Best Opportunity of Investment with the purpose of rental income

Dear All,

Impressed and delighted ti find such a useful forum.

I'm posting this request with a hope to draw on your market knowledge and foresight to make a right investment decision.

In short, I have around PKR 5 million which could be stretched by 10-20% if required. My investment objective is to create a foundation for a future property which can yield a handsome rental income on monthly basis.

The above objective apparentltly points towards commercial plot but I am open to all choices. I would consider meeting my objective if I could add more investment of PKR 10 million fter 4-5 years (for construction) and then rent it out as a whole or in smaller units.

I have two questions:

1. Does the idea make sense. I will be satisfied id I could achieve an annual return exceeding 6% (annual rent of total investment)?

2. What is best place to invest in Lahore or Rawalpindi/Islamabad?

Many thanks for your replies and suggestions in advance.

Regards, Amirsa

Overseas Helpline replied on Wednesday, December 28, 2011 12:28 PM PST

Airsa.

Better to keep your money in dollars and wait for changing Zardari set up,This time no one can predict about real estate and PKR is going to weak day by day. This is my honest suggestion.

Amirsa,
I have 5 marla commercial plot at ccanalview which is giving rent around 30,000 plus.
And I want to sell it.If you are inetrested tell me to process further.

khan replied on Wednesday, December 28, 2011 04:36 PM PST

(1) Did you visit Baharia Phase 7 in Rawalpindi. When one enters the Baharia town from GT Road, there is big construction activity going on around main road that passes through phase 7 and goes to phase 8 and beyond. If you have time, please do visit the area. In my opinion, it will be a trendy, modern and elite hub of social and economic activities in the next ten years for the people of Rawalpindi. I am not sure if you will be able to buy a plot with this budget but definitely you can buy a reasonable size commercial shop/flat.

(2)There are number of negative reviews about CDA sponsor Park Enclave project in Islamabad. However, the basic fact remains that it is legal and CDA sponsored. There will also be commercial area in the project. You can probe this further to see if CDA is offering commercial plots? This will also be a good investment.

Commercial Plot Giving RENT ??? please elaborate. What is plot price?
To buy this can be of my interest.

AG replied on Wednesday, December 28, 2011 07:26 PM PST

@Amirsa

Given the size of your current & future investment a 5 marla commercial plot on the back side in Block B of sector C of Bahria Town Lahore is, in my opinion, the best choice for you. You should be able to get such a plot in around 7 million. I have recommended block B because of existing & future educational & sports institutions of Bahria Town Lahore which will be a great source of footfall for this commercial area.

Regards.

I have a budget of 30-35 lac and have to decide between DHA-2 Islamabad and DHA2 –Extension (EX-commoners Town). Please advise in this regard whether it’s better to buy the plot in DHA2 located in sector D along the boundary (street 6,7 etc.) or to buy plot in DHA2 extension (sector BC). Price wise they are almost same and within my budget. My objective is to keep the plot for next 3-5 years for investment purpose.

Looking for expert advice on above. Thanks in advance.

Overseas Helpline replied on Saturday, December 3, 2011 03:56 PM PST

Mr BM!,For short term (3-5)years Go for DHA-2 but long term (7-10)go for DHA-2 EXTENTION for investment. Nothing will change at least 5 years in extention.I wrote mail to you regarding this issue Please forget extention. Honestly i am advising you if you are serious other wise my friend got a plot in Extention for sale .on sector D he purchased at 1.4 milion before three years.

Safwan replied on Sunday, December 4, 2011 02:54 AM PST

BM, ex-commoners now part of proper DHA-2 no extension. Sector BC is not sector-K of DHA-2 (check DHAI website). If you find a good plot, go ahead and buy as these are possession ready plots.

Map for one kanal House Construction

Dear Friends
I am planning to build a house on one kanal(ground+1st floor) at Bahria Town Rawalpindi.I know i need to contact some Architecture for detail drawings, however i want to have some conceptual drawing for 50*90 plot so that i can discuss within family before pursuing to Architecture.
Friends of the forum are requested to upload conceptual drawings or send me at e-mail

@M.IQBAL MALIK-KSA.

Ask some one in Rawalpindi to buy "Designs for Living" from Bahria Town & send it to you. It really has a number of good designs for one Kanal plot. I got it from BT Lhr. during the approval of my house design by BT Lahore. It will cost you only PRs. 5,000/-.

Zakat

I found a lot of good information on this forum, but i still have few questions as it appears to be a complicated topic:
1. I have one house where my parents live.
2. I have three fully paid plots. Decide to build on one of them but not sure which one yet. Most likely to sell one and build. Another option, leave both for children shadi/education.
3. I plot on installments.

how zakat will work out? Also what if i dont have a job or i retire or i dont have enough savings to pay zakat? should i start selling plots in order to pay zakat?
another question, my parents dont have any income except 16,000 rupees/mo pension. I support them, is that considered as zakat or no? Let me know please.

Baba replied on Wednesday, June 29, 2011 11:44 AM PST

I would like to answer the last line of your paragraph, that in accordance with my knowledge.
supporting parents is our liability it will not be consider as Zakat

Zakat replied on Wednesday, June 29, 2011 12:00 PM PST

Anything extra after meeting your present needs is liable for Zakat.

1. Where do you live, if you are living in the same house where your parents live then all three plots are Zakatable

2. Your Zakat will not be applied to your parents as it is your duty to support them like your children (as said by Mr. Baba)

Pay Zakat not as TAX but as Qarz to Allah Taala as Allah Talla will not keep the Qarz and will return you the money as much as 700 times Insha Allah and will purify your remaining money.

Also all your savings (Currency, Gold etc) are all Zakatable if they exceed the Nisab of Zakat

Overseas Helpline replied on Wednesday, June 29, 2011 04:43 PM PST

Mr Khan avery body know that only mufti can advice about the complication of "Zakat" and othe Sharia issue .even as abc says you consult some religious scholar to properly address your query.Donot advertize the thinks like this,

Isloo replied on Wednesday, June 29, 2011 06:49 PM PST

As per my limited knowledge, the answers are given for each question.

1. Where your parents live, no zakat is payable. If they are paying you rent, zakat is deduible on whatever remains from that rental income after expenses.

2. From your three plots, if you have decided to build on one, its not zakat-deductable as its no more an investment property. If you decide to sell another and use its money for home, and your intention is 100% now, there wont be zakat on that either. The third one is zakat liable, as its investment money and will remain so.
If you change your mind about these plots, zakat is applicable on each.

3. For the plot on installments, I have limited knowledge and would like others to guide.

4. Money for Parents cannot be part of Zakat.

People may agree or disagree with what I am going to put below for further food for thought.

I have come across people in Saudia who Pay zakat only on items that are going to bring them profit, and not on items gifted to their family and are for personal use only, and that included wedding jewellery for your wife. Their arguement is: "Zakat is only deductible on "Investment Money" which gives you a return, and not on anything else."

If you intend to keep it with intention that you may sell it, its liable for zakat, but if you have given it to wife and she has no intention to sell and will keep for personal use for rest of life, its not liable for zakat. Many people on this forum will disagree to this point but please suggest what do you think is best. Also, if you have a plot and you name it for a minor and do not take anything of it till he is adult, you have no zakat to pay on it, but that also means that you are not going to take any part of it at all under your use.

Again, regaring the question of selling the plot to pay zakat, ask yourself if it makes sense to do it. I will give a real life example: A widow has 100 tola gold and she cannot do any business or work, i.e, she has not "INVESTED" it any where, she merely uses 1 tola every month for her expenses. Now, because she has not invested and does not expect a return, she should not be paying zakat, its for personal use. This gets complex when people start arguing that Gold prices increase, but its not just gold people posses, woman can posses Rupees or Dollars or anything which can decrease or increase.

Another quesion: If two people A and B are having a plot each, A buys keep it for building home only and not sell at a higher price, B buys to sell it later on a higher price, are they the same? Ofcourse not, one is expecting profit and treating it as trade commodity while other is not, so A is not liable for zakat on his plot but ofcourse, he can't reap the benefits of selling it at a higher price. If the person A built the house and lived in for 10 years, and then decides to sell it, the zakat will be applicable on the income generated.

Sector D-12 in Reality ?

Hello Islamabad :flg

What is the current status of Sector D-12 Islamabad ?
How many number of houses are under construction ?
Is the margala road along with margal hills under construction ?
Is the access from F-11 south is under construction to D-12 ?
what is the over all expect of this sector its future and worth buying and living here and what is time frame for this sector to get developed in full :h:h
No bias no exaggerated comments please

Thanks in advance for your time :) :) :)

KS replied on Wednesday, April 20, 2011 02:10 AM PST

Khalid Sahib, I am an owner there my opinion may be biased but I will try my best to answer neutrally to your questions. You have asked these questions before on this site. If you are really serious of buying you should visit in person to judge for yourself.

What is the current status of Sector D-12 Islamabad ?
Answer)The sector is in it's last developing stages however the over all development is VERY slowly (It's a turtle race to be precise). Last week the contractor started installing transformers in sub-sector 1, which is a good sign.

How many number of houses are under construction ?
Answer)There are around 30 - 35 homes under construction

Is the margala road along with margal hills under construction ?
Answer)Yes, but it will only run from west end to east end and NOT all the way to Faisal Mosque area as originally planned.

Is the access from F-11 south is under construction to D-12 ?
Answer)No, and I did not see any visible development signs even for the near future

what is the over all expect of this sector its future and worth buying and living here and what is time frame for this sector to get developed in full
Answer) Good for living in very near future but for investment it's a guess game. The sector will take many years to get populated fully. If you are like me, where having 100-200 homes makes it a reasonable place to live. you can in that case do so this year.

Overseas Helpline replied on Wednesday, April 20, 2011 03:59 AM PST

I am 100% agree with the comments written by KS because i did a visit in last month. One thing is cleared that normal living will be hapen at least 8 to 10 years and property price will not rize for long period because already it is reached like develop sectors.

Shahid replied on Wednesday, April 20, 2011 07:06 AM PST

I visited it last month. There was a lot of development going on in around all the sub sectors, which was really nice to witness.I am inshallah going back to my homeland Pakistan next month and will start to build my house in D-12 in approx.6-8 months time.I love the area and in my opinion it will be reasonably populated in a years time.Probably the prices may increase by 25-35% in the next 9 months to 1 year. Some of my friends, people who work with me are baffled as why am I leaving a luxury life,a wonderful job, private schooling here in England etc;But I love Pakistan and I want my children to grow up in my country where I am from and I am proud of despite all the recent problems.God bless Pakistan.

I don’t think prices of D-12 plots are going to increase in near future. In fact they are static and in some cases going down. Obvious factors are slow pace of development. CDA is not in a mood to speed up work and not actively involve in sector development. Without Authorities practical involvement, plot owners won’t be able to do much. I hate to say that, but that’s the reality the ground. I would love to see this sector developed in a year, but that’s a good wish.

Whereas G-13 somehow maintaining its demands and prices. Plots/houses prices are based on healthy transactions. In many cases plot/houses prices are going up. You can see momentum in this sector even with many adverse factors.

Trees replied on Friday, February 4, 2011 03:36 PM PST

Mr. Jameel: I will strongly recommend to go for indigenous tree types like Neem, sinmbal, Bacquain, Oak, shehtoot, Jaman etc. Recently you will see in all farm lands and even public parks in new societites, they are planting ornamental bushes and small plants which while look good can never give the benefits of a full grown tree like shade, oxygen and minimal maintenance. It's sad to see that in 30 years or so DHA or any new private housing society has been unable to develop even one park which is full of dense big trees providing shade and stately old look that you see in some of the old parks of Lahore.

MM replied on Friday, February 4, 2011 03:57 PM PST

AOA
I have planted Jaman and Popular Trees in the Green Area in front of my house in Rawalpindi. Jaman has slow growth while the Popular grows very fast and gives shade and wood within couple of years

Shahtoot is also a good example. Not only it gives dense shade but also fruit.

Safedah should be avoided as it consumes more water and makes the soil not suitable for cultivation. But it also grows very fast.

I would recommend to plant fruit trees so that shade, oxygen and fruits can be obtained from the trees. Also vegitables should be grown on any available space to control and reduce the kitchen expenses Insha Allah

Jameel replied on Friday, February 4, 2011 04:25 PM PST

Thanks for the friends for Input, Regarding Fruitful Plants we ahve some Kinoo Trees in our Home but as these towards street side it is constant Botheration and Children Hang on the wall to grab fruits we had to install grill for that which obstructs the vision.

Mullan replied on Saturday, February 5, 2011 04:59 AM PST

Mr. Imran are these plants genetically modified or engineered? If so I fear that it will turn the soil in which they are grown or planted infertile, and that land will never be able to yield crops in future. and over that these genetically modified plants are Haraam to eat in our religion.
