Purchasing in Prism

Hi , I am based in UK . My agent is purchasing a kanal plot in front of Golf Course Prism .I shall come for transfer of plot after the seller gets NOC and applies for NOC . The price is very high 120 Lakhs.

Is this normal price ..i mean right investment ? We are purchasing directly from the seller

It will not reach at this price point even after 3 years considering you add development charges of 20 lacs which makes it cost you 140 lacs at he end

Add 5 lacs if its on a 150 road.

I noticed that there is a quiet price hike in Prism. I checked with other real estate website and found that prices are going high in Prism. Seems development work is going to start from Jan-2016, as committed by DHA

today 120 lac after 3 years atleast 220 lac minimum waseem sahib people here are mostly against prism because they themselves cannot buy such prime location so they do envy others. despite all negative propaganda against prism so can very much experience the prices

@ opinion.. Even developed phase 6 above average plot in best blocks has not reached to 225 lacs and you are predicting phase 9 to be at 220 in 3 years ????
Unless phase 6 will reach to 350 lacs, I don't see Prism even touching 150 lacs in 3 years

Realitycheck, The answer is yes. It will be 200+ in 3 years. The newer phases of dha keep beating the old phases prices even before full development. Prism is DHAs first leap out of its ordinary ambitions. All thanks to Bahria.

reality check no arguments with you but refer back to phase 6 prices in A B H J C sectors in 2012 and search current prices in same sectors of phase 6 you would get satisfaction

Dear Members,

I consider myself lucky to find such a relevant forum for seeking neutral advice. I'm an overseas Pakistani with Rawalpindi/Islamabad as a base in Pakistan.

I have got a budget of PKR 25-30 mmillion. My objective to acquire/construct a property with a potential to yield rental income. Given my understanding of the rental yield of Residential and Commercial properties I am leaning towards owning a Commercial Plaza.

I seek your advice in selecting the right area in Rawalpindi/Islamabad and also the kind of property (e.g. shops, Offices, plaza etc...) I should go for. Objective of course is stable rental income with at least reasonable rental property demand in the area fitting within the budget.

1. @Amir, you may purchase comm plot in any one of the following areas:-
a. Bahria Town (Phase 1-6) Civic Centre
b. Comm plot in DHA Phase II on main GT Road
c. Comm plot in Spring North (Bahria Town)

2. You will get increase in prices with passage of time or to built plaza on it at any convenient time.

Dear Amir,

Have you considered a commercial plaza in Phase 7/8 of Bahria Town Rawalpindi/Islamabad? A 30*40 (4-5 Marla) Plot is available within the range of 1 crore and construction for 5-6 storey will be around 1.5 crore so very well within the range.

My view is that initial rental income may not be more than 1.5 lac per month but it will increase as the area gets more population.

Bahria 1-6 already populated and have potential but its way too over priced. Try to find a good deal e.g. 1 crore for 5 marla plot.
Bahria Spring North and ph-8 is over commercialized and over priced too. Has alot of potential since that area is growing fast touching DHA ph-1, DHA ph-1 ext, Bahria phase-7 & 8. Main Blvd plots are 1+ crore and plots in back roads 60+ lacs. Visit all these areas and than make decision, negotiate hard as dealers will ask a lot more. Also visit Bahria office, they could also offer you some good deals.

You can diversify your investment, (1) Buy 2-3 shops in DHAI-II World Trade Center building. (2) GT road commercial area commercial plots in DHAI-II. (3) Bahria North Spring area (4) DHA Business bay close to Bahria-8. You may try other location and make your own decision.

Its located at Gate 3 of DHAI-2. It has direct access from GT Road and also from DHAI-2 Housing from the back. Procedure to buy is simple. If you leave your email, I can send you name of a reliable agent who can undertake necessary procedure. I dont want to advertise his phone number as I dont have his permission.

DHA Phase 9 CVT Status

What is the status of DHA Phase 9 CVT? and what is the status of those who have purchased phase 9 files in recent past but instead of paying CVT have submitted Undertaking to DHA?
