AA ALL,

I have a budget of 35 and i want to buy a plot(10 M) in any area of Lahore where i can build a house in a year if i had enough money, but if i am unable to build a house and need to sell it than i may get some return. i want dear members to please guide me.
i had two thoughts
- buy two small plots n sale one and build other
- buy a good plot in a good society and try to save more money to build house.

You can buy 2k for 35lac i guess. I bought 5 years back for 32 the prices changed slowly. I hope it ll be doubled After having under construction approach to access. Buy fully developed one plot, or if u can wait for 5 more years then buy in sector E and weight for possession.

I do not know whether awami villas and ph 9 should be called fraud. You may call it badly delayed. Lets be little fair and balanced in out views. Incidentally, I also have some stakes in awami villas. I have not reached a stage where I can start calling it a fraud.

Some one remeber the trick when BT looted the people money by introducing card and later send the form of awami villa, which are still in pipe line since 2005.

If you have not paid the full price of the plot and NOT TAKEN possession then it is simple administrative action for which there is specific clause and condition in the agreement which you signed before purchasing this plot. As simple as that. If this was not acceptable and you decided to shut your eyes then there are consequences. We should be willing to accept responsibly for our action or inaction.

I suggest buying in Janiper upper block or Overseas Block B. Price b/w 22 & 27 lacs depending upon location. Good for both investment and house building. Or buy 8 marla in sector D AA block.

Nargis block is 5,6 hundred meters away from jasmin block and is fully developed.A house on plot nr 188 is under constuction.In other countries people avoid main roads, heavy traffic and airport eara,but in Pakistan is all opposite.

For my commercial plot I bought from BT Lahore I sent the draft (Issued by UBL Abu DhabI) of Down Payment (10%)& BT customer service informed that it was a big hassel to get this draft encashed. They advised they would prefer the payorders/drafts issued from within Pakistan. For all the subsequent payments I used to send money (through UBL Tezraftar) to my relative in Pakistan who sent payorder/draft to Bahria & the things went very smmoth.

i have budget to buy a 10M plot within the range of 20/25 Lacs in BT-C and build a double story house (covered area appro. 2300 sqf). On the other hand i love to have a small grassy lawn in my house which is possible only on a 1K plot. My question is should i go for 10M double story house or 1K single story house, keeping in view that i have three kids and each needs a separate bed-room? and is it possible to build a 1K single story house with in the same budget?

want opinion/advise of you brothers and specially from brother AG.

In a limited budget, its better to go for a best located plot of 10 marla instead of bigger place at compromised location. Currently, decent 10 marla at Bahria Town is about 20-25 lac

Aman Bhai Javed has given you the best option.
Let me tell you my planning.
I too have 3 children. Instead of building a big house on 1 or 2 Kanal plot I have bought 3 nos. 8 marla conrner plots in Ali block of BT Lahore & build my house on one of them which is a bit bigger than 8 marla (32.5x60 ft. or 8.67 marla)& facing the park. It has 4 bedrooms, 6 bath rooms, 2 family rooms, DD & servant room & fitted with 7 Split Units.

Reasons for my decision are.

1. BT has well developed & well maintained ample green areas/parks which are not more than a stones throw from any plot of the town where our children/family can spend time in safe & beautiful environment. So, though it is good to have our own lawn, the green areas/parks compensate for the absence of our own big lawn.
2. All the A/C units in the house will not run at the same time. The purpose is to use the one where we sit down pass the time.
3. Small & compact houses are easy to maintain.
4. Last & perhapes the most important is to ensure the independance of each child. They will be living in their own units but in the same block. This eliminates a number of social problems. Later on, if they can afford, they can build bigger houses of their choise.

So go for a 10 marla good location plot in Secttor "C".

May Allah (SWT) bless you & your family with a nice, beatiful & comfortable house.

I took possession of my all 3 plots in December 2009. House on one of them is already completed. For the other plots I intend to sell some of my property in my home town & build the other 2 houses.

Consturction in the absence

Dear All,

Just wondering if theres any possibility to construct a house when you are abroad and when there is no one relating to you who can supervise the works.
Is there any "honest" contractor with whom i can sign a Contract for constructing a 07 Marla House? The Engineering work will be done by me for instance,
1) Geotechnical investigation
2) Architectural and Civil/Structural Dwgs
3) Details of finishes
4) BOQs

The payment mode can be milestone based like:
1) Mobilization (10% as an advance)
2) Foundation complete (20%)
3) and so on.

Please guide me on this, is there any Contractor who charges more than the market rate but does the job honestly.

Its not about laziness nor i am busy. The fact is I cannot come to Pakistan to supervise the construction but I would like to construct the house as per my design. Thats why i am not interested in buying a ready-made house.
