).

Rather than keeping it idle in bank, cash, gold or other unproductive assets, invest it where it generates employment and utilizable economic value in efficient way.

The later option, besides being better for society, is statistically likely to get you better profit.

I think at present pakistan only can export "brains", And it not shameful, We just need to do little maintinance of our educational systems like introducing GMAT GRE IELTS and USMLE type, of poers in ou exams and Improve Bit of english during professional education. Encourage maximum professional to Gulf and other satates. Give them Long ex Paksiatn renewable leaves [as i know 90% people dont come back to Join in Govt service if they spend 3,4 ys abaroad, but when they are leaving they want to keep Govt's job option open], Let people open Private Medical colleges, nursing colleges and eng colleges but keep an eye on Standarad.
.Meanwhile Govt should give options to overseas people to invest in Industry like Govt can act as middle man or Guranteer, paying Mininum this much and Max this much dividend, Like Sukuk Bonds.
Govt should also Float sahria Compliant account in national savings. Honestly I want to invest in similar account but Think new Islamic Banks in pakistan are not as safe as Govt's backed accounts.
These things can be done overnight. No long Planning and infrastructure is needed.

Introducing GMAT or IELTS will not serve 75% of pakistanis who live in villages, this is not the issue now. Our contry don't have reserves to purchase oil after 2 months and Saudi has already refuse to provide oil on credit because they don't trust/like Zardari(we know how he keep his promises).

Also, to get foreign investment we should have free judiciary system to get foreigners trust.

Once Bill Gates visited UAE for investment porpuse. UAE ruler asked Gates "are u willing to invest". Gates asked the UAE ruler "in your country can i Sue you if something goes wrong" the ruler said "No Way" and from that response Gates refused to invest.

A couple of weeks ago I learned through some senior bankers that the SBP was allowing the transfer of huge amounts of US$ of one unnamed person to the UAE. Obviously, it doesn't take a genius to figure out who that person is.

The brotherly nations whom we look towards - with desperation and a feeling of entitlement - will have enough sources/intelligence to find out what's going on. That is why they are not extending any help: because beggars in silk suits with $bln bank balances aren't very effective at making a case for aid.

It is about time we get our priorities right and stop living beyond our means. Actually, most of us don't but the army and the politicans have been doing so on our behalf.

I haven't been able to figure out what (further) tragedy would befall us if the country actually defaulted?

I'm wondering few months back we had about 20$billion in forex reserves but we failed to capitalize on them and now what difference 1.5$billion are going to make?
We don't have any system in place to control the flight of forex from the country. Than why should we naively send money for a purpose which seems impossible?
I can send USD to Pakistan but only if govt. proves they are serious on curbing transferring of forex from Pakistan to Dubai.
I would also like to have tax exemptions against my capital, which I have earned abroad. I'm even willing to furnish my salary slips duly attested from concerned Pakistan embassy.
All foreign investors get tax exemptions, VIP treatment and on top of that they are allowed to take their profits out of country. What is the incentive for overseas Pakistani?

Great idea. I have asked my brother to deposit the money from the sale of my car into my mcb account rather than transferring it to me. I will be transferring a certain dollar amount every month going fowrward to my MCB acct.

I have forwarded the idea to all Pakistani friends I have email addresses for, and have requested them to do the same, and to request others as well thru all available channels.

Unlike my other friend, I donot expect VIP treatment from the govt, no assurances or any guarantees, for depositing money in my own bank account that remains my money before and after, but this act will go towards a bigger cause. Its really not a big deal individually, but can bring the country out of financial crisis.

How can we get this idea out to the expats? I know a lot of expats visit this forum, but a lot others dont. Can the media help? ARY< GEO<, Shoakat Kahnum's mail list, Pak Embassy's list etc? Maybe if enough people email to these 2 channels, they can come up with clips during after talk shows etc. Please share ideas.

I have gone through all messages from my overseas Pakistanies and appreciate their interest in the wellbeing and welfare of pakistan, factualy speaking though it is beneficial to send foreign currency through normal banking channels and keep the same in bank for some time yet it would be more beneficial to the nation to put the amount in some business activity, putting the amount in business activity not only gives employment to some one which helps your countryman to abstain from begging profession but it will also activate the present dullness of business activity in pakistan.it is my suggestion to my fellow overseas pakistanis to please direct their family members in pakistan to take part in some business acitvity rather to expend the hard earned money on no-productive acttivities.

Iam not surprised to hear from so many sides, as this is true that this scheme is going to get the DHA tag may be with in two to three years of time frame. Other than development charges, you will have to pay to bahria around 160000, that includes possession, demarcation,map approval and utilities.

is market undervalued at the moment??

If you remember these vague formula you may not have difficulty in Judging price in speculative or Underpriced market , the best guide of realestate worth are Built houses in Populated areas, In 2001 to 2005 Boom the prices of houses in populated areas say Johar Town only doubled where as in cerain plots or files they increased 5x or even 6x.
The simple formulas are
1. Price of Flat should be equal to 10 to 12 Ys of "Stable rental" income of Flat.
2. Price of Solid house shoud be 20 ys renatal income of House.
3. Price of plot under development by Good developer like in Phase 7 should be 1/4 of price of average house in Populated area.
4. Price of plot among houses should not be more than 1/2 of House's price.
i did not comment on files as they may have many unforeseen/delaying problems so they should be dealt case to case.
Looking at these figures it looks the market is exactly at its right worth at the moment or slightly undervalued in certain areas. So sale and purchase may be slow but market is not severly undervalued

According to he formula of Mr Habib rental yield of the house in Lahore is 5%

The
prices you mentioned indicates that the cost of the house is
30 Lacs(12lacs+18lacs)

5% rental yield is 1.5lacs and so monthly rent should be at 12500

Pakistan have very low rental yields. There are countries with rental yields up to 15%

This means that you can generate rental income in some other countries up to 3 times what you can generate in Pakistan

I mentioned these these facts only for Rough estimation, And these Formulae are For pakistan, Not For other Countries, In other countries rental income can be more.
In UAE where I am living the retal market is very artificial, The Rents go up and down based on expatriate population trends, In 80 Rents were very high then in late 90s Rents were 1/2 and Now again they are double, The owner having house rent in of 100000 Dhs in 1987 cant imagine that his Flat's rent can be 50000 in 1997, [in pakistan he would be expecting at least Double in 10 ys], Govt have ceratin policies to protect the benefits of property owners, like Govt Companies are "not allowed to pay cash" to the employees, And if they entitle you for 100K rent you cant get benefit, if you rent house on 60K, In early 2000s there used to be "strange bargain", One of my friend was entiled for 100K rent when he approached an apartment owner asked 80K, When he realized that persons limit is 100K, He said OK I shall give you New 16 Cubic feet Fridge, If you sign contract at 100K.
Similarly in US most of westeners dont like to buy the houses, they have habit of switching Jobs very often, and usually they continue switching, many have no Children or Dont stick to one Place for children education. For them there is no use to buy houses, Plus they also get Tax refund on rets, So they dont mind Paying more trents, Recently my friend came from US he said he is expecting some 9% annual rent of his $300K house.

One clarification, Rent 9% on 300k is correct but there is a tax of 3.5% on 300K as real estate tax, 1% Home insurance etc which owner pay so you need to subtract them and it will be % = 4.5 % annual yield....

Second there is no tax refund on renting, actually it is opposite, all tax refunds are on home ownership.

Where as in 5 ys time Dubai rents should be about 60% of current level. 50% of Population in Duabi which you see on roads are people related to Construction, Dont take into account only Labour or Civil engineer, there are 50 related professions. From health care to airline tickets.I give you an example i know a person who works in Big Insurance Co in Dubai, they insure every thing from houses to Cars but he was telling 90% of their Business at present in to insure Construction machinery like cranes etc, Dubai cant contine buliding at same pace for long time process has to halt in 5 ys time, when you will see about 30% people will leave Dubai and about 30% houses additional supply will there in 5 ys time.

DHA VAlley

Does anyone have any idea what is the market rate of DHA valley 5 and 8 marla plots? Especially in view of more than 50,000 plots allocated during ballot.

There is no doubt about the figures. DHA received 55,000 applications and only 5000 have been declared unsuccessful. What does it mean??? Naturally 50,000 have been allotted with plots. My question was whether there is any "ON" money or not??

If Mr. Shad Khan is right, then Wholoe Valley Site is comes as under:
50,000 Plots of 5~8 Merla,
Averge 5 & 8 Merla = 5*225+8*225 /2 = 1462 Sft
50,000 Plots total areas = 73,100,000 sft or 6,793,680 m²
In my assumption empty, services roads and Plots area 50 and 50%
With 40% empty area total areas comes to = 2 x 6,793,680
= 13,587,360 m² or
3686 m x 3686 m or 3.69 Km x 3.69 Km
This 3.69 Km can be accessed from physical at site.
If some one visited the site, can be estimated that how much plots are vailable in this scheme

Ali OS had done correct Calculation and actual area on google earth is even more than that.
The figues of actual own will come in 2,3 months time, And Looking at this Bulk of plots and Such a high Ratio of sucessful cnadiadtes it is sure that own will not be too much it may range form 50K to 1.5 lac. But It would also be wrong to Judge it by DHA ext Kanal Plots, usually smaller plots are rated more than bigger so you can consider that price of One 5 Merla and one 8 Merla should be equal to One Kanal plot in worst Block of DHA 2 ext, Now if DHA ext 2 has price of about 11+7 lac then the worth of these plots is same as Fixed by DHA.
i dont think small investors will sell it even 5000 Less than they Bought, As it is 100% acquired land so no
files will be in circulation to determine the worth in secondary market.
But big negative point here is, I am afraid this area will be developed very late, and residentail potential will start even later. So Consider it long term investment but not bad to hold.

Recession

Dear CMY and all respected brothers,

I don't have too much information on DHA and this is why I am posting this question. My aim is not to cause panic but to gain an accurate picture.

The world is going through a world wide recession and in many markets real estate markets are the first to take a hit. I want to know how DHA is weathering this recession. Also there are phases that have just been completed such as 6 are there prices depressed or are they good compared to the market. Secondly phase 7 is being developed at good speed are the prices for this phases plots going up or down?

Thank you in advance there are many knowledgable brothers on this page please could they give there opinions.

Mir, world is seeing recession today but Pakistan realesate was a leader in that, it had hard landing in 2005, Now it is midway after which recovery may start. So you will see recovery will start from Pakistan and will goto all the world. This is not a joke, neither Pakistan's has a great impact on world's market it is just the timing. We were already in recession for last 3 ys and as per my estimation we are midway in that Dark era,
In next signs of recovery the market will stay realistic and may not shoot like which was mainly speculative.
Coming to Phase 6,7
Prices these prices are not low because of development or possession concern rgather they are low because of depressed market. I Would say phase 6 is on its realistic price and phase 7 is mildly undervalued than its worth.
