Dear Concern,

Yesterday, I visit DHA 9 TOWN with my family. I happy to see there more than 50 houses are underdeveloped and many houses are available for sale.
I have a plot there. Is it right time to sale or i should hold for few months ????

what gain i can expect in few months.

Its Depend On Your Plot
Location,if its a good location Plot than you should hold it,InshaAllah it will give you good return.and if your plot location is not so good than you should sell it and invest your money somewhere else where you can get good return.

Town 9 cannot be more expensive than DHA, right now its
prices are higher than DHA phase 7. The facilities you get in DHA are much more than town 9. Right now 5 Marla is already 60 laks in Town 9. How much higher can it go ? What are the chances that it will go to 1 crore ? if 5 Marla becomes 1 crore in town 9, then what about 5 marla in DHA ..2 crores ?? think about this.

DHA 9 Town is ideally located between phase 6 and phase 9.
Prices are bound to go up but
1. will remain below phase 6, which is currently more than PKR 8 to 9M. There is still room in DHA 9 Town to go further up.
2. If the whole market goes up (which is currently stagnant), it can definitely cross 10 million.

DHA town is Ideally Located in Prism and second most important access of the prim will be through it. It is Purely developed by DHA and being transferred there, Don't Confuse it with Askaris, where transfer procedure is totally different.
However
Prices here did not pick fast the reason was and is NOC from GHQ, which original allotee had to take before sale. I remember in 2012 when it was in 12 Lac /5 Merla. Dealers were not interested as they wanted quick Commission.
However I will say now DHA town have reached almost saturation Point, 60 Lac average Plot in good process further gain will be slow. Yes if you have prime location like on Main then you can get good premium in 2,3 ys

I have a 5 marla Res plot on installment basis at DHA Multan. as it is my first experience of investing in such an opportunity so i need your guidance in this regard.some of my questions are as follow:
1.how much should i hold the file in terms of maximum profit?
2.what will be the expected development charges and when they will be imposed?
3.should i hold my file till the development charges are imposed or should i sell it?
4.how much profit you think i can earn maximum?

1. This is long term investment not short time at least for 1.5 to 2 years
so if you hold it for long run, in return you will gain maximum.
2. Expected 9 to 10 lacs development charges and imposed after balloting

Asalam o Alaikum
Sir what you will recommend for investment for next 2 years in a budget of 65 lac to 70 lac

1.nfc phase 2 (1kanal)
2.sui gas phase 2 (1 kanal)
3.dha prism 9 (10 marla)
4.Which will gain more in next 2 years.
5.What will be the approx prices of plots in next 2 year comparing nfc2 and sui gas 2 or dha 9 prism.
6.Any other better recommendation then these options in lahore.

I think Gains will be similar, all properties gain in relation to each other. Please see the on Ground Development of NFC 2 if really there is good progress then it will be be better in 2,3 Time scale, IF No development then you may look for Sui gas 2 or Prism, Sui gas 2 is already developed but there is no Possession due to Lack of electric Connection. Prism will not take shape in 2 years may be in 4 to 5 years.

NFC2 will gain aswell, but already been much in last 1 yr time. Moreover, its still undeveloped, which will take atleast 5 yrs.

No doubt in 10 yrs time, NFC2 will have better impact. but for 2 3 yrs, Sui gas 2 will response better.

can u suggest what is better buy for 1 year time frame out of these two for 1 kanal category. is it better to buy file of affidavit, what are transfer expenditure. can these be sold easily if money is required at some stage

sir theres a price difference of more than a million
if have 5 million,
dha multan is good
if have 3 million, dha multan is out of question
but if can manage 6 million, 2 x dha bahawalpur are better than 1 dha multan


is it better to buy file of affidavit, what are transfer expenditure
affidavit is good for ease of transfer, if you are abroad
affidavit can be transferred in your name, in your absence
in the end both cost you same, and in both cases you get an allocation letter from dha
Affidavit transfer cost is around 62-63 thousands
Allocation transfer cost is around 152 thousands
plus LRE fee 1%


can these be sold easily if money is required at some stage
very easily, only issue is
allocation is cheaper than affidavit to compensate taxes/transfer cost

I think No because if you are having children then they are the legal heirs of that. If a person dies and his mother is still alive then she gets a share in her son property although small in ratio..
And yes writing nominees on plot letter of dha is not enough. It doesnot have much worth

Nominee and next to kin is good thing but in courts priority is of owner's blood so in case your friend is nominee court wont accept it if your blood claim it, But as in your case 1) you nominated your daughters if you belong to Fiqa Jafferi no need to worry as daughters treated as boys in inheritance there , If you are sunni than your sis,bro or their children can pounced in to get share.better do it by hiring services of law firm.

Pakistani inheritance law is based on Sharia interpretation, making a will is not accepted in the court of law. One can only will a third of one's assets, the rest will be divided in line with Islamic law, next to kin and similar things mean nothing when it comes to ancestral property / assets division. I am surprised that the property market in all cities in Pakistan is completely stagnant. What are the causes of this stand still situation?

This stand still is causing serious concern to the foreign investors.

Its very simple. Property
prices doubled between everywhere in Pakistan. However peoples income does not double in 2 years either here or abroad, hence no buyers. It usually takes 7 years for income to double (10% increase per year), hence property will remain stagnant for a number of years before the cycle starts again. This cycle has been going on for the last 70 years. nothing new.

I believe
- Political Chaos
- Many avenues to invest (
DHA Multan , Bahawalpur, Peshawar, Guj, Rahbar) in addition to prism & Phase 8 has bifurcated investment
- Property prices increased to a new level till mid 2016 ..now some time required to gear up again

The best places to invest are DHA Peshawar ( not much hype in Punjab but it's vicinity is 3 crore for Kanal) and DHA Multan . Short Term investment is DHA Bahawalpur to gain 6 lakhs in next 6 months. Gwadar is extremely risky and volatile as Singhar & New Town are being taken by Chinese Port Authority . Bahria I cannot comment much ( never been a fan of it)

Point #6 was a hot topic when I visited
Gwadar recently . I stayed at Naval Guest House . Naval senior officers told me not to invest till 6 months . Gwadar is not as simple as it looks . Big Fish like Saudi Aramco , AP Moller and Maersk have purchased big land .shanghai hotels chain is coming.Small investors might be eradicated. I advise to invest after careful research
