1 Kanal installment file is 68 lac to be paid in 3 years, currently affidavit is around 51 lac which makes 16 lac cheaper than the installment file.

After 3 years this plot is expected to be somewhere around 100 lac which makes a good ROI.

Its increasing because its an attractive proposition with strong fundamentals.

Both cash file is good as well as installment plots for those who don't have cash.

End state will reach 150-200 lakhs, whether after 3 years, or 4 years, or 5 years or 6 years.

1 kanal plot at a developed society in front of DHA Multan at the moment is 1 crore + now. After 3 years, prices will rise DHA Multan will be 1.2 crore +. Also i do not have any plot at DHA Multan, fyi.

Affidavit file is 30, installment file is 40. Installments about to finish next year. Balloting expected this year. Do the maths. My view is small but quick gain may be seen. Cheap option in dha but Some fear difficult to sell though I'm not sure. Commercials have seen a recent increase in own. happy investing.

I am about to start construction on my plot in DHA Lahore soon inshAllah and was hoping to have some questions answered:

1) What are the best vendors of grey material (cement, brick etc) in Lahore?

2) Should I hire an engineer to over-see the project? I already have a well trusted thekedar advised to me by a friend

3) How should I form payment schedule?

4) How can I best ensure material is not stolen and proper proportions are used?

5) what are the best brands to get? e.g I have heard margalla crush is better than sargodha. Also does that mean I should only buy margalla? Ofcourse I want to build the best house I possibly can

Any other tips and tricks are most welcome also

Go for "Syed Brothers" as they re building houses in Lahore from last many years and quality of material is also very good. Search on Facebook to get contacts and project details. They will make proper contract with payment plans.

All of you thank you very much for your fast responses. However as I mentioned earlier I already have a thekedar I have almost finalized deal with as he seems trust-worthy and I need labor rate. The names mentioned above are construction companies aren't they? I meant if I should hire a civil engineer alongside to over-see the construction is being done according to proper standards etc

Yes Faisal Mirza is also good but Farhan is much cooperative and have more broad vision of different Architecture techniques another good names in this regard are Tanvir Butt & Mazhar Munir.
Its very hectic job to construct a home according to your need. Construction of house is much easier than Contruction of home sweet home many things to be consider in this regard. I have a 10 Marla plot in DHA . I am planning to construct it .I have very limited budget of 35 Lakhs . Please guide me the construction approximate charges for single story . My plan is to construct single story liveable . I do not consider paint now . I also want to make only one washroom ready for now , so that my family can move in . Dear Experts,

I need your guidance on use of crush for house construction/grey work. What are the benefits of using Margalla Crush over Sargodha Crush and what is the difference in rate. What will be the effects on structure strength and salts/mositure on walls and rooms if Sargodha crush is used.

Margalla rate is around 80 i guess, before Eid it was around 70. Sargodha is 58. Margalla absorbs less water has more strength than Sargodha. If building a kanal house, prefer using margalla in the slabs(lanter) & you can use sargodha in the katcha (flooring base), or you can mix sargodha & margalla if budget is tight.

Margalla is preferred on Roof RRCC and RBC and Rohri/ Sargodha Being Cheap can be used in Floors Foundations etc
